- Parksy.com Rebuilds the Driveway-Sharing Feature With AI That Got Its Founder Told Off by a Mayor in 2012
Parksy (parksy.com) is bringing back the feature that made it briefly famous. Previously known as parkingmadeeasy.com.au in August 2012, a Western Australian mayor publicly told the young Sydney startup its users could not rent out their own driveways, and the resulting "you can't park here" fight ran across the Fairfax mastheads, breakfast television and talkback radio. Brisbane\'s council warned of a black market in car spaces. Perth\'s threatened crackdowns. The startup kept going anyway. Fourteen years later the sharing economy won the argument, and Parksy is relaunching the idea at the centre of it with AI and a Friend Finder, a rebuilt version of the neighbour-to-neighbour matching that started everything. It connects a driver who needs a regular spot with a local who has one going spare — a driveway, a garage, the concrete strip beside the house — and lets the two of them sort it out directly. Listing is free, searching is free, and Parksy takes no commission and asks for no lease paperwork, the same terms it defended in 2012. Founder Daniel Battaglia remembers the mayor fondly. "Being told to stop was the best marketing we never paid for. Every council that called driveway-sharing a black market was really saying the same thing: this works, people want it, and nobody official thought of it first. The idea was never the problem. The paperwork people kept trying to staple to it was.\" The relaunch lands in a different Australia. More than 13,000 spaces are now listed on Parksy across the country, commuter parking at the big stations fills before eight, and a spare driveway near a train line has become the most quietly useful asset on the street. Friend Finder\'s job is to make the introduction a neighbourly one rather than a commercial one — closer to lending a ladder than signing a tenancy. Owners can list a space in a few minutes at https://www.parksy.com/rent-your-space-free, and drivers can start looking at the friend finder feature once logged into the app or website, which connects the contacts they have with who they might already know on the platform. "We were twelve years early and one mayor short of a licence," Battaglia said. "This time nobody is telling anyone they can't park here. About Parksy Parksy (parksy.com) is a free, commission-free parking marketplace operating across 57 countries. Drivers use Parksy to find and book parking, appeal unfair fines with a free AI-powered calculator, scan confusing signage, locate a parked car, and report accidents — all at no cost and with no signup required for most tools. Space owners list and rent out driveways, garages and unused spots for free, with no commission and no lease paperwork. Parksy was founded in 2011 by Daniel Battaglia and is headquartered in Sydney, Australia. Partner Article
- Solar cloud strata campaign generates $204 million in quotation requests in just 10 days
After demonstrating how strata communities could potentially halve their strata bills, SolarCloud recorded an extraordinary response. In just the first 10 days of promotion, the company submitted more than AU$204 million in quotations. Based on SolarCloud's quotation modelling, these proposals represent potential combined savings of approximately AU$112.65 million for participating strata communities. The early response highlights the significant financial pressure facing apartment owners and the growing demand for a practical, long-term solution to rising strata expenses. SolarCloud enables owners corporations to purchase capacity in remotely located solar assets without installing solar panels or batteries on their apartment buildings. The electricity generated is sold, with the resulting financial returns provided as quarterly Australian-dollar credits. ONE INVESTMENT. EVERY COMMUNITY COST COVERED. - Common-area electricity and gas- Insurance, cleaning and building services- Repairs, maintenance and landscaping- Lifts, pools and shared facilities- Special levies and other approved community expenses With sufficient SolarCloud capacity, an owners corporation may be able to substantially reduce - or potentially eliminate - the strata levies paid by individual apartment owners for an extended period. "Receiving AU$204 million in quotation requests in only 10 days demonstrates just how urgently strata communities are searching for relief from rising costs," said SolarCloud founder and CEO John Kennedy. "Apartment owners have traditionally had limited access to the financial benefits of solar because they do not control their own roof and installing solar on a shared building can be difficult, expensive or simply impractical. SolarCloud removes those barriers." Unlike conventional rooftop solar, SolarCloud does not require suitable roof space, building alterations or the installation and maintenance of solar panels and batteries on the strata property. This makes the solution accessible to apartment buildings that may otherwise be unable to benefit from solar ownership. SolarCloud can also be tailored to the needs and budget of each strata community. Strata managers, committees and owners corporations can enter their electricity, gas and other strata expenses into SolarCloud\'s strata savings calculator, review an initial estimate and request a free, specifically tailored proposal for committee consideration. "The potential AU$112.65 million in savings represented by the quotations issued during our first 10 days is more than a strong commercial result," Mr Kennedy said. "It is clear evidence of the need for a new strata savings solution. Owners corporations are looking beyond short-term cost cutting and asking how they can protect residents from continually increasing levies. SolarCloud provides a new pathway to turn remote renewable-energy ownership into meaningful financial relief for entire apartment communities." By reducing the ongoing cost burden attached to apartment ownership, SolarCloud may also make participating buildings more financially attractive to current and prospective owners. For strata managers, the solution provides an opportunity to bring committees a proactive, innovative strategy that supports renewable energy while addressing one of the most pressing concerns facing apartment communities: the rising cost of maintaining and operating their buildings. - Forget finding the next Byron Bay.
