- In A First For Australia. Art, Real Estate & The Digital Age are now as One
SYDNEY, AUSTRALIA – A landmark property at 187 Bruce Street, The Junction is set to rewrite history. In an unprecedented move, the property owner is set to become the first in Australia to include an insured Non-Fungible Token (NFT) artwork in the sales contract, heralding a new age in the real estate and digital art markets. This avant-garde initiative involves the conversion of a physical artwork, valued at approximately $30,000 to $40,000, into an NFT. This digital transformation is backed by Qorra, a pioneering force in the field of NFT insurance, signifying a secure step towards integrating digital assets into traditional transactions. The original artwork, a significant feature of the home, will accompany the sale. However, should the new owner choose to dispose of it, the insured NFT token will ascend as the primary asset. This presents buyers with a unique, safe investment opportunity in a tokenized art piece thanks to Qorra\'s innovative insurance framework. Renowned local artist Brett McMahon, celebrated for his work in the new Newcastle courthouse, is the creator of the remarkable artwork. McMahon has endorsed the conversion of his commissioned piece into an insured NFT token, adding even more uniqueness to this trailblazing sale. This ground-breaking endeavour opens the door for possibilities such as fractional purchases, image licensing, and potential increase in value due to the inherent scarcity associated with NFTs, all safeguarded by Qorra\'s protective umbrella. The transaction is expected to spark significant interest and set the trend for art & real estate. To experience the future of real estate transactions where the physical and digital worlds blend seamlessly under the assurance of Qorra\'s pioneering NFT insurance solution, contact Adam Mazzocchetti of Qorra. Adam can assist & discuss the transforming of significant art, into this radical fusion of real estate, art, and insured NFTs. Partner Article
- UNIQ Bundall project joins ranks of Gold Coast’s hottest upcoming residential developments
Fresh from the success of its VIII Kirra project, fast-rising boutique developer Devlink Group is launching a new project in Bundall poised to capitalise on the ongoing high demand for luxe residential villa projects situated in the city’s most desirable suburbs. Named UNIQ, this project features 22 architecturally designed properties located in the heart of the central Gold Coast and situated only three minutes’ walk away from the Gold Coast Turf Club, which itself is about to undergo its own regeneration project in collaboration with Aquis Group as they invest $370 million into the facility to transform into the Sunlight Lifestyle Precinct. For the developer Devlink Group, this project located at 2-4 Waterford Court, Bundall continues its track-record of identifying locations in the city’s most desirable neighbourhoods and successfully delivering to completion architecturally designed villas complete with luxury features. According to Devlink Group Head of Marketing, James Ball this project is an opportunity to deliver an incredible addition to the area at a time when the Sunlight Lifestyle Precinct is set to transform Bundall into one of the most in-demand locations on the entire Gold Coast. “Our focus as a business has been developing and delivering boutique townhouse projects in some of the Gold Coast’s most desirable locations just as interest in the area escalates – something we experienced with our Kirra VIII project and now appear to have done again with UNIQ,” Mr Ball said. “Given the fast-growing population of the Gold Coast and the lack of land availability buyers are choosing this type of product as it gives them the opportunity to live in a location that allows for a great lifestyle while providing them the living space, they want with minimal upkeep required. What makes it even more thrilling for us is the fact that our project is situated in a prime area, granting access to two prominent entertainment hubs—the Sunlight Lifestyle Precinct and Home of The Arts (HOTA), while still being only five to 10 minutes’ from the beach.” Each of the 22 townhouses have been built to the highest standards with luxury fittings (including Miele appliances), private lifts, roof top terraces and featuring three bedrooms, a self-contained multipurpose room, three bathrooms, private plunge pools for the waterfront properties and a communal swimming pool and barbecue facilities within the project. Two of the townhouses have already sold at just shy of the $2 million mark, with the remaining ones already in hot demand given the projects location and lack of similar projects coming online across the city. Eric Chen, Head Of Business at Devlink Group said the company would continue to focus on these high-quality projects and work with the City of Gold Coast to deliver them as the population of the city continues to grow. “Providing the city with high-quality projects that increase density whilst not overloading existing infrastructure is very important for the area, this is something that Devlink Group has accomplished since our very inception,” said Mr Chen. “This project is perfectly pitched in that the high calibre of the design, location, residential amenities and large property size are all highly appealing to buyers targeting the Gold Coast region. We have a proven track record of delivering these projects from inception to completion even throughout the tough times over the last few years, and we are looking forward to delivering the same high results with UNIQ.” Partner Article

- LAWD launches platform to access farmland ownership one “Bricklet” at a time
NATIONAL real estate and advisory firm LAWD has partnered with the Bricklet fractionalisation platform to bring to market a product which both democratises ownership of Australian farmland and delivers a new pathway for farm owners to plan for succession or draw capital from their agricultural assets. Through LAWD Bricklet, a ‘head title’ is split into a co-ownership register, creating a legally valid portion of a larger piece of land which may be traded on the LAWD Bricklet Marketplace, where buyers can invest in the Australian agriculture industry without the capital needed to purchase an entire property. The Marketplace also gives investors the ability to buy or sell Bricklets, providing liquidity and a pathway to accumulate a diversified land property portfolio. LAWD Chief Executive Officer, Enda Foley, said the platform would be a powerful new mechanism for agricultural landowners to draw capital from assets or plan for intergenerational transfer of ownership. “We know an historical challenge of the farm sector has been landholders owning properties of very high value with limited ability to access the capital held within these assets,” Mr Foley said. “Through LAWD Bricklet, they now have the option to sell some or all of the property and receive capital through the sale of fractionated Bricklets, with the choice to stay and operate in accordance with a management agreement. “Just like shares in a company, buyers of LAWD Bricklets do not own an identifiable piece of the property, but rather become one of a number of co-owners who hold a fraction of the asset. “There is also the option for vendors to simply fractionate the land, then apportion LAWD Bricklets for succession planning purposes, which may be helpful in addressing the challenges often posed by intergenerational transfer of ownership.” Mr Foley said he expected keen interest in the LAWD Bricklet Marketplace over coming months, with future supply to likely include a diversity of properties given the broad range of benefits the platform will bring to users – from those who may want to feel part of the farm community and own just a small piece of land, to other more significant investors. “We see the appeal of LAWD Bricklet being broad in that it has the capability to provide affordable, simple entry for those who have a personal interest in food production or rural lifestyle at the same time as holding potential for corporates, high-net-worth parties and self-managed funds to benefit from the simple process the platform provides to receive income distributions from Bricklets that offer yield or the carbon or biodiversity credits that may be earned by the land under fractionation. “We’ve gone live now, in advance of that predicted supply coming on board, to give potential buyers and sellers the opportunity to understand how the platform works.” Giuseppe Porcelli, chairman of Bricklet says: "It is exciting to be working in partnership with LAWD to take Bricklet into a whole new area of the property market. Bricklet gives everyone an opportunity to buy into Australia’s property market, wherever they want, or to broaden and enhance their investment strategy. Bricklet is lowering the barriers to rural property ownership. Buyers can purchase and enjoy a property without the significant deposit that would usually be required. Investors in the Bricklets can have exposure to this sector and reap the rewards of diversification of their portfolio. They can also enjoy the knowledge that they are participating in supporting Australia's rural communities, including properties that are offsetting carbon emissions." Partner article

- A powerhouse of construction: Parramatta Museum site is rising
The Parramatta Powerhouse project that Lendlease is delivering as the construction partner, which is the biggest cultural infrastructure build since the Sydney Opera House. The world’s heaviest capacity tower crane has begun lifting pieces of Powerhouse Parramatta’s massive steel exoskeleton into place, marking a major milestone in the project. The exoskeleton will be made up of more than 1,300 individual pieces of steel, ranging up to 20 metres in height and giving a unique look to what is the biggest cultural infrastructure build since the Sydney Opera House. The design ensures the 18,000 square metres of museum space will be free of columns to create extraordinary exhibition experiences for visitors. “The installation of the project’s unique exoskeleton will be a defining feature of one of the largest and most complex architectural and structural engineering projects underway in NSW. “This will be a career highlight for our workforce, many of whom are proud residents of Western Sydney,” said David Paterson, Managing Director, Construction, Lendlease. Minister Graham said: “Powerhouse Parramatta will be the largest museum in NSW and will set a new international benchmark for what contemporary museums can be for their communities and the contribution they make to industry and education. “ The construction of the museum will require about 12,000 tonnes of steel – triple the amount used to build the new Allianz Stadium. This is a big project and a big deal for the cultural scene in Western Sydney. “The steel pieces for the exoskeleton are epic in scale. Their installation gives the museum the ability to create immersive exhibitions, host international exhibitions and show the museum’s vast collection. “Once complete, Powerhouse Parramatta is expected to bring two million visitors to Western Sydney each year.” Minister Kamper said: “Powerhouse Parramatta will create over 4000 direct and indirect jobs across the project lifespan, with a target of 70% of the construction workforce to be drawn from Western Sydney. “It is one of the first Australian projects to have the three state-of-the-art tower cranes powered by a renewable diesel fuel. This new fuel will reduce greenhouse gas emissions by up to 90 per cent over the life cycle of the fuel compared to fossil diesel. “The exoskeleton will not only be an impressive architectural feature but will also provide the necessary structural support to allow the museum’s exhibition spaces to be entirely column-free.” Julia Finn, Parliamentary Secretary for the Arts and MP for Granville said: “The construction of Powerhouse Parramatta is an important job creator for our communities in Western Sydney. The main works construction partner Lendlease has awarded $75 million in contract work to businesses in this area of Sydney. “Once complete, the museum will be an important local employer but also keep the best artistic, creative and cultural talent from Western Sydney in Western Sydney.” Powerhouse Chief Executive, Lisa Havilah said: “Powerhouse will be the greenest public building in the country and will have net zero operations from day one of opening. “Designed by Moreau Kusunoki and Genton, this is one of the largest structural engineering and architecturally complex projects underway in Australia. “We can’t wait to begin welcoming our communities to this new cultural landmark.” Powerhouse Parramatta is on schedule for construction to be completed by late 2024. - Interior Design Inspirations - Downsizing to a New Home
by Deborah Ross of Hannaford Ross Interior Design I have worked with a large number of clients over the years who have been in the process of downsizing. In some cases, it’s because they have become “empty nesters” and no longer need a large home with lots of bedrooms and for others it is part of retirement plan. This is what I have learnt from them. It is an exciting time but also one that is fraught with decisions, emotions and a very large To Do List! One of the biggest issues that they have all had to face is whether their old furniture is going to work in their new home. Trust me - in the majority of cases it won’t. Some clients I have worked with have tried for up to 5 years to move things around or combine new and old but eventually they have had to face reality – it’s not going to work. For most of us it’s a difficult process to undertake – there are pieces that were saved for and loved, pieces that were given to you and have emotional attachment and pieces that are still quite new and in good condition. So why won’t it work? It’s not just the quantity of furniture it is also the style and the size of the furniture. It is likely that you have bought the new property "off plan" or it is an apartment or townhouse that was built in the last 20 years. As such it will be a contemporary style with nice fixtures and fittings but not a lot of storage and probably only standard height ceilings. How is that big old chesterfield sofa going to look - can you let it go? What can you do with your old stuff? Depending on your situation (and the condition of the pieces) you have a number of options at your disposal: Pass it on to younger family members – there is a growing trend (particularly with millennials) to upcycle older pieces Give to charities such as St Vincent de Paul or Lifeline or the Salvos Try a consignment seller if it is a particularly good piece such as an antique or a luxury brand Sell or give away on Facebook Marketplace or Gumtree – you may not make a lot of money but better to sell and have it collected than pay to have it taken to the tip What you should take To make if feel like home you may want to pack some items that have real value to you in either a practical or sentimental sense. Here are some of the things that clients have told me worked for them: The bed/mattress providing it fits the room but make sure to allow for reasonable size side tables on both sides Artwork if you love it and will suit the new modern environment Pot plants if they are healthy and you have a good size balcony Photos in frames (although you may need to change the frames) Books - limit these unless you are going to have a lot of storage in the new home Vases and ornaments - maybe take all of the ones you love until you move in and decide whether to keep them once the furniture is in place So if you can afford to start completely fresh then be ruthless. I know some clients that have literally started again with nothing but a coffee machine. However if you are on a budget and need to make some big items fit then make sure you measure the areas at least three times and cull as much as possible. It can actually be extremely cathartic to let go of old things and you certainly don't want to spend money on moving anything that is going to be redundant. Downsizing is really an opportunity to live more simply and clutter free and it should be a wonderful time in your life! - Among The Trees Celebrates World Environment Day & Reflects on A Year of Saving Timber From Landfill
On this year's World Environment Day, Among The Trees, a leading local supplier of reclaimed timber based out of Marrickville, Sydney, is reflecting on its mission to help preserve the environment while providing high-quality timber products. The company recognises that protecting the planet is not an individual's responsibility, but it is still something that everyone can contribute to. World Environment Day, is observed on June 5th, encourages individuals, organisations, and governments worldwide to take action to protect the planet. Among The Trees is proud to play its part by providing an alternative to new timber products that contribute to deforestation and waste. Reclaimed timber has many benefits, including reducing the amount of timber waste that ends up in landfills, promoting sustainable forest management, and providing an opportunity to utilise rare and unique timber species. In addition, the appearance of reclaimed timber is increasingly sought after, as consumers look for materials that are not only more ethical but tell the story of their history across this continent and beyond. In its first year of operation, Among The Trees saved an estimated 65 tonnes of timber from landfill, comprising of hardwoods and softwoods from Australian forests and abroad, ethically salvaged from hundreds of different sites including homes, warehouses, universities, and more. The company aims to increase that amount with the help of its customers, students of their hand tool woodworking courses, and the wider community. "We believe that everyone can make a difference in protecting the environment, and we're proud to contribute in our own way," said Sara Buchner, Marrickville local, and one of four founders of Among The Trees. "Our products offer a sustainable option that allows our customers to build with quality timber while also helping the planet." Among The Trees recognises that while big polluters and global corporations are responsible for the vast majority of climate and environmental damage, our everyday decisions can still play a small part in slowing this change, and encourages everyone to take action to create a more sustainable future. - Privacy & more, yes bamboozle me
Have you ever had pesky neighbours or just wanted privacy, or better yet to create a unique tropical oasis. Well after Noosa Council decided it was ok for a set of new neighbours to demolish 40 plus mature trees, without any consultation & no approval and place a driveway right next to the boundary line, these home owners had to act and act fast. What can create lush screening from top to bottom and grow fast enough to hide anything or anyone you may not wish to see , plus offer ambiance with low maintenance ? Research led to Malaysian dwarf bamboo & no it is not a dwarf but a fast growing bamboo with leaves from top to bottom, it comes with solid green leaves or variegated leaves & can easily grow 3 meters tall. If you are looking for an array of beautiful and unique bamboos at reasonable prices, along with someone that loves to share their knowledge, then you cant go past Bamboo Park, located at Valdora on the Sunshine Coast. - Holding Property in your SMSF
by Law Central Does your SMSF own property? If you own property through your Self Managed Superannuation Fund (“SMSF”), your Auditor may ask you to justify the value of the property in your SMSF’s accounts. Determining the market value of residential or commercial property held in your SMSF is an important component of your annual SMSF compliance maintenance. One of the easiest and most reliable ways of doing this is to have a restricted property assessment conducted by independent and qualified property valuers. What is a SMSF restricted property assessment? It is a desktop assessment completed by qualified valuation professionals. They use real-time sales and leasing data that ensures an accurate and timely review. The assessment assists a trustee in ascribing the market value of the SMSF asset, based on objective and supportable data utilising the appropriate methodology. When and how often is it required? Frequency: In accordance with ATO requirements, SMSFs are audited on an annual basis. It is best practice to ensure you rely on current and relevant information to assist. Due Date: To comply with relevant super law the market value of an asset as at 30 June is required to be reported by the trustee on an annual basis. Why is it required? All SMSFs are required to provide a market value of assets held in their fund. ATO recommends engaging an independent valuation of properties that are owned within an SMSF especially: * after a “significant event” which may include macroeconomic events, market volatility or natural disasters. COVID-19 could be considered a significant event and the trustees are recommended to take this into consideration when preparing this year’s financial reports. * if either the value of the assets represents a significant proportion of the fund’s value or the nature of the asset indicates that the valuation is likely to be complex or difficult. e.g. If it is a land-rich investment property, a number of different approaches may be required to determine what is the highest and best use for that property. What are some of the obstacles SMSF trustees could encounter if real estate agents are engaged to conduct the valuation of properties? A common hurdle encountered is gaining access to current and relevant supporting data to demonstrate market value comparison. The cost and timing associated with obtaining third-party advice concerning this task however is often the biggest hurdle. How do I arrange a restricted property assessment? Law Central has teamed up with Australia’s only independent, locally owned, ISO and IRAP certified, ASX listed property valuation and advisory firm, Acumentis, to provide our members access to a fixed price restricted property assessment service. With more than 300 property professionals delivering insightful advice across the nation from over 45 metropolitan and regional offices, Acumentis has more than 100 years of combined experience in the provision of property valuations and property intelligence nationwide. How much does it cost? Law Central has negotiated with Acumentis to provide a Restricted Property Assessment for residential property (where the property value is less than $1.5M) for only $315 (Inc GST) . To order go to Law Central For commercial properties (where the value is less than $2.5M and has 2 or less tenants), the cost is $695 (Inc GST). - One Contract Property & building with your Super Fund - the power of choice
For a long time, Australians have grown up thinking that the payment to their super fund is just a mysterious deduction that happens weekly from ones’ wages, and it will provide an abundance of golden eggs in retirement. With trust in our hearts & belief in the world of shares, we sat in hope for better days. Then came the GFC (Global Financial Crisis) that shifted people’s confidence, and many started to establish their own SMSF (Self-Managed Super Fund) whilst still slightly baffled but with assistance from their accountant & financial advisor, they grabbed the bull by the horn & took control. Now one company in Australia is providing even more control for people wishing to take charge & truly look after their own future. We sat down and spoke to Raymond of One Contract Property to find out more. One Contract Property director, Raymond, comes from a strong accountancy background, having been with a chartered accountancy firm at the start of his career, then moving onto a financial capacity role with an Australian Chinese joint venture textiles company. Followed by bookkeeping & accounting, he saw a gap in the Super investment horizon, that could do with a helping hand. One Contract Property, wanted to provide even more choice for people with their super investment & we all know choice means power. We also know that when it comes to ones retirement it can never be too early to put that 10.5% deduction from ones wages to work. Launched in Nov 2020, One Contract Property, is one of the only companies in Australia that assist SMSF to build anything, anywhere within Australia. The only company that offers the level of choice for one to take your SMSF and choose a block of land anywhere & build on it. True, there are pockets of builders that have assisted with SMSF buying property within their developments & assisted with a single part contract, to satisfy the regulations, so that SMSF can invest in new builds, but those investments have limitations & lack choice. Whilst the builders may benefit from selling their project, the new build may not necessarily be the best Super investment for your fund. It may not be providing the best long-term growth; it may not be providing the best return; it may not even be in the area that you wish your investment to be in. Imagine you have found the dream location for your retirement property, or an NDIS investment that would provide an amazing long-term return, or a co-living set up you wish to build, or you may be an everyday family with non – stop bills & rent but wish to one day retire or own investment property of your choice. Now you can, with your super money & One Contract Property, and have the choice of what you will build & where you will build. This is where One Contract Property comes in & the process is simple. It’s imperative to have good information & the right answers when planning but often one doesn’t know the right questions to ask. With Raymonds’ 35 years plus, experience in real estate, accountancy & business, he has a wealth of knowledge to share & will guide you through the questions that should be asked of your accountant & financial advisor, when looking at super & tax implications & aiming for direction to formulate a successful retirement landscape. To negate the risk that One Contract Property carries on each project, they have opted for an initial deposit of 35% from the Super fund and they fund the 65% during the build process. The 65% construction finance is provided to One Contract Property by a tier two lender. At settlement this can be rolled over into long term funding if the Super fund requires. The rollover of this funding can be up to an LVR to 80 %, of certain projects. With an 80% lend, some cash will be freed up within the Super Fund for further development or alternate investments. For example, you’ve found your land & your builder, under a two-part contract, now thanks to One Contract Property you can turn it around & invest with you SMSF, under one contract. One Contract Property will take the land value, build price and their fee of $ 10,000 plus gst, plus holding costs, such as interest, land tax, rates, insurances etc & convert that into a total price. That becomes the total contract price, in one contract. One Contract Property buys the land & engages the builder at the price arranged, then takes up all the conditions, at the same time the Super signs single contract & pays the 35% deposit One Contract Property pays the builders deposit and pays all progress payments & provides a formal letter to show the funds are available. As the construction goes on, One Contract Property has their inspector check the building at various stages prior to releasing any progress payments, checking that the project is on schedule, protecting both their interest & yours. One Contract Property has inspectors all over Australia & their services are included in the arrangements. On completion of the project, settlement takes place with one contract & the Super Fund becomes the owner of the build. Recently a client of a financial advisor was about to purchase a single investment using his total fund of $ 864,000, however as luck would have it, his financial advisor heard about the One Contract Property option and advised on it. So that SMSF owner was able to buy 3 properties instead of just one. Imagine receiving 3 or 4 times the income, potentially tax free, if you had 4 properties as opposed to 1, or several strategic builds or high cash flow investments. Now is also a great time to invest in NDIS products & build your own. If it has the correct participants, you can make a great return from it, Raymond refers to this as the “Karma Investment”. You do something good for the community & it returns the favour with terrific returns, potentially as much as 8 to 10%, month in month out. Financial advisors are now seeing the light with the product from One Contract Property, as it allows investors to have an alternative from the usual strata investments or traditional property trusts. Trusts that are at arms’ length or strata style properties that will age & rely on costly maintenance, where investors will have limited control over expenditure. Now SMSF owners can see the actual product they invest in and deal with a new brick & mortar building of their choice, proving greater control over their asset & plans for retirement. Australia has over 500,000 SMSF, with a continued growth of an average of 600 super funds being set up each week. The number of SMSF has increased in the past several years & when looking at recent increases in Superannuation set ups and direct real estate investment, the correlation between the numbers is astonishingly similar. Don’t make any further decisions with your SMSF or indeed your Super fund without discussing your choices first, speak to your financial advisor or contact One Contract Property. Remember, many people, would have, could have, should have. If only they had all the right information & choice…. If you are interested in finding out more, contact One Contract Property to ask questions, arrange a webinar or check the website for seminars that are held all throughout Australia.
- Financial snapshot, today & beyond with Daan Jansen
Property Centerpiece touched base with award winning mortgage broker Daan Jansen of The Finance Alliance to find out first hand, how the recent changes or adjustments in interest rates have translated to the home buying sector and what he sees for the future. When asked how the horizon is likely to shape up for first home buyers, Daan predicted that we can expect that over the long term, First Home Buyers incentives will remain available. As the prices rise, it will be more challenging for first homebuyers to get into the market & hence the availability of incentives. When asked about the effect of the recent rise in interest rates and its deterrent on buying property, Daan stated that whilst construction prices are through the roof, inflation is high and employment is at a record high and interest rates are on the rise, it will have negligible effect on the property market. Home buyers still want to buy a home but having said that, there will be conversations to be had with clients (not just first home buyers) around strategies and back up plans that need to be in place to deal with further rate increases. Daan provides all his clients with a scenario of repayment: current & proposed. A proposed repayment with a 1% increase and a proposed repayment with a 2% increase. If clients are comfortable with a 2% rate increase, then Daan knows it is a good situation. Looking forward, Daan said, that as opposed to past years, where home buyers led the market growth, this will change and whilst there is likely to be a temporary dip in confidence and clearance rates, we will be witness to a massive boom led by investors and speculation. He expects that the property market will go through a massive boom, followed by a big bust at the end of 2026 or early 2027. Daan believes that the rates will come crashing down, as the market crashes in 4 or 5 years, which will be a part of cyclical events. Daan believes that clients will need to prepare for this with cash buffers saved to weather the storm, or even better, says Daan, cashed up to buy property at a low, when people are looking to unload unsupportable debt. Daan expects that the recent increase in interest rate rises will not affect the market. When asked about current upcoming trends, that Daan is expecting to see, he replied that as a mortgage broker, he is expecting a lot of refinance applications. He believes that mortgage brokers will be entering their busiest times yet, over the next few years. As property owners will be coming off their low fixed rates, they will be in for a shock & will be looking to refinance for the best available rate. The further the rates increase, the more sensitive clients will become to saving a few hundred dollars on their loan repayments. At the present time, property owners are refinancing only when there is a substantial benefit, as most are still sitting comfortably with their income stream and reserves. As rates increase, many property owners with loans will start cutting unnecessary luxuries out of their spending habits. As an example, Daan said he spends $ 500 a month on coffees, whilst going on morning walks with his wife, baby & their dog. That said, he can easily cut the morning coffee out as a counter measure to an increased repayment on the mortgage. When asked if The Finance Alliance has had a huge adjustment in enquiries, he advised that there has been a small drop in first home buyers looking to obtain funds, whilst he has noted an increase in requests for refinancing. And whilst no one has really been scared off due to interest rate rises, some have slowed down to ponder their next move, but it is most likely that this pause, is just temporary. As once the dip passes those buyers will realise that they cannot wait for property to become cheaper and will resume their direction to buy with the market forcing them to act. Daan and his team service clients Australia wide and thanks in part to Covid, they now welcome online meetings. The staff of The Finance Alliance works from home across Australia and internationally and service clients Australia wide, aiding with funding for a variety of applications including Residential Home Loans, Commercial Loans as well as a SMSF Loans, Property Development Finance, Personal Loans, Car Loans & Equipment Finance. The Finance Alliance - award winning finance brokers servicing clients Australia wide About Daan Jansen: Daan has been in the financial industry for 19 years & has worked around the world helping thousands of clients, including working at ING bank in the Netherlands. After moving to Australia, Daan was nominated in back-to-back years as Best Newcomer in Victoria at the Better Business Awards, an annual awards ceremony hosted by The Adviser. Daan took home the award on his second nomination, setting him up for a great career in the Australian Financial industry. www.thefinancealliance.com.au
- Great returns on investment, that make a real difference