What if you could experience the Byron Bay everyone remembers, before the crowds, the traffic and the multi-million-dollar beachfront price tags? That’s the deliberately cheeky proposition behind Better Than Byron, a new campaign from North Queensland real estate duo Brae & Josie of Bright Property Townsville, shining a spotlight on Mission Beach as a place to live, invest and own an extraordinary piece of tropical beachfront Australia. Because while Byron Bay has become one of Australia’s most recognised luxury coastal destinations, Mission Beach still has something increasingly difficult to find: space, nature, community and a genuinely laid-back coastal lifestyle. And it comes with a very different property price proposition. WHAT DOES $3–5 MILLION BUY YOU? At the premium end of Australia\'s established coastal markets, significant beachfront homes can command $10 million, $20 million or more. In Mission Beach, exceptional beachfront properties can still be found in the $3 million–$5 million range. “We’re not suggesting $3 million to $5 million is cheap,” says Brae. “These are premium properties. “But when you compare what that level of investment can buy you here — beachfront, scale, privacy, tropical gardens and an incredible natural environment — with what similar money buys in Australia’s most tightly held coastal markets, the value proposition is pretty compelling.” It’s not simply about paying less. It’s about getting more. LESS POLISHED. MORE WILD. Mission Beach isn’t trying to be Byron. That’s precisely the point. There are 14 kilometres of tropical beach, Wet Tropics rainforest, the Great Barrier Reef, Dunk Island, local cafes and restaurants, outdoor adventure and a village atmosphere that still feels distinctly North Queensland. “You can surf in Byron,” says Josie. “In Mission Beach, you can fish, dive, explore rainforest and get out onto the Great Barrier Reef. “And yes, we have crocs, cassowaries and marine stingers. So, it’s fair to say we’re a little less polished and a lot more wild.” For buyers considering a move, that combination is increasingly attractive. Mission Beach offers the possibility of living close to nature without being completely disconnected from everyday life, making it appealing to lifestyle buyers, families, retirees, remote workers and people simply looking for a different pace. DON’T TURN IT INTO BYRON There’s an important catch to the comparison. The goal isn’t to make Mission Beach the next Byron Bay. “We don’t want Mission Beach to become bigger, busier and more developed just because more people discover it,” says Josie. “The things people are falling in love with are the things that already exist — the beach, the rainforest, the space, the community and the feeling that life moves at a different pace here.” That’s what Better Than Byron is ultimately about: not predicting the future of Mission Beach but recognising what makes it special right now. THE BYRON BAY OPPORTUNITY — WITHOUT THE BYRON BAY BUDGET The most interesting question isn’t whether Mission Beach will become another Byron Bay. It’s this: If you could have bought a beautiful beachfront home in Byron Bay 30 years ago, when the beaches were quieter, the community was smaller and the lifestyle was the main attraction, wouldn’t you have wanted to? Mission Beach offers a chance to experience that kind of coastal lifestyle while it still feels like Mission Beach. Maybe the best time to discover it is before everyone else does. Partner article
- Potted Plants as Gifts Creative Ways to Style and Decorate Any Room
A good gift does more than fill a box. It brings a little life into someone’s space, and that is why potted plants are such an easy win, especially when you want a thoughtful Christmas gift that does not feel generic. They work for small apartments, cozy bedrooms, sunny kitchens, dorm rooms, and entryway tables. They can be simple or carefully styled. They also fit almost any budget, from a tiny succulent in a thrifted cup to a fuller plant in a hand-painted pot. For plant beginners, the trick is to choose easy-care varieties and style them in a way that feels intentional. A plant does not need to be rare or expensive to look beautiful. The pot, placement, and grouping can do most of the work. Check out our Inspiration page for some quick visuals. Small plants feel more special when they are styled with care. Why plant gifts work in almost every room Plant gifts are flexible because they can change the feel of a room without taking over the space. A trailing pothos softens a bookshelf. A snake plant adds height to a bare corner. A small succulent brings charm to a nightstand, windowsill, or kitchen counter. They also make rooms feel finished. Even a simple plant can break up hard lines from furniture, add texture, and introduce a natural shape among books, candles, picture frames, and holiday decor. For Christmas gifting, smaller plants are especially useful because they are affordable and easy to wrap. Try: A mini jade plant in a ceramic pot A pothos cutting in a glass jar A small snake plant in a basket A succulent trio in mismatched containers A baby fern in a recycled terracotta pot The best part is that the styling can match the person. Choose soft neutrals for a calm bedroom, bright colors for a cheerful kitchen, or pink tones for photos and wrapping that feel warm, festive, and inviting. Group plants together for a fuller look One small plant is sweet. Three small plants grouped together can look like a designed display. Grouping works because plants with different heights, leaf shapes, and colors create movement. A tall plant adds structure, a trailing plant adds softness, and a compact plant fills the middle. This makes even budget-friendly plants feel more generous. A simple beginner-friendly grouping could include: One upright plant Try a snake plant, ZZ plant, or small dracaena. One trailing plant Try pothos, philodendron, or string of hearts. One compact plant Try a succulent, peperomia, or small fern. Place them on a tray, wooden board, or shallow basket to make the set feel connected. This is a smart choice when giving plants as a shared household gift, as a host gift, or as a low-cost Christmas present that still looks abundant. A tray helps separate plants look like one thoughtful gift. Use old terracotta pots and glass jars in fresh ways You do not need new containers to make a plant gift look special. Repurposed pots often have more character than something bought brand new. Old terracotta pots are perfect for a relaxed, earthy look. If they have marks, chips, or weathering, keep them. That worn texture pairs beautifully with green leaves. For a holiday touch, tie cotton ribbon, raffia, or a pink velvet bow around the rim. Glass jars are another easy option. They work well for water-rooted cuttings, tiny plant starts, or simple propagation gifts. A clear jar lets the roots show, which makes the gift feel personal and interesting. Before reusing containers, make sure they are clean. For soil-based plants, drainage matters. If a container has no drainage hole, use it as a decorative outer cover and keep the plant in its nursery pot inside. This helps prevent soggy soil, which is one of the most common beginner plant mistakes. A few easy container ideas: Old terracotta pot with a pink ribbon Glass jar with a pothos cutting Vintage mug with a nursery pot tucked inside Shallow bowl with pebbles and mini succulents Best for herbs, succulents, and small leafy plants Best for simple propagation gifts Best for tiny plants and stocking stuffer gifts Best for table displays This is also where inspiration browsing helps. Visit an inspirations page before you start arranging. Seeing photos of gardens, pots, plants - potted colour indoors can spark ideas for color, height, and placement that are hard to imagine from scratch. Create terrariums for a gift that feels handmade Terrariums are a lovely option when you want a plant gift that feels like a small scene. They are especially good for coffee tables, shelves, bathrooms with natural light, and compact spaces. For beginners, start with an open terrarium. Closed terrariums can be beautiful, but they need more balance with moisture and airflow. An open glass bowl or jar is easier to manage. A basic open terrarium can include: Small pebbles