If a disabled individual that is too young for aged care and not in need of hospitalisation might be feeling let down. Perhaps a private residence with mobility aids and a carer may be just what the doctor ordered. The National Disability Insurance Scheme (NDIS) offers welfare support to people under 65 living with a disability. The Specialist Disability Accommodation program is in place to establish a home and deservedly a quality of life. Mountain Assets works with developers regarding NDIS purpose built housing and apartment complexes incorporating living areas and carers quarters. The residential design can cater for residents with a mild disability up to what can be described as specifically severe mobility issues. Created in 2013 Sydney based Mountain Assets current projects include Midlands in Perth, Western Australia and Gympie in Queensland. A future project is in Moe, Victoria to be delivered in the next ten years. Onwards and upwards it seems. The private investor funds the ‘House and Land’ construction package, but it is the government that funds the disabled individual, evaluated on the severity of the disability. The emphasis is on the residents to be ineligible for aged care where possibly too young and not requiring continued hospitalisation. This is where the investment partners come in to cater for those who can live in a self contained and well-equipped environment. The NDIS candidates, who have severe mobility concerns and require purpose-built accommodation, will undoubtedly be providing the residents with a greater quality of life. A high physical support apartment is constructed to the highest level of stipulation under the NDIS act. In terms of an investment these are more costly to build, as they attract a higher level of funding under the NDIS act. Everything is built to comply with an NDIS audit. Physical support apartments have lifts and hoists, overnight carer’s quarters and full voice activation. There are also commercial kitchens for the carer’s to make the residents meals in. The investors are offered a fixed-year contract automatically paid a passive income like a bank. The money goes in and the developer gets paid an interest rate return every month. The community benefits in a number of ways welcoming people with disabilities into the community instead of isolating them. The NDIS program encourages disabled people to interact with the community instead of being institutionalised. Mountain Assets take notice of people’s needs as where one of the participants requested a veggie garden therefore it was created. A BBQ area was established in a community area where residents can have family members come to visit. In shared common areas and media rooms the residents can watch a movie together and share the experience. For those who require assistance in visiting local shops and restaurants they will have their carer’s to assist. Is the local area any better off? Everybody benefits from a state of the art community project that will suit the suburban landscape. Mountain Assets engage in sympathetic construction in a quiet suburban environment. The general public needs to be made aware of NDIS projects and what they stand for as where they might think it will impact the district. The lack of understanding shouldn’t be a challenge and an explanation of the size of the project and how it will be beneficial to the infrastructure should be explained for now and in the future. Mountain Assets have been approached by family members of a disabled person regarding how these properties will be a benefit. The families live close-by as where a hospital or nursing home may not be so easily accessible making this a bonus for visits. So what is the advantage to the investor? This is a Unit Trust type of investment where a core of investors are all together providing enough money for the development build instead of buying an individual apartment. The investors benefit is that they can start with an amount of one hundred thousand dollars. " Mountain Assets is one of Australia’s leading ethical wealth management firms. We match our clients with wealth creation opportunities. Our product range is always evolving depending on project status but we aim to offer our clients high returns and ongoing income at around 10% with strong security." source Mountain Assets website The developer enters a ten year lease over the entire project not just the individual apartments which in turn locks-in the funding from the government. That is the added security of these investments and a self made superfund is created. This is a proficient way to enter the property market with returns backed by the government. Investing in a good cause is a gratification in itself. To find out more contact Mountain Assets direct
- Thousands of dollars in savings could help Australians struggling to make ends meet
After a year of record interest rate hikes and continuing cost of living increases including food, petrol, utilities and other bills hitting the hip pocket hard, Australians are currently experiencing high financial pressure. But according to Compare Club’s annual analysis of the million+ Aussies who use the site each year to look for a better deal, Australians could offset the effects of the rising cost of living and save up to $7,388 per year by reviewing their current insurance policies (health and life), home loan, energy provider, credit cards and car loan. The annual savings figure is higher than the figure reported by Compare Club in 2022, when they last undertook a similar analysis, which revealed that customers could save $6,622 over the course of 12 months. The average Australian household could save $2,606* on their home loan repayments by switching their lender. Customers with a car loan could save around $2,600** by refinancing, while there’s around $713*** to be saved on credit card interest repayments annually. There are more savings to be made: ● Energy bills: up to $274 in NSW, $321 in QLD, $183 in VIC**** ● Health Insurance: an average of $300*****, while families stand to save an average of $375. ● Life insurance: could save an average of $587****** Compare Club CEO Andrew Davis says these kinds of savings are what Australians are missing out on when they stay loyal to lenders and service providers instead of shopping around for a better deal. “With so many costs going up over the past year, we’re seeing a lot of Australian households increasingly squeezed when it comes to finances, but they’re also able to get a significant reprieve when they switch a major expense such as their mortgage, car loan or health insurance.” “It can seem quite daunting, especially for complicated products such as health cover or a home loan, so it’s understandable that some people feel the effort to switch just isn’t worth it. But we often find people are genuinely surprised by how much they can save and how simple it can be.” “It doesn’t have to be an arduous task. Without realising the potential savings, Australians are missing out on thousands of dollars a year - it’s enough to cover school laptops for two or three kids. There are also the benefits of improved product features, chosen to be relevant to the lives of customers now, rather than when they originally purchased the product ." “With a record ten interest rate hikes in a row - and more predicted - simple switches can be a really big help for the household budget.” Davis recommends looking at the biggest savings first. “You don’t have to overhaul all your finances in one sitting, but there are serious savings to be made even by just reviewing your home loan,” he said. “How much the cost of loans, energy and insurance will increase over the coming months is somewhat unpredictable but every household has the power to be able to seriously cut their costs with just a few phone calls”, said Davis. For more information visit compareclub.com.au NOTES TO FOR ABOVE * Based on average Australian mortgage stats from the ABS, average variable rate from the RBA and a drop of 0.6% on a 25-year $600k, principal & interest no fee mortgage ** Based on average savings from car owners who refinance through Car Clarity Sept 2022 - Mar 2023 *** Based on a 0% interest & fee 32 month balance transfer switch on the average credit card debt, minimum repayments on interest occurring debt, and RBA’s average credit card rate **** Based on difference between cheapest electricity provider on Compare Club’s panel of retailers and DMO in each state, and depending on provider ***** Based on 136,746 customers who switched using Compare Club services between Jan 2018 and December 2022. ****** Based on average savings between a 45-year old office worker in NSW with no underlying health conditions who smokes and the same customer, but as a non-smoker. - A major new permanent artwork by the Ghost Net Collective
A major new permanent artwork by the Ghost Net Collective has been unveiled at Sydney’s Exchange Square at Barangaroo South. Commissioned by Lendlease, the work has been created by a group of Indigenous and non-Indigenous artists from Cairns, Townsville and Erub in the Torres Strait, who are renowned for making creative use of harmful fish nets that have been abandoned, lost or discarded in the ocean, known as ‘ghost nets’, washed up on beaches all around the world. Curated by Nina Miall, the site-responsive permanent installation titled Mermer Waiskeder: Stories of the Moving Tide is now one of the largest hand-crafted public artworks in Australia and draws inspiration from the artists’ own histories along with the rich history of the Barangaroo site. Mermer Waiskeder: Stories of the Moving Tide is comprised of 11 eagle rays, meticulously hand-stitched with colourful ghost nets covering aluminium frames each measuring 2.8 metres in width. The sculptures will be illuminated at night from within and suspended against projections of rippling water, creating a fully immersive underwater effect across the square as the rays glide overhead, conveying the impression of a fever of rays swimming in the shallows. The project seeks to shed light on the implications of ghost nets to Australia’s natural environment, and highlight the importance of marine conservation by placing the issue in the heart of the city. This installation forms part of the overall Barangaroo Public Art and Cultural Contribution by Lendlease in excess of $40 million. Lendlease has previously delivered two major permanent artworks in Barangaroo South: Shellwall by Esme Timbery with Jonathan Jones in 2015, and Shadows by Sabine Hornig in 2019, as well as the recent temporary photographic exhibition from multidisciplinary artist Brenda L. Croft (Gurindji/Malngin/Mudburra), Naabami (thou shall/will see): Barangaroo (army of me). All artworks are delivered under the joint NSW Government and Lendlease Public Art and Cultural Plan for Barangaroo, which provides a strategic framework for Infrastructure NSW, Lendlease and Barangaroo’s future development partners to guide the commissioning and management of public art across Barangaroo. Lynnette Griffiths, lead artist, said: “We’re looking to share the knowledge that we’re an island nation connected to the world by the oceans. The work provokes a magical underwater feeling that not only makes you think about the animals that are affected by ghost nets but also raises awareness about the problem of abandoned plastic and fishing gear. This work is about connecting people through collaboration and the ancient practice of stitching. It is historical yet through this medium it is thought provoking with a call to action.” Tom Mackellar, Managing Director of Development, Lendlease, said: “This continued investment into public arts and cultural programs across Barangaroo South will see the precinct become home to one of Australia’s largest public art collections. Working with artists who celebrate and showcase the local cultures and stories of our precincts is an important part of our placemaking, and we hope the addition of this spectacular installation will be enjoyed by all.” Partner article

- AI for short term rentals - this could be a game changer