at the bottom A thin layer of activated charcoal, if available Well-draining potting mix One to three small plants Decorative stones, moss, or tiny seasonal accents Succulents look great in open terrariums, but they need bright light and dry conditions. Ferns and moss prefer more moisture, so avoid mixing them with succulents in the same container. Matching plants with similar care needs keeps the gift easier to maintain. A terrarium turns a small plant gift into a miniature display. Make photos feel brighter with pink tones If you are photographing plant gifts before wrapping them, pink tones can make the images feel more cheerful and welcoming. Pink works especially well with green leaves because the colors naturally play off each other. You do not need a full photo setup. Use simple details: Pale pink tissue paper under the pot A blush ribbon tied around terracotta A rose-colored tray or saucer Pink wrapping paper in the background A small ornament or card in a soft pink shade Natural light is usually best. Place the plant near a window and avoid harsh overhead lighting. A plain wall, linen cloth, or wooden surface can keep the focus on the plant. If the photo feels flat, add one pink accent and one warm texture, such as a woven basket or wood tray. This approach works well for personal gift photos, inspiration boards, and holiday planning. It makes the scene feel styled without looking too perfect. Pink accents make green leaves look fresh and festive. Choose the right plant for the right person A beautiful plant gift should also be realistic. If someone is new to plants, choose a forgiving variety. If they travel often, avoid thirsty plants. If they have a bright kitchen window, a succulent may be a better fit than a fern. Good beginner choices include: Snake plant Tolerates lower light and irregular watering. Pothos Grows quickly and looks lovely trailing from a shelf. ZZ plant Handles neglect better than many common houseplants. Peperomia Compact, cute, and easy to place in small rooms. Succulents Great for bright windows and small containers. Add a simple care tag with light and watering notes. That small detail makes the gift feel more thoughtful and helps the plant last past the holidays. A potted plant gift does not have to be fancy to feel meaningful. Group a few plants together, reuse a charming old pot, build a tiny terrarium, or style the gift with pink accents for a lively photo-ready look. With the right container and a little care, even the smallest plant can brighten a room long after the wrapping paper is gone.
- More Australian seniors choosing retirement living for quality of life and financial confidence
New Keyton research shows retirees can access social connection, a fulfilling lifestyle and financial certainty at around half the median price of a local home. More Australians are choosing retirement living as a pathway to a better quality of life and financial confidence, with new Keyton research showing a home in a connected community costs around half the price of a house in the same local area. Keyton's affordability analysis found the average residence price across 66 benchmarked villages is approximately $660,000, compared with an average local median house price of approximately $1.26 million. On average, a Keyton residence is priced at around 52 per cent of the surrounding local median house price. The findings come as many Australians approaching retirement look beyond housing and focus on how they want to live, with quality of life, social connection and financial certainty becoming increasingly important considerations. Daniel Gannon, Executive Director of the Retirement Living Council, said the 2025 PwCRLC Retirement Census showed demand for retirement living continues to grow, with almost 27,000 waitlist registrations recorded nationally. “Nearly 27,000 waitlist registrations show that more Australians are recognising the benefits of retirement living and want the lifestyle it offers,” Mr Gannon said. “Retirement villages are about much more than just a place to live. They provide connection, independence, support and a better quality of life, all within a genuine community. “Importantly, growing waitlists are also a reminder that people considering retirement living should start thinking about the move sooner rather than later. “As the Census shows, demand is growing faster than supply, and the last thing you want is to make the decision to move only to find yourself stuck on a waitlist.” Keyton's 2025 resident satisfaction survey of more than 7,100 residents showed residents report higher levels of life satisfaction, future security, personal relationships and personal safety than retirees living in the broader community. Keyton Acting Chief Executive Officer Paul Martin said retirement living was increasingly being recognised as a lifestyle choice that delivers immediate benefits. "Australians are increasingly looking beyond the traditional idea of retirement and focusing on how they want to live," Mr Martin said. "Retirement living is about quality of life, independence and connection. That's reflected in our resident satisfaction results, where residents report stronger wellbeing, personal relationships and future security than retirees in the broader community." "Combined with the financial certainty that comes from having more choice and flexibility, it's easy to see why so many residents tell us the same thing: 'I wish I'd made the move sooner'." The survey found 62 per cent of residents said their sense of wellbeing improved after moving into a Keyton village, while 90 per cent felt positive about the strength of community spirit and sense of belonging. Residents also highlighted the practical benefits of retirement living, with 93 per cent positive about the design of their home for easy living and 92 per cent reporting easy access to transport options and surrounding green spaces. Property expert and television presenter Andrew Winter said many people overestimate the challenges of making the move. "The wonderful benefit you have with a retirement village is that in most cases you'll be able to reserve the home you want, be given the time to sell your existing home, and get assistance through the process," Mr Winter said. "It doesn't need to be anywhere near as stressful as it can be perceived to be." Mr Martin said the findings reinforce the value of retirement living as a pathway to both lifestyle improvement and financial confidence. "For many people, the biggest risk isn't making the move, it's waiting too long to enjoy the benefits that come with living in a community designed for this stage of life." Partner Article by Keyton
- NSW Strata Committee Training Starts 1 October 2026 What Agents Need to Know
NSW Fair Trading will introduce annual training for strata committee members from October 1, 2026, adding a new compliance step for many schemes across New South Wales. The change matters because strata committees make decisions that affect people’s homes, levies, repairs, budgets, insurance, and shared property. The new training aims to give committee members a clearer understanding of their role, while also making day-to-day committee support easier for strata managing agents. For agents, the key task is simple: know who must complete the training, who is exempt, and how to explain the new rules to owners and committees before questions start coming in. New training rules will affect many NSW strata communities from October 2026. What changes on October 1, 2026 From October 1, 2026, NSW Fair Trading will launch a free online training course for strata committee members. The course is: Free Online Self-paced About one hour long Designed to cover foundational strata knowledge The training is intended to help committee members understand their obligations and make better-informed decisions for their owners corporations. It will cover core topics that often sit at the center of committee work, including: Budgets and financial decision-making Repairs and maintenance responsibilities Common strata issues and how to resolve them The role of committee members within the scheme Practical expectations around governance and decision-making This is especially relevant because committee members are often volunteers. They may have strong views and good