Cappsule, a new start-up co-founded by Australians, Adalbert Hutter and Max Tesanovic, is revolutionising the short-term rental market with its innovative AI-based solution. After experiencing several issues at his own rental properties, including noise complaints, broken items, and uninvited guests, Hutter was determined to tackle these problems drawing on his expertise in tech, AI, ML, and electronics. The result is Cappsule: a privacy-focused solution that monitors ambient space and individual assets in short-term rental properties rented through platforms like Airbnb and VRBO. It does this via its AI-based platform and three products: the Cappsule HQ, Stay and Go tags. "We built Cappsule to solve the key challenges experienced renting through Airbnb without invading guests' privacy," said Hutter. "We wanted something easy to set up, adaptable to different settings and spaces, detect all the right things, and generate alerts automatically.\" “We wanted to help hosts deliver an exceptional experience for their guests”. As a result, Cappsule\'s technology is powered by highly intelligent sensors that detect and alert the host to potential problems, such as parties or excess occupancy, without violating guests\' privacy. Photo from Cappsule direct Cappsule is the only provider in the market that is able to monitor both the ambient space and individual assets through their Stay and Go tags. Cappsule\'s Stay tags can be attached to fixed items like TVs, artwork, or doors that should remain closed, immediately letting the host know if an item is moved, impacted, or removed from the property. The Go tags are a feature-rich locator, ideal for attaching to keys or portable items used in the property, like bikes or surfboards. Hosts can also create a maintenance schedule based on usage. With Cappsule, hosts can rest easy knowing their rental property and contents are secure. The Cappsule solution not only benefits hosts but also provides value to tenants. The privacy-focused technology ensures guests can stay safe and secure without feeling monitored or uncomfortable. Guests receive alerts for things like noise levels before the host, so it gives guests a chance to remediate before any awkward conversations occur. The HQ also features a guest interface where they can see details of their stay, local recommendations, text their host and more. “Most importantly, we wanted to deliver value to everyone, both tenants and hosts,” said Hutter. Cappsule is working with the award-winning Australian design agency 4Design on the product\'s final release. The company has also received venture capital funding from Brisbane-based VC Australian Silicon Valley (ASV), valuing the company at AUD$12 million. “As we look for startups to work with, we prioritise the Three Ps - People, Product, and Passion. Cappsule excels on all three fronts. After meeting Dalbs and Max, it was clear their passion and belief in this project were going to be the driving force to get Cappsule off the ground. And that is why we are confident Cappsule will dominate its market in its space.\" Beta trials have already begun with several individual hosts and property management groups, and the results have been overwhelmingly positive. "We’re thrilled with the positive response we’ve received from our beta trials, and we’re excited to introduce Cappsule to the market," said Max Tesanovic. "We believe that our privacy-focused solution will be a game-changer for the short-term rental industry." - JustCo Australia Reinvigorates the Office Concept with Game-Changing Design Trends
Recognising the change in workforce demands, JustCo Australia redefines its office spaces with designs that have proven conducive and welcoming to the workforce. Rolling out the changes with the to-be-opened JustCo centre at 135 King Street, the core of the designs follows the three main tenets: 'hotelification' of the workplace, biophilic design, and optimal space utilisation. Through these aesthetic and facility reworks, JustCo aims to invite more enterprises to explore and reinvigorate their employees' productivity with its offerings. Reinventing Today’s Work Environment Hybrid work is now the norm for many organisations. Statista reports that 48% of companies today have distributed workforces, compared to 30% reported in pre-pandemic times. Since lifting COVID-19 restrictions, there has been a re-emergence for the return to the office as the locus of work for many organisations. To bring personnel back to the office, a human-centric design is critical to drawing people back. JustCo's 'hotelified' centres present a new inviting face for the office concept, incorporating amenities and aesthetics more familiar to the hospitality trade to create warm, welcoming work environments. In addition, JustCo borrows from biophilic design principles to foster physiological, psychological and cognitive benefits to office workers by creating connections to Nature. For example, the newest JustCo centre at 135 King Street adopts warm, earthy, red tones reminiscent of the Australian Outback alongside abundant natural daylight and expansive city views stretching into Sydney Harbour. Like its predecessors, JustCo at 135 King Street is also equipped with adaptive workspaces. These workspaces offer flexible solutions, adapting for various uses, such as hot desking, open collaboration spaces, private workstations, video-conference-enabled meeting rooms, and ergonomic furniture like posture-supporting sit-stand chairs. Moreover, the all-new 135 King Street coworking space offers end-of-trip facilities like lockers, well-stocked pantries, bicycle racks, phone booth rooms, and more. Lighting the Way Back to Office Spaces Many organisations are accustomed to flexible work arrangements and also desire for these to remain. As hybrid work arrangements present a unique set of challenges for teams to collaborate, managers need to come up with strategies for how to collaborate in this mode. Such as redefining the purpose of in-person meetings; team agreements on when and how to come together face-to-face; the etiquette governing these meetings; and lastly, new ways to think about how the office and office space supports this new form of collaboration. As such, JustCo Australia has modelled its workspaces to be flexible enough to cover a range of work modes, with quiet zones for focused work, collaboration areas, and social nexuses for building social capital. JustCo delivers this through cost-effective solutions for enterprises of all sizes, from A$325 monthly for a hot desk to larger customisable office spaces. Meeting rooms are also available for ad-hoc meetings for members who do not require office space daily. What’s more, with a single membership, JustCo members are granted access to all JustCo locations in Sydney, Melbourne, and over 40 locations across Asia, providing unmatched workspace flexibility. - Japans' Bubble 90 - installed at Sydneys Flemington Markets
Tokyo, JAPAN—Bubble90, an extreme water-saving nozzle that saves up to 90% water and is widely used in Japan’s biggest restaurant, supermarket and hotel chains, has been installed at Sydney’s Flemington Markets, creating a remarkable environmental and economic impact. “We had huge water usage at Sydney Markets in Flemington and could not find a suitable solution to reduce this and save costs. We came across Bubble90 and have installed it on 20 of our faucets. This has helped us save $10k in water and achieve our sustainability KPI's,” said Con Kapellos, the Sustainability Manager of Sydney Markets. The reason Sydney's largest fish market choose Bubble90 lies in its proprietary Pulsation Flow technology. Patented across 17 countries, Pulsation Flow not only saves by up to 90% water per faucet but also improves cleaning power and operational efficiency at the same time. DG TAKANO is not the first company to invent Pulsation Flow—the same technology was already in use by the global semiconductor industry, where it reduces the amount of purified water needed for operations and at the same time improves cleaning performance. What’s unique about Bubble90, however, is that whereas semiconductor manufacturers have to rely on electric generators to create Pulsation Flow, Bubble90 achieves the same effect without electricity, through pure manufacturing excellence and micron-level precision. Bubble90 requires no power and no complex setup, transforming the water flow and cutting water costs as soon as it’s connected to a tap. “It’s a very precise, very sophisticated technology, but packaged in an extremely user-friendly design.” said Aleksandar Naydenov, Global Sales & Marketing at DG TAKANO. Bubble90 is the only water-saving solution of its kind that directly improves operational efficiency in high-speed, high-demand business environments. Retrofitting seamlessly onto almost any tap, Bubble90 is trusted by over 38,000 leading restaurant, hotel and supermarket chains, as well as factories, large hospitals, national infrastructure projects such as nuclear power plants, and even Japan's Armed Forces, JSDF. The concept behind Bubble90 is intended to empower its users to do more with less: · achieves better cleaning power than a regular tap with only 1/10 the flow rate · eliminates spillage and makes every drop count · built to last up to 5 years, performing efficiently with heavy-duty intensive usage · easy to maintain, requiring users to simply pull down the grip of the nozzle and let water run through it once a week Bubble90 models are always customized to the client’s unique plumbing configuration, ensuring the optimal water pressure, power and savings ratio for every faucet. DG TAKANO states that its products allowed for over 26 million cubic meters of water to be saved—almost as much as the population of Osaka City uses in a month—and over 6 million kilos of CO2 to be reduced every year. “Every drop of water requires power and resources to clean, pump and heat. By helping our customers use less water, we help save CO2 as well,” DG TAKANO’s representative added. About DG TAKANO DG TAKANO is a Japanese company that makes sustainability profitable for people and businesses alike, by reducing the environmental impact of day-to-day activities. - Chandeliers - for every place & every space
Chandeliers are timeless, but modern takes on this classic have inspired a resurgence in this most elegant of light forms being incorporated into homes of all styles. It is believed that the first hanging candelabras were wooden structures holding candles to light the home. The date of the first candelabra is debatable, but they have long been a symbol of status and wealth, evolving into eye-catching droplets of glass and crystal swirling around a brass frame. With the introduction of electric light, chandeliers were elevated to a new level as designs became more ornate and functionality improved. Crystal chandeliers are perhaps the most well known variation of this popular form of lighting and the design variations are endless. Typically suspended by a chain, almost any number of arms extend from a brass or glass frame and flame-shaped bulbs are surrounded by strands of glass or crystal. Designerchandelier.com – you’ll be back! Just ask Arnie, who was so impressed with their stunning chandeliers that he visited their Melbourne showroom! Their lighting ranges from very traditional crystal chandeliers to more contemporary designs such as the wave, spiral, ball and cluster collections. Designer chandelier has a massive range of products that needs to be seen to be believed. If you cannot find the chandelier you want here, you probably can’t find it anywhere! The simple clean lines of the Allure Collection are perfect for modern styling, with metal symmetrical bars wrapping around candle-flame globes atop a crystal base. The Aurora collection forms rectangular crystals to a range of shapes – halo, rectangular, orb and the traditional chandelier style. And the Willow Leaf collection features diamond cut clear crystals that are truly reminiscent of the gentle layering of the branches of a tree which can either be suspended from the ceiling with a chain or flush mounted. Designerchandelier.com helps the customer to make the difficult decision about which style will best suit their space with a virtual tour and gallery of installed chandeliers on their site. Interior designers looking for something really different may have come across klaylife.com. Their unique chandeliers are perfectly imperfect, incorporating clay beads lovingly hand rolled by a community of women in Kwazulu Natal, South Africa. The beads come in a range of colours and sizes and the chandeliers are fashioned into a variety styles - modern, boho, Nordic or simply statement lighting fixtures. One of our favourite Klaylife pieces is the Ornate, which has a classic silhouette, an additional ‘bowl’ at the base with a cluster of intricate bead work, detachable glass ‘crystals’ and double side swags. These elements combine to create a vintage inspired masterpiece, but with the added modern “cool” of clay beads. Klaylife barrel pendant utilises a simple elegant style that draws the either, whether it be finished with a solid colour or an ombre effect. It can be suspended as a single lamp, or in a cluster for maximum impact. It is perfect for those who don’t have an enormous space but still want pendant lighting that packs a punch. With chandelier styles suited to any residence or business, this popular lighting style is not going anywhere and will continue to make a statement in many a home * commercial premise.