intentions, but limited experience with strata law, meeting procedure, budgets, or building management. A short, consistent training course gives everyone a common starting point. Who must complete the training The new requirement applies to committee members appointed on or after October 1, 2026. Those committee members must complete the training within three months of being appointed, unless an exemption applies. That means agents should pay close attention to appointment dates after the rule begins. The requirement is triggered by appointment to the committee, not simply by living in a strata scheme. A committee member appointed before October 1, 2026 does not have to complete the training unless they are appointed again after that date. Even so, they can still choose to complete the free course voluntarily. That may be useful for long-serving committee members who want a refresher, or for schemes that have struggled with repeated disputes, unclear repair decisions, or confusion around budgets. The training will be online, free, and self-paced. Who is exempt from the training Not every committee member will need to complete the course. The exemptions include: Committee members in two-lot schemes Members of the Australian College of Strata Lawyers Committee members filling a temporary vacancy for less than three months Strata managing agents who are also committee members These exemptions are important for agents to understand because they will shape how the new rule applies across different schemes. For example, a standard apartment building that appoints a new committee after October 1, 2026 will likely need to factor the training requirement into its post-AGM follow-up. A duplex committee member, by contrast, will fall outside the training requirement because two-lot schemes are exempt. Where someone fills a short temporary vacancy for less than three months, they will also be exempt. If that person later takes on a longer appointment, the position may need a fresh look under the training rules. Why this helps strata managing agents The new Strata Committee training requirement is not only about compliance. It should also help improve communication between agents, owners, and committees. Many disputes in strata communities start with a knowledge gap. A committee might misunderstand what repairs the owners corporation must handle. An owner might expect the committee to act outside its powers. A treasurer might not fully understand how budget decisions affect levies. Training does not remove every disagreement, but it can reduce avoidable confusion. For strata managing agents, better-informed committee members can mean: More focused committee discussions Clearer instructions to the agent Fewer repeated explanations of basic concepts Better understanding of budgets and maintenance planning More realistic expectations about timelines and responsibilities This can support healthier Strata living, especially in schemes where committee members change regularly or where owners are new to apartment ownership. Agents should still expect questions. Some owners may ask whether the training is mandatory for them. Others may ask whether failing to complete the course affects a committee member’s role. NSW Fair Trading is expected to provide the training framework, so agents should rely on official guidance as the start date approaches. Better-informed committees can help shared property run more smoothly. The extra change for two-lot schemes A second change also starts on October 1, 2026. Two-lot schemes, such as duplexes, will no longer have an obligation to report annually. This change is designed to make compliance easier for owners in smaller schemes. That will be welcome news for many duplex owners, where the formal reporting burden can feel out of step with the scale of the property. It also gives strata managing agents a clear update to share with clients who manage or own in two-lot schemes. The two-lot change sits neatly beside the training exemption. Committee members in two-lot schemes are exempt from the training requirement, and two-lot schemes will also be relieved from annual reporting obligations from the same date. Agents should avoid assuming that all small schemes are two-lot schemes. A three-lot or four-lot scheme may still have different obligations. The lot count matters. What agents should do before the rules begin The start date may seem some time away, but agents can prepare well before October 2026. A practical preparation plan could include: Update internal checklists Add a training reminder to AGM and committee appointment workflows for meetings held on or after October 1, 2026. Identify two-lot schemes Mark two-lot schemes in your portfolio so staff can respond quickly to questions about training exemptions and annual reporting changes. Prepare owner-friendly wording Committees will need plain-language explanations. Avoid legal-heavy summaries unless a scheme specifically asks for that level of detail. Track appointment dates The appointment date will matter. Keep clear records of when a person joins or rejoins the committee. Encourage voluntary training where useful Committee members appointed before October 1, 2026 may not need to complete the course, but some may still benefit from doing it. Simple records will help agents manage the new appointment-based training rule. The key takeaway From October 1, 2026, many newly appointed NSW strata committee members will need to complete a free one-hour online training course within three months of appointment. The main exemptions cover two-lot schemes, Australian College of Strata Lawyers members, short temporary vacancies, and strata managing agents who are committee members. The same date also brings relief for two-lot schemes by removing their annual reporting obligation. For agents, the best next step is to build the new rules into appointment processes early. Clear records, simple explanations, and early communication will make the transition much easier for owners, committees, and managers. - Embracing the Timeless Charm of Farmhouse Furniture
Farmhouse furniture is inspired by rural homes and farmhouses, focusing on simplicity, durability, and natural materials. It often features: Solid wood construction: Oak, pine, and reclaimed wood are common. Distressed finishes: These give furniture a weathered, vintage look. Simple lines and shapes: Designs avoid ornate details, favoring clean, functional forms. Neutral and earthy tones: Whites, creams, soft grays, and natural wood colors dominate. Practicality: Pieces are built to last and serve everyday needs. This style blends well with both traditional and modern interiors, making it versatile for many homes. How to Style Farmhouse Furniture for a Cozy Rustic Look Styling farmhouse furniture is about creating a space that feels warm, lived-in, and inviting. Here are some effective ways to enhance your existing pieces: 1. Layer Textures with Soft Fabrics Adding soft textiles balances the hard surfaces of wood furniture and adds comfort. Consider: Throw blankets in chunky knits or woven fabrics draped over chairs or sofas. Cushions in linen, burlap, or cotton with simple patterns like stripes or checks. Rugs made from natural fibers such as jute or wool to ground the space. These layers create a tactile experience that invites relaxation. 2. Use Warm, Natural Colors Farmhouse style thrives on a warm color palette. To complement your furniture: Paint walls in soft whites, creams, or muted earth tones. Add accents in warm shades like terracotta, mustard, or olive green. Use wooden accessories or baskets to bring in natural hues. This color scheme enhances the rustic feel without overwhelming the space. 3. Mix Old and New Pieces Farmhouse style embraces a mix of vintage and modern. You can: Pair a weathered farmhouse table with sleek metal chairs. Add antique lanterns or pottery alongside contemporary lighting. Use reclaimed wood shelves with modern decor items. This blend keeps the look fresh while honoring tradition. Rustic farmhouse cabinet styled with ceramics and baskets 4. Incorporate Natural Elements Bringing nature indoors enhances the farmhouse vibe. Ideas include: Fresh flowers or greenery in simple glass jars or metal pitchers. Wooden bowls or trays filled with seasonal fruits. Stone or clay pots for plants. These touches add life and color while keeping the rustic theme intact. 5. Highlight Functional Details Farmhouse furniture often features practical details that can become focal points: Exposed joinery or dovetail joints on drawers. Iron hardware like handles and hinges. Open shelving that displays everyday items like dishes or cookbooks. Showcasing these elements adds character and authenticity. Practical Examples for Different Rooms Styling farmhouse furniture varies by room but follows the same principles of warmth and simplicity. Living Room Use a reclaimed wood coffee table with a soft linen sofa. Add a chunky knit throw and plaid cushions. Place a woven basket for blankets or magazines. Kitchen and Dining A large farmhouse table with mismatched wooden chairs creates a casual, inviting space. Use open shelves to display rustic pottery and glass jars. Add a vintage-style pendant light above the table. Bedroom A wooden bed frame with a distressed finish sets a cozy tone. Layer bedding with quilts, linen sheets, and textured pillows. Use wooden nightstands with simple lamps and natural decor. Cozy farmhouse bedroom with wooden bed and layered textiles The Heart of Farmhouse Style In conclusion, styling farmhouse furniture is about more than just selecting the right pieces; it's about creating an environment that feels welcoming and lived-in. By embracing natural materials, layering textures, incorporating vintage finds, choosing a neutral color palette, focusing on functionality, and creating cozy spaces, you can transform your home into a beautiful reflection of the farmhouse aesthetic. This thoughtful approach will not only enhance the visual appeal of your space but also foster a sense of comfort and belonging for you and your loved ones. Additional Tips for Creating a Farmhouse Atmosphere To further enrich your farmhouse aesthetic, consider these additional tips: Personal Touches: Incorporate family heirlooms or personal artwork. These items tell your story and add depth to your decor. Seasonal Decor: Change your decor with the seasons. Use pumpkins in fall, pinecones in winter, and fresh flowers in spring. For example, a beautiful cutting board can double as a serving platter. By integrating these elements, you can create a home that feels not only stylish but also deeply personal and inviting. With these insights, I hope you feel inspired to embrace the warmth and charm of farmhouse furniture in your own home. Happy decorating!
- Our Inspiration page has a new theme : Water. Get Inspired Accessories for a Refreshing Visual Mood
Water has a funny way of changing the mood of a space before you even touch the furniture. A pale blue vase can make a shelf feel calmer. A glossy watering can can turn a garden corner into something a little more cheerful. Even the idea of clinking ice in a champagne bucket brings in that cool, relaxed feeling we all want at home. That’s the idea behind this month’s inspiration page: water. Each month, our inspiration page uses one simple thing as a starting point for decorating and accessory ideas. This month, we’re looking at how water’s color, sound, shine, and movement can shape the accessories we choose. Think clear glass, soft blues, rippled surfaces, rain-washed greens, and pieces that feel fresh without trying too hard. A single watery colour can shift the whole mood of a room. Start with the feeling of water Water isn’t just one colour. It can be icy blue, deep teal, cloudy grey, seafoam green, or almost completely clear. That gives you a lot to play with. If you want a room to feel peaceful, start with accessories in softer tones: Misty blue Clear glass Pale aqua Soft gray White with a glossy finish If you want something brighter, go toward pool blue, turquoise, or rich ocean green. These colours work well in small doses because they bring energy without taking over the room. The sound of water matters too. A fountain trickling outside. Rain tapping on a roof. Ice moving in a bucket. Those small sensory cues can inspire objects that feel cool, clean, and easy to live with. That’s why water works so well as a visual theme. It doesn’t have to be literal. You don’t need seashells everywhere or a beach sign over the sofa. A few well-chosen accessories can carry the mood in a much more natural way. A vase is the easiest place to begin A vase is one of the simplest water-inspired accessories because it already connects to water. It holds stems. It catches light. It can be sculptural even when it’s empty. For a softer look, choose a vase in tinted glass. Pale blue, smoky gray, or green glass feels calm and light. If the shape has a slight wave or curve, even better. It brings in the sense of water moving. For a bolder look, try a ceramic vase with a glossy glaze. A deep blue vase on a neutral shelf can become a small focal point without overwhelming the room. Here are a few easy pairings: Clear glass vase with white flowers Aqua vase with eucalyptus or leafy stems Deep blue ceramic vase with bare branches Rippled glass vase on a bathroom vanity Small bud vase beside a bed or reading chair The trick is to let the vase breathe. Don’t crowd it with too many other pieces. Water-inspired styling works best when there’s a little space around it. Rippled glass gives a simple vase a fresh, water-like feel. Practical pieces can still feel beautiful Some of the best accessories are the ones you actually use. A garden watering can, a pet wash basin, or a champagne ice bucket can be practical and good-looking at the same time. A garden watering can in soft blue, sage, or brushed metal brings a fresh note to a patio, balcony, or mudroom. Leave it visible instead of hiding it away. When the color and shape are right, it becomes part of the scene. A pet wash basin might sound purely functional, but it can still follow the water theme. A clean white, pale gray, or blue-toned basin feels tidy and thoughtful. Pair it with neat hooks, rolled towels, and a simple mat, and suddenly a utility space feels designed rather than thrown together. A champagne ice bucket is another lovely example. It has shine, chill, and the sound of ice, all in one object. Silver, stainless steel, glass, or pale blue enamel all work beautifully. Even when you’re not entertaining, it can hold flowers, folded napkins, or bottles of sparkling water. These pieces remind us that decorating isn’t only about what sits on a shelf. It’s also about the objects we touch, lift, fill, pour, and use. Even everyday garden tools can carry the water theme. Bring in shine, reflection, and clear surfaces Water catches light. That’s one of the easiest qualities to borrow for home styling. Look for accessories that reflect, glimmer, or feel translucent: Glass trays Polished metal bowls Glossy ceramic dishes Mirrored candle holders Clear acrylic or glass storage pieces You don’t need every object to shine. In fact, too much gloss can feel cold. Mix reflective pieces with softer materials like linen, timber, stone, or rattan. That contrast keeps the room grounded. A clear glass tray on a bathroom counter can hold hand soap and a small vase. A polished bowl on a coffee table can catch keys or wrapped sweets. A champagne bucket can sit on a bar cart with plain glassware and one folded linen cloth. Small details like these add a sense of freshness because they mimic the way water behaves. They bounce light around. They create little moments of sparkle. They make a room feel awake. Use water colors in small, repeatable touches One water-colored accessory can look pretty. A few repeated touches make the idea feel intentional. Try repeating the colour in three places across a room. For example: A pale blue vase on the mantel A glass bowl on the coffee table A blue-gray cushion on an armchair Or in an outdoor area: A soft green watering can A glazed planter A striped outdoor towel Keep the tones related, but they don’t have to match perfectly. Water itself never looks exactly the same from one moment to the next. That’s part of the charm. For a crisp feel, pair water tones with white. For a warmer look, pair them with sandy beige, light wood, or brass. For a moodier look, use deep teal with charcoal, walnut, or smoky glass. Cool metal and clear glass bring the sound and sparkle of water indoors. Visit the monthly inspiration board Our water theme is part of a bigger idea. Each month, we choose one thing and use it as a creative starting point for colours, furniture, accessories, and feelings. It’s less about rules and more about noticing what a single idea can spark. This month’s board gathers water inspired accessories for a refreshing visual mood, from vases and pet wash basins to garden watering cans and champagne ice buckets. It’s a place to browse when you want a small change but don’t know where to start. Take a look at our latest visual board here: Explore the water-inspired inspiration page. Keep it simple and let the theme flow Water-inspired decorating doesn’t need a full room makeover. Start with one accessory that feels fresh to you. A vase. A watering can. A glossy tray. A practical basin in a clean color. Then repeat the mood once or twice nearby. That’s enough to shift the feeling of a space. The best part is that water gives you permission to keep things calm, clear, and easy. A little shine, a little blue, a little movement, and suddenly the room feels lighter.