- MEIR LAUNCHES LIFETIME GUARANTEE: AN INDUSTRY LEADING POLICY FOR HOME OWNERS & BUILDERS
Meir, an Australian tapware brand that is renowned for luxurious kitchen and bathroom products, officially announced the launch of its lifetime guarantee; An assurance that removes concerns for renovators and new homeowners. Meir products are distributed across 12 countries and have been installed in over 500,000 homes worldwide. With the lowest warranty claims in the industry, Meir is so confident in the quality of their products that they guarantee it will last a lifetime. “Homeowners and designers have told us about their frustrating experiences in dealing with other company’s misleading and complex warranty policies, so we wanted to make sure that if anything ever happened with one of our products, we would be there for them no matter what.” said Rick Bazerghi, CEO at Meir. Rick continues; “This is a game changer in our industry. Homeowners have better things to do with their time than have to argue with suppliers about convincing them to fix issues or replace products. We hear this goes on all the time and it’s upsetting, so we wanted to put customer’s first and be there for them if they need us.” “Renovations and new builds rarely go according to plan, so giving homeowners peace of mind that they don’t have to worry about their tapware is the least we can do.” For further information, visit https://www.meir.com.au/pages/warranty. - Silverstone lodges plans for Brisbane Advanced Research Centre in Queensland’s health precinct
Silverstone Developments is planning a 7-storey medical research facility with 11,700m² of purpose-built life sciences, research, medical technology, and education accommodation in Queensland’s largest health precinct, Herston. The Brisbane-based developer has lodged a development application for an 11,700m² medical mixed-use development on a 5,812m² site at 37-41 Butterfield Street, Herston. Silverstone Managing Director Troy Daffy said “the proposed development, named Brisbane Advanced Research Centre and designed by Wilson Architects, would provide a state-of-the-art product that expands on the world-class facilities at the adjacent Royal Brisbane and Women’s Hospital (RBWH). “We have designed this facility to create high quality, advanced medical research and education spaces to service the life sciences sector. This is a very important growth industry for our city and we are fortunate to have such a well located site in that research and medical precinct,” said Mr Daffy. The 7-storey building will feature four levels of laboratory space plus a multi-level auditorium above and complementary retail on ground. The facility includes specialist design requirements such as additional plant and services infrastructure, fire systems, industrial loading capacity, hospital-sized lifts and large floor-to-floor heights. The Brisbane Advanced Research Centre will include state-of-the-art end of trip facilities, a wellness room, ground floor café, and 118 car parking bays to enhance the tenant and staff experience. Wilson Architects’ Michael Hartwich explains that the design strategy was to highlight the importance of creating welcoming, engaging places that connect with the landscape and context. “We are excited by the opportunity for this development to activate this precinct, positively contribute and engage with the community,” he said. “The ‘Lily pad’ entrance and open, activated ground floor plane seek to create a unique and engaging environment within the local context, while complementing the precinct’s existing healthcare infrastructure. Landscaped terraces and elements of coloured pre-cast concrete, perforated screens, reflective panel linings and full height glazing combine to establish a cutting-edge aesthetic that remains sympathetic to the surrounding environment.” “The design also recognises the importance of sustainability” he says, “we have focused on best practice sustainability, considering occupant wellness and building longevity through integrated environmental strategies.” Sustainable building initiatives include increased landscaping, solar panels, electric car charging, building efficiency through services, waste and emissions management, and long-life construction materials. “Innovative and flexible design of specialist research space will further support the building’s longevity. Demonstrative of design innovation, the technologically advanced facilities will cater and adapt to ever changing demands of breakthrough scientific research in medical technology, life sciences, and educational applications.” The design includes base building engineering solutions that consider the sensitivity and stability requirements of these spaces, such as infrastructure to reduce vibration and smart controls for laboratory isolation. The site is located with easy access to the Herston Health Precinct, anchored by the RBWH and the burgeoning Herston Quarter. Public transport is available in the immediate area, with the RBWH Bus station 300 metres away and the new Cross River Rail Exhibition station to be operational ahead of the proposed facility. Neighbouring the site is Silverstone’s recently completed 354-bay commercial car park, offering further parking for visitors and staff. Herston Health Precinct is a global leader in health, innovation, education, research, training and clinical care and is a collaborative community home to more than 30 health facilities, medical research institutes, universities, and organisations. It is located only three kilometres from the CBD and is in close proximity to start-up communities and creative hubs which help to make up the city’s innovation ecosystem. The Precinct is home to 13,000 clinical and non-clinical staff, scientists, researchers and students, working together to deliver excellence in health.

- Hush, bespoke furniture to treasure
There is something surreal and captivating about the way a piece of wood can be molded and shaped by its maker into something unique and transfiguring. The way the creator captures an image in their mind and can make that image come to life right in front of them, even before they begin. The carpenter has pre-existed in biblical times and has always been a grounding and truly magical artisan. A hands-on kind of work that has been molded by man throughout the centuries from the carvings of ivory, jade, and bronze across Japan, Egypt, and Greece-which were inspired by mythological tradition, to the transference into a gothic style founded in Germany, with the introduction of stunning limewood carvings. In the whirlwind of the ever-growing designs of the modern world, however, the carpenter has returned to the simplicity of the wood. Oak is a common material sourced and was revived as early as the 17th century. Since this revival, the style of wood has been captured as chip carvings, relief with soft and hardwoods. Oak, Mahogany, walnut, elm, limewood, chestnut, ebony, boxwood, cedar, cypress, olive, teak, and pine are amongst the principal wood types used today. Commercially wood has been used as technology has advanced to be mass-produced and meet popular demand and has as a result lost in itself a sense of uniqueness, wonder, and artistic design. Yet, there are some incredible hidden gems set apart from the mass-produced products of today. Dane Bakarich, the founder of Hush Furniture, has always possessed that foregone insight into shaping the material into something incredible. Like many of the entrepreneurs of our day, the business he now passionately runs began in a garage at home around 6 or 7 years ago. Desiring to bring to life his ideas, he had bought some tools and began some DIY projects. Korra Cot - " Designed in collaboration with boutique baby brand Audrey & Me. The cot is designed with a range of features to help grow with your child. The mattress has two height options, the front panel can be removed to allow toddlers the ability to get out without assistance. Alternatively, all four walls can be removed, transforming the cot into a daybed/lounge. The cot can be made to two specifications; lifestyle and heirloom. The heirloom option feature exposed traditional joinery whereas the lifestyle option uses modern woodworking machines and techniques. Both options use threaded inserts and bolts for assembly. " source Hush Furniture What began as a simple and pleasurable hobby, became popular requests from family and friends, and as the word spread, so did the demand for his skills and time. It wasn't until three years ago that Dane quit his full-time job to pursue a career in furniture. He went from his backyard garage to the large 250 m square workshops in the Southern Highlands, which is dedicated to the furniture they would professionally require to service their customers well. Dane and his small team of carpenters successfully run a business called Hush Furniture, a small boutique workshop specialising in bespoke furniture and architectural joinery. Everything maintains that hands-on specialty; everything is designed and crafted by hand. The full expression of Hush Furniture is focused and inspired by mid-century to minimalism, Scandinavian to Japanese influences. They design and craft pieces to act as an expression of the taste and values that are articulated by their clients. The goal is to create a piece that adds an aesthetic scene to the space the clients desire to fill. They use the tagline ‘Fine Lifestyle Furniture,’ to create pieces of furniture that will enhance and perpetuate the lifestyle of their clients, building simple or complex Scandinavian-influenced and other culturally timeless pieces. The desire is to build exquisite furniture that is curated for a space to improve the lifestyle and outlook of the home or the place it sits in. Hush Furniture is not just a staple of a history of carpentry but it is focused on quality and detail, not quantity and cheap production, Dane also adapts his works to the ever-growing aesthetic drive of the culture and times. This genius move establishes Hush as a key instrument for change, whilst maintaining quality & tradition. Currently, Hush’s most popular pieces are the masterpieces that encapsulate that hidden wonder of carpentry. The Wroxham Bedside and NCM Woven Wooden bench seats are amongst their most aesthetically pleasing and sought after pieces. The Wroxham bedside is a contemporary design made with fluted drawers and exposed joinery. The hand tools and machinery to make this heirloom joinery is combined with the finest technology to create the complex and high-quality drawer runners, making the piece beautiful and loved for generations. Made of American Walnut, the bridle joints offer the desired customised outlook for such a unique and staple piece of architecture. The handwoven seats on the other hand are made from the imported paper cord from Europe and handwoven onto timber. When Dane is not working in his studio with Andrew & his father designing, sanding, or carving, you can find