- Why You Need a Valuation for 1 July 2027 CGT Tax Changes in Australia
A tax change can turn yesterday’s “rough estimate” into tomorrow’s costly argument. If you own property, land, business assets, shares in private entities, or other assets that may be affected by Capital gains tax (CGT), getting a valuation before or as close to July 1, 2027 can give you a cleaner starting point and stronger evidence if the Australian Taxation Office ever asks questions. A valuation does not make tax disappear. It does something more practical: it helps establish what an asset was worth at a specific point in time. When CGT rules change, that date can matter. This article is general information only and is not tax, legal, or financial advice. Speak with a qualified tax adviser before making decisions. A clear valuation date can become a key tax reference point. A pre-change valuation creates a defensible market value baseline CGT is usually about the difference between what an asset cost and what it is worth when sold or otherwise dealt with. When the rules change, a valuation carried out before the change date can help separate value built up before the new system from value that arises after it. That matters because the ATO does not accept guesswork just because records are old or property values have moved. If a market value is needed, the figure should be based on evidence. A proper valuation may consider: Recent comparable sales Zoning and permitted use Land size, location, and improvements Condition of buildings or assets Income-producing potential Market conditions at the valuation date The key phrase is valuation date. A valuation done close to July 1, 2027 is more likely to reflect the market at that point than one reconstructed years later. Waiting until after July 1, 2027 can make the job harder Retrospective valuations are possible. Valuers can look back and assess what an asset was likely worth at an earlier date. But they are often harder, more time-consuming, and more exposed to challenge. After the date has passed, evidence may be missing. Comparable sales may be harder to interpret. Renovations, rezoning, damage, subdivision, business changes, or market shifts can blur the picture. For example, consider a property owner who renovates in late 2027 and sells in 2029. If they need to know what the property was worth immediately before the tax changes, the valuer must strip out the later renovation impact. That can be done, but it is cleaner if there are photos, reports, plans, and a valuation from the relevant time. The closer the valuation is to the relevant tax date, the stronger the evidence tends to be. Good records make a valuation easier to defend later. The assets most likely to need attention before the change Not every asset needs a fresh valuation. But some assets are more likely to cause CGT issues because their value is not obvious or changes sharply over time. These include: Investment properties Rental houses, apartments, holiday rentals, and commercial property can all rise or fall in value for reasons that need evidence. Vacant land and development sites Zoning, approvals, access, and subdivision potential can create large differences in value. Business real property Factories, workshops, farms, warehouses, and mixed-use premises often need specialist valuation methods. Private company shares or unit trust interests These are not priced on an open exchange, so market value may need a formal assessment. Farms and rural holdings Water rights, soil quality, infrastructure, productivity, and location can all affect value. Inherited or transferred assets Family transfers, estate planning, and related-party transactions are more likely to attract attention if the values look unsupported. Publicly traded shares are usually easier to value because market prices are available. Even then, record-keeping still matters. A valuation can support planning, not just compliance Many people think about CGT only when they sell. By then, the planning window may have narrowed. A pre-July 2027 valuation can help tax advisers model different scenarios before decisions are locked in. For example, it may help compare whether to retain, sell, transfer, restructure, or improve an asset. It can also help with cash flow planning. A large taxable gain can affect how much money is available after a sale. If there is debt, refinancing, estate planning, or business succession involved, an informed estimate is far better than a hopeful guess. The aim is not to predict the future perfectly. The aim is to avoid being surprised by the tax result when choices have already been made. Land value is shaped by more than size alone. The ATO expects reasonable evidence If a CGT calculation relies on market value, the evidence behind that value matters. A quick online estimate or casual opinion may not be enough, especially for high-value assets or related-party dealings. A credible valuation should usually include: The asset being valued The date of valuation The purpose of the valuation The valuation method used The evidence relied on Assumptions and limitations The valuer’s qualifications This is where an independent valuation can be useful. It shows that the number was not chosen simply to reduce tax. It was assessed using a recognized process. That may not prevent every dispute, but it gives your accountant or tax adviser a stronger file to work from. Getting ready before July 1, 2027 The best time to prepare is before the deadline is close. Valuers can become busy near major tax dates, especially if many asset owners are seeking reports at once. Start by listing assets that may have a CGT exposure. Then gather the documents that help explain their value. Useful records can include: Purchase contracts and settlement statements Building plans and renovation records Lease agreements and rental histories Council rates notices Zoning certificates Insurance schedules Photos showing condition Business financial statements Trust deeds or company documents, where relevant Then speak with your accountant or tax adviser about which assets need a formal valuation and what date the valuation should address. A valuation should match the tax purpose. A bank valuation, insurance estimate, real estate appraisal, or council rating value may not be suitable for CGT. A valuation checklist helps keep tax records organized before the change date. The main risk is leaving the number to memory Property markets move. Businesses change. Records get lost. Owners improve assets, subdivide land, refinance loans, and restructure holdings. By the time a CGT event occurs, the value at July 1, 2027 may be a matter of argument unless it was recorded properly. That is why the safest approach is simple: identify affected assets early, get advice, and obtain valuations where the numbers matter. A well-supported valuation before July 1, 2027 may save time, reduce stress, and help avoid a weaker tax position later. If an asset has grown in value, is hard to price, or may be transferred or sold in the coming years, do not leave the baseline to chance. This article is general information only and is not tax, legal, or financial advice. Speak with a qualified tax adviser before making decisions.