him on the couch at home watching Masterchef with his wife and weaving the seats by hand as he watches. The woven bench is a 6-7 hour project and if made as a batch, the cost of production is reduced significantly. From a long line of woods and metal types, the carpenter always has a variety of materials to work with which varies depending on the type of project. For Dane, as a carpenter, it's the quality of the product and the time, attention, and detail that goes into each product as if it were going into their own home, that makes their products stand out. They source their materials and supplies from across Sydney and they stock traditional oak, walnut, maple, cherry, class, leather, rattan, and other materials. The Loom Bench seat - from $ 990 -" With minimalist details and time-honoured techniques. The Loom bench seat has been one of our best sellers in recent years. Perfect at the foot of a bed or in a hallway." source Hush Furniture The process of making a bench seat or Wroxham Bedside is not about how quickly it can be produced, but how much detail and attention goes into the mastering of such a magnificent piece of wood; this is where the wonder is instilled. The Dao, Paddington - with a custom reception unit in walnut Hush works directly with architects and interior designers, such as Madden Studio, to design an outlay that doesn't just satisfy their customers and meet their needs but will transform the room it sits into something of a gallery of fines and cultural influence. This in turn instils a sense of belonging articulating an aesthetic luxury that is considerable and accommodating. The process of the design is extensive and can take hours to ensure the client is satisfied with the product design. Nothing is rushed and they gauge the stylistic preferences, dimensions, profiles ad shapes first, before stenciling and drawing the design with pencil, incorporating fresh and new features as well as some borrowed elements from other pieces if necessary. Dane's greatest asset in his works, the signature element that makes Hush a splendid and pleasing brand to have in your office or home, is the orientation of the timber grain. As a carpenter being timber grain conscious of how the timber works and moves are important to the overall finish of the pieces worked upon. Two tables in essence can be made from the same material, but without the care and careful orientation of the timber grain, it could cause the end design to look busy or muddled. Whereas orienting the timber offers a clean and fine finish, a work to be proud of as it sits in your dining room or office on display. Dane has an arsenal of techniques up his sleeve to pinpoint what customers and businesses are looking for and he is not afraid to use them. The carpenter at the heart of Dane and his team has adapted to the new and changing times, transfiguring new modern ideals into a custom piece of furniture that encapsulates the art of the artisan. It demonstrates Hush's commitment to quality with a tangible manifestation of the unique approach to spaces and identity. Each piece is a spokesman of the values and philosophy of its time, situation, location, and culture behind the intricate joinery and carvings. Dane used these one-of-a-kind creations in recent successful business ventures in 2020 residing in the lower North Shore fitting out the shop in Mosman, The Accoutrerment including pieces such as display cabinets and service content feature walls, which offered a new window into the world of their luxury-focused style and artisan for all to see. This extended project increased the exposure to the delightful and transformative works of Hush, bringing in more customers than ever before over the past two years. The Accoutrerment, Mosman Hush was also featured in the Australian Wood Review, highlighting the uniqueness of the brand which ushered in a new awareness for not just the business itself and its growing market but also showcasing the lost love and beauty of the carpenter and his workmanship. The report also states that 55% of Australians are more inclined towards hybrid work arrangements than their international peers (43%). Furthermore, 40% of Australian workers are concerned about the additional costs of returning to the office. - Sodai Design - Mosaics & grand gestures
Sodai Design. An oriental term that hints at a distant, magical, suggestive world just waiting to be discovered. In a world of design that sometimes feels muted and safe, Sodai Design an Italian design company with international presence, bringing a richness, a quirkiness, a boldness that cannot be ignored – but which, like an inquisitive child, delights the observer and creates a desire to play in their world. Sodai Design produces wall coverings that are unapologetically unique, using rich colours and bold designs featuring lions and flowers and ducks and dogs - or is the eye, perhaps, playing tricks? If you are looking for something truly personal & bold to set your abode apart from others, consider tiles & wallpaper that are more like a stroll through your personal gallery, expressing your style with a grand sweeping gesture. Sodai’s mosaic range of meticulously designed tiles piece together to form images of and roses that climb up columns and curve around shower recesses. There is a style to suit every setting, in a range of colours from neutrals to sweet pinks to a rich tapestry of red, gold and blue. The slab range must be seen to be believed - 18 large tiles pieced together to tell a story, transporting you to an oriental tea room or a tropical forest – look closely enough and you’ll see a chimp swinging between the trees. These textured slabs are pleasing not only to the eye but to the touch, with raised hibiscus flowers contrasted against geometric design to form a stunning backdrop or a playful abstract piece contrasting shards of bright colours against monochromatic curves and lines. SODAI DESIGN TOTEM - Inspirations In a triumph of design, Sodai Art has collaborated with Haltadefinizione and recreated Italian masterpieces from the 1400s & expressionist period creating huge installations of artwork that form impressive backdrops at the Milanese Museum. This stunningly whimsical installation sees the rich reds and blues of Raffaello’s Sposalizio della Vergine embracing a unique but nostalgic bathroom exhibition, the austereness of Bellini’s Predica di San Marco in una piazza di Alessandria d’Egitto contrasting with modern and minimalist reception furniture and Caravaggio’s Cena in Emmaus evoking memories of nights spent sipping red wine in the haze of sweet cigar smoke. Texture, colour and contrast meld together to create spaces so unique and luxurious that one cannot help but want to step in. Immerse yourself in this display by visiting Sodai Design by Kate Chapley
- French Provincial styling - yes you can - it's beautiful, romantic, lux & so à la mode
There are few decorating styles more effortlessly chic and inviting than French Provincial. It is a look that can be easy to achieve. 18th century French monarchs favoured Louis XV furnishings, which were priced well out of the range of the common people. French Provincial furniture was much more affordable for Paris’ high society and was beautifully constructed as well as being functional. Local timber such as oak, beech and walnut was used and style variations developed in different regions. French provincial furniture often features cabriole legs and delicate carvings, often of a wheat sheaf, as well as rattan and wrought iron. Very little original French Provincial furniture remains but it is not hard to find good quality reproductions & some stores even offer bespoke pieces of French style furniture & furnishings. Pieces can be incorporated into just about any space, be it heritage or modern. Stone or wooden floors or walls form the perfect backdrop for delicate timber frames and neutral fabrics, which in turn provide an ideal base for plush and textured cushions, a chunky or fine throw and personalised trinkets. But even the most modern of homes can be softened with the sweeping curve of an armchair or the delicate reflections of a glass chandelier. Photo courtesy of christophelivin.com.au - 11 Bay st Double Bay NSW 2028 Top off with a vase of fresh spring flowers or a potted topiary tree and the look is complete. Starting with the heart of the home, the living room or “parlour” often features timber framed furniture with padded seats that beg to be sunk into, floral curtains or white plantation shutters and an elegant floor rug. The room can be transformed into stylish and understated sophistication with scatter cushions in the traditional colours of cream, ivory, grey or muted greens and blues, or pops of brighter colours like yellow or red can be introduced if a more theatrical look and feel is preferred. The true personality of the sitting room is probably defined by the individual’s taste and is created from the mirrors, artwork, knick knacks and photos that the home owner chooses to scatter around the room. Photos courtesy of christophelivin.com.au - 11 Bay st Double Bay NSW 2028 Bedrooms can be as feminine or masculine as you like. A four poster bed, wispy sheer curtains and floral bedspread makes for the prettiest of rooms, but if a less feminine feel is called for, contrast a sweeping chocolate leather (or faux leather) headboard or iron bedframe with navy and white bedspread, pair with mahogany bedside tables, tallboy and wardrobe and finish off with bedside lamps with a crystal or metal stand and dark lampshade. Photo courtesy of christopheliving.com.au - 11 Bay st Double Bay NSW 2028 Perhaps the most fun can be had in the kitchen, where warm timber cabinets complement cool stone benches and copper pots hang from iron hooks on the wall. For a traditional look, go instead for matte white colours or, if you’re feeling bold, introduce grey or blue cupboards, to show of your treasured porcelain pieces & favourite galette. If space allows hunt in your local antique stores for a rustic dining table teamed with cross-back timber dining chairs in contrasting colours for a casual but sophisticated look. Or introduce an island bench or butchers block highlighted with a feature pendant or two and punctuated with polished or satin tapware. Designing your dream French Provincial bathroom is also a lot of fun. Black and white checkerboard tiles on the floor, a luxurious clawfoot bath, your choice of timber doors with a stone top or white gloss cabinetry topped with a wooden bench and polished gold tapware with curved necks and lever handles create the most inviting of bathing environments. You will want to soak for hours! Just add water – and some fluffy white towels and delicately scented candles. Many decorating styles are black and white and very distinct in their style and, as a result, it can be difficult to decorate to suit all inhabitants of the home. For a truly authentic look consider installing decorative wall panels, also known as wainscoting. Decorative wall panels can break up & balance large surfaces & can draw attention to specific designs. - PASSIVE HOMES & WHY IT’S AN ATTRACTIVE WAY TO BUILD
You like to know you are in good health - don’t you? and to make sure you are, you visit your local doctor for your annual health check, if you don’t, then you should. But how about this, your home could also be healthy & it should be healthy – so what exactly does that mean? If you are considering building your new home or any other building – then take a moment & consider embarking on a plan for a Passive House. What is a Passive House, you ask. Passive homes were first introduced in Germany & are built with a set of rules that the home adheres to, governing the health & energy efficiency of the home. It is a deliberate standard for energy efficiency in a building, which decreases the building's ecological footprint. It results in ultra-low energy constructions that require little energy for space heating or cooling. We contacted Australian Passive House Association to find out more: “Passive House is an established science- based standard, proven over 30 years, and across more than 33 countries. Originally developed in Germany, and based on research in central Europe, Passive House has since made waves on an international scale. It has evolved to suit local demands and variations in and popularity in diverse climatic regions including the Mediterranean, North and Central America, and South-East Asia. As the number of Passive House projects worldwide approaches the 100,000 mark, we continue to see the local market thrive, including homes, schools, offices, and other building types being built and certified to the Passive House standard.” Passive Home building takes a holistic approach to building your home, it considers the land, the positioning, the usage & the materials used in the structure and determines how to achieve the outmost benefits from all these factors. The design of a Passive House considers the design of the home to realize strong level of energy efficiency & comfort level under a “fabric first” design philosophy. “A Passive House is built in accordance with five building-science principles: Airtightness Thermal insulation Mechanical ventilation with heat recovery Passive House high performance windows Thermal bridge free construction” What skills would an architect need to have to design a Passive House ? “An architect would need to complete a Certified Passive House Designer/Consultant course, which APHA host four-five times a year. This course provides the foundation Passive House design and construction knowledge necessary to undertake a Passive House project and the Certified Passive House Designer/Consultant exam.” We wanted to know how APHA can assist anyone who is considering embarking on their journey of living in a Passive House: “The Australian Passive House Association (APHA) is an independent, not-for-profit organisation which aims to lead change by educating, promoting, and supporting the delivery of Certified Passive House buildings in Australia, and are the official Australian affiliate of the International Passive House Association. Off the back of a stunning advancement in recent years, we have solidified our established place as the central resource for all Passive House information and resources, as well as being a valuable advocate for industry professionals and organisations. APHA also offers education for Certified Passive House Designer/Consultant and Certified Passive House Tradesperson courses & Masterclasses on specific topics, this is done via webinars & networking sessions. APHA also have representatives in every state & a directory so you can find a Professional with whom to connect with & start your design journey. They also have a membership program, free resources, marketing support, a Jobs Board, South Pacific Passive House Conferences, and more. What is involved in Certification of a Passive House? “Buildings meeting the strict Passive House certification criteria can be certified as Passive House buildings by any of the Passive House Institute Accredited Building Certifiers operative worldwide. APHA recommends contacting a Passive House Certifier early in the planning process, where any problems identified can be easily corrected at this point in time. In principle, certification can also be applied for after completion of the building. As a rule, all energy-relevant planning documents and technical data of the construction products are submitted before the start of construction work. After careful checking and comparison with the energy balance calculation, the certifier will provide information about any necessary corrections. After completion of the construction, any changes in the planning will be updated and documents relating to construction will be checked during the final inspection. As an independent authority, the Passive House Institute tests and certifies products based on their suitability for use in Passive Houses. Products that carry the “Certified Passive House Components” certificate have been tested according to uniform criteria; they are comparable in terms of their specific values and are of excellent quality regarding energy efficiency. Their use facilitates the designer’s task and significantly contributes to ensuring the faultless functioning of the resulting Passive House.” Have people of late become more aware of Passive Houses? “Absolutely, we have seen rapid significant growth in our database and community, the interest in and volume of certified Passive House professionals, and the amount of Passive House projects currently underway. “ Looking to view some of the Passive Homes head to Certified Projects – this directory will provide a glimpse into some of the homes that exist in Australia and that have been submitted to date. There is also the book from APHA, Passivhaus in Australia that offers information on case studies on some of the first Passive Homes in Australia & is “ground-breaking”
- Vista Power Technologies - EV chargers & more
Needed a cup of tea and a good lie down after receiving your last electricity bill? Maybe it’s time to check out Vista Power Technologies! Vista Power Technologies are experts in reviewing energy usage and offering solutions to reduce consumption, implement smart control for optimised use of renewable energy sources – and reduce power shock! Why are sustainable features becoming so popular with home buyers? With electricity prices on the rise home buyers are increasingly aware of both the environmental and cost savings that a sustainable home can bring. Residential developers around Australia are capitalising on the demand for smarter, more sustainable homes – and they’re using one neat little box to achieve both. Energy efficient homes can fetch higher prices: around 2.4% or 9.4% higher respectively for a six- or seven-star rated home, compared to a three-star home. Smappee EV Wall combines EV charging and energy monitoring capabilities in one sleek yet richly-featured system. It’s proving an ideal option for freestanding homes and multi-unit developments alike. With the popularity of electric cars, such as Tesla, Vista Power Technologies is fast become a brand to turn to – they offer various car chargers that are suitable for apartment buildings & homes alike not to mention commercial business that have been installing them & offering free charging to customers. So, what are these solutions and which one is best for me? Home owners and small business can install a Smappee EV Wall, an all-in-one system that monitors energy usage and uses artificial intelligence to optimise the personal use of solar power, rather than feeding it back into the grid. Larger business can combine the EV Wall Business with the Smappee Infinity system to enable load management across many chargers, allowing business owners to stay below a certain power level, or to only use spare solar power. There is also the EV Base, a base mounted charger with the option for dual outputs (up to 2x22 kW). Vista Technology Solutions will also be releasing a range of low-capacity DC chargers soon (30-90kW). Sounds great … I think. But what does that all mean? The short answer is – more control over how you use renewable energy. But for the curious, here’s the long answer. Smappee products provide home owners and business managers with the ability to: · Vary the speed of charging via the app. · Program the battery to charge only with surplus solar energy. · Choose the amount of charge to be added to the vehicle by a certain time via Smart schedules. By leveraging cloud computing and machine learning the Smappee charger develops a consumption and production forecast for the household, pulls data from a weather database, and factors in electricity tariffs to charge the vehicle as cheaply and greenly as possible by the chosen time. So, what happens on a rainy day? Just like rising electricity prices, rain is unavoidable. On days where there’s not much sun around, more energy will be extracted from the grid. But remember, Vista Power Technologies and Smappee products are all about maximizing your efficiency. So when it’s rainy, you have the option either to draw from the grid or to reduce your charge on that day. I live in a block of units. Would all residents have to pay the same amount? Remember, Vista Power Technologies is all about control. Where power is supplied to a strata, Smappee products can track charging sessions to determine how much each user needs to pay. The chargers can even be connected to a CPO service like ChargeFox or SmartCharge so that billing is automated. Many developers now realize that that it will soon become the normal to include electric car chargers in their developments & not only that but will make a true point of difference for many buyers. What’s coming up in the future Battery prioritization is being released in October. Users will have the control to charge their home battery first, and then not draw from the home battery until a set time. Governments are also jumping onboard & offering grants, such as the NSW $20 million to co-fund purchase & installation of EV chargers to eligible regional NSW destinations. If you are an electrician upskilling in the installation of EV chargers is a must, as there will be many installations of chargers to come as Australia embraces electric vehicles. I’m convinced! So, what’s next? Vista Power Technologies can supply and install your Smappee EV system, or they can work with your electrician to manage the installation. They supply chargers to every state and territory in Australia. They’re always on hand to provide advice and guide your sparkie! In addition, Smappee offers training materials and example installation videos on their website and YouTube. Get in touch with Vista Power Technologies to talk about the best system for your needs, and to ask about grants that may be available to help you on your way. by Kate Chapley