- Orchids Unveiled: A Complete Guide to Growing, Collecting, and Beautifying Your Apartment
Orchids have fascinated plant lovers for centuries. Their delicate beauty and exotic appeal make them a prized addition to any home. But growing orchids can seem intimidating, especially if you live in an apartment without a garden. This guide breaks down the essentials of orchid history, how to grow them indoors, and why they remain a rewarding plant to collect today. A blooming orchid flower in an apartment window The History of Orchids and Their Appeal Orchids belong to one of the largest plant families, with over 25,000 species worldwide. They have been admired since ancient times, prized for their unique shapes and vibrant colours. In Victorian England, orchids became symbols of luxury and status, sparking a craze for collecting rare varieties. Today, orchids continue to captivate collectors and casual growers alike. Their diversity means there is an orchid for nearly every environment and skill level. From the tiny jewel-like Pleurothallis to the grand Cattleya, orchids offer endless fascination. Where and How to Grow Orchids Orchids naturally grow in diverse habitats, from tropical rainforests to arid deserts. This variety means they have different care needs, but many adapt well to indoor environments. Growing orchids in an apartment is not only possible but can transform your living space with minimal effort. Choosing the Right Orchid for Your Space Phalaenopsis (Moth Orchid): Ideal for beginners, these orchids thrive in indirect light and bloom for months. Dendrobium: Prefers bright light and cooler temperatures, suitable for sunny windows. Paphiopedilum (Lady’s Slipper): Grows well in low light, perfect for apartments with less natural sunlight. Light and Temperature Orchids need bright, indirect light. East or west-facing windows work best. Avoid direct midday sun, which can scorch leaves. Most orchids prefer temperatures between 65°F and 75°F (18°C to 24°C) during the day and slightly cooler at night. Watering and Humidity Overwatering is a common mistake. Water orchids once a week, allowing the potting medium to dry out slightly between waterings. Use room-temperature water and avoid letting water sit in the crown of the plant to prevent rot. Orchids appreciate humidity levels around 50-70%. You can increase humidity by placing a tray of water near the plant or using a humidifier. Potting and Fertilizing Use a well-draining orchid mix, typically made of bark, sphagnum moss, or coconut husk. Repot orchids every 1-2 years to refresh the medium and check root health. Fertilize monthly with a balanced orchid fertilizer diluted to half strength during the growing season. A collection of various orchids on a shelf in an apartment Are Orchids Still Worth Collecting? Orchids remain highly desirable for several reasons: Unique Beauty: Each species offers distinct flowers and growth habits. Long-lasting Blooms: Many orchids bloom for weeks or months. Indoor Adaptability: They thrive in apartments with proper care. Therapeutic Benefits: Caring for orchids can reduce stress and improve mood. Collecting orchids can also be a rewarding hobby. Enthusiasts often seek rare or unusual species, creating a personal botanical collection. Even a single orchid can brighten a room and spark joy. What Makes an Orchid Rare? Several factors contribute to an orchid’s rarity: Natural Habitat: Some orchids grow only in remote or endangered ecosystems. Bloom Characteristics: Unique colors, shapes, or fragrances increase value. Propagation Difficulty: Orchids that are hard to propagate or grow slowly are rarer. Conservation Status: Many wild orchids face threats from habitat loss and overcollection. For apartment growers, rare orchids may require specialized care, but they can be a fascinating challenge for dedicated collectors. Tips for Growing Orchids in Apartments Place orchids near windows with filtered light. Avoid drafts from air conditioners or heaters. Use clear pots to monitor root health. Rotate plants regularly to ensure even light exposure. Keep an eye out for pests like mealybugs or spider mites. Join orchid clubs or online forums for advice and plant swaps. Orchids can thrive in surprisingly small spaces, making them perfect for apartment dwellers who want to add natural beauty to their homes. So get into & start collecting these beautiful gifts of nature !!
- International Cat Day Celebrating the Bond, Mystery, and Joy of Cats
A cat can turn an ordinary room into a kingdom just by walking into it. One quiet leap onto the sofa, one slow blink from across the room, one paw tucked under a chin, and the whole mood changes. That is the magic International Cat Day celebrates. Cats are funny, elegant, stubborn, affectionate, mysterious, and deeply individual. They share our homes, sleep in our sunbeams, supervise our routines, and somehow convince us that 5:00 a.m. is a perfectly fair breakfast time. They are also more than pets. For many people, cats are steady companions through long workdays, big life changes, quiet evenings, and ordinary moments that feel better with a purring friend nearby. Their bond with humans is built on trust, patience, and choice, which makes it feel especially rewarding. A quiet moment can say everything about the bond between cats and humans. Cats choose connection in their own wonderful way Dogs are often praised for their open enthusiasm, but cats bring something different to companionship. They tend to make affection feel earned. A cat may watch from a doorway for weeks before curling up beside someone. They may accept a gentle head scratch one day and reject it the next. They may follow from room to room, then pretend it was their idea to be there all along. That independence is part of the appeal. A cat’s love often shows up in subtle signs: A slow blink from across the room A tail held high when they walk toward someone A soft head bump against a leg or hand Kneading a blanket, sweater, or lap Sleeping nearby, even if not directly on someone Bringing a toy into the room as if presenting treasure These behaviours may seem small, but they point to something meaningful. Cats form social bonds, and they often show trust by staying close, relaxing their body, and choosing repeated contact. A cat that naps near someone is sharing one of its most vulnerable states. A cat that rolls onto its side is saying, in its own language, “I feel safe here.” The bond grows stronger when people respect a cat’s signals. Cats usually prefer consent-based affection. They appreciate calm voices, predictable routines, and the freedom to step away when they want space. When that respect becomes part of daily life, many cats become more affectionate, playful, and confident. The best cat relationships are not based on control. They are based on trust. Cats have been wrapped in mystery since ancient Egypt Cats have carried an air of mystery for thousands of years. In ancient Egypt, they were admired, protected, and closely connected with home, fertility, grace, and divine power. The goddess Bastet, often shown as a lioness or as a woman with the head of a cat, became one of the most recognizable symbols of feline reverence. Part of that admiration had practical roots. Cats helped protect grain stores by hunting rodents, which made them valuable in a society that depended heavily on stored food. Over time, their usefulness blended with symbolism. Their quiet movement, night vision, sharp instincts, and watchful presence made them seem almost supernatural. It is easy to understand why. A cat can sit perfectly still and appear to know something no one else knows. It can vanish into a house, then reappear on a high shelf with no clear route. It can stare into a blank corner with complete seriousness, as if listening to a message from another world. Even the sound of purring feels a little mysterious, both physical and emotional at once. Ancient cultures saw cats as protectors and symbols of power. Modern cat lovers may not worship them as sacred beings, though some cats seem to expect it, but the sense of wonder remains. A cat in the home still feels like a little guardian of thresholds, windows, dreams, and shadows. Cats have long carried a sense of grace, mystery, and symbolic power. Their strong personalities are the heart of their charm No two cats are exactly alike. That may be the clearest reason people love them so much. One cat may be a fearless greeter who runs to the door whenever someone visits. Another may hide under the bed until the room feels safe. One may love belly rubs, while another treats a hand near the stomach as a grave insult. Some cats chatter at birds. Some play fetch. Some supervise showers. Some sit on books, laptops, or clean laundry with the confidence of a tiny monarch. These personalities can be bold, gentle, mischievous, shy, dramatic, or deeply affectionate. Many cats seem to develop habits that belong only to them, such as drinking from a specific cup, sleeping in a cardboard box instead of an expensive bed, or announcing every trip to the litter box like breaking news. Their preferences matter. A cat-friendly home starts with noticing what a specific cat enjoys rather than assuming every cat wants the same thing. Some cats are social butterflies These cats want to be near the action. They may sit in the middle of the room, follow guests, or climb onto laps as soon as someone sits down. They often enjoy interactive play, food puzzles, and perches where they can watch everything. Some cats are quiet observers A more cautious cat may prefer high shelves, covered beds, or peaceful corners. This does not mean the cat is unfriendly. It may simply need more time and more choice. For these cats, respect builds confidence. Some cats are born comedians There is always one cat who will dive into a paper bag, knock a pen off a table with full eye contact, or sprint down the hallway for no visible reason. Playful cats need safe outlets for their energy, especially indoors. Some cats are gentle shadows These cats do not demand attention loudly. They simply appear nearby. They rest at the foot of the bed, sit beside the chair, or curl up just close enough to touch. Their love is soft, steady, and easy to miss unless someone pays attention. Strong personalities make cats memorable. Their quirks become part of the family story. A cat-friendly home supports comfort, play, and choice Cats experience the home in layers. They care about warmth, height, hiding places, texture, scent, routine, and movement. A good cat-friendly space does not need to be expensive or complicated. It needs to give a cat options. Create cozy places for rest Cats sleep a lot, and they often rotate between favorite spots. A cozy bed can help, but many cats enjoy variety. Good resting options include: A soft bed in a quiet corner A covered cave-style bed for privacy A washable blanket on a chair or sofa A box with a towel inside A high perch where the cat can relax above the room A warm spot away from drafts Place beds where the cat already likes to rest. If a cat keeps choosing the same chair, windowsill, or corner of the hallway, that location may matter more than the bed itself. Add fun accessories that match natural instincts Cats need to scratch, stalk, pounce, climb, and explore. Accessories should support those instincts in safe ways. Helpful choices include: Scratching posts made from sisal, cardboard, or carpet Wand toys for supervised play Soft toys for batting and carrying Puzzle feeders that make snacks more engaging Cat trees or shelves for climbing Tunnels and paper bags for hiding and play Scratching is not bad behavior. It helps cats stretch, mark territory, and care for their claws. Place scratchers near sleeping areas, doorways, or furniture the cat already targets. A scratcher hidden in a corner may not be as appealing as the arm of the sofa in the center of daily life. Save the sunny spots Sunlight is one of life’s great cat luxuries. If there is a window that catches morning or afternoon sun, make it comfortable. Add a blanket, window perch, or nearby cat tree. Make sure windows are secure and screens are sturdy. A sunlit lounging spot offers more than warmth. It gives a cat entertainment. Birds, leaves, passing cars, squirrels, and shifting shadows can all become part of the day’s viewing schedule. A thoughtful home gives cats places to rest, play, climb, and watch the world. Make food, water, and litter feel safe A comfortable environment also includes the basics. Cats often prefer resources that are easy to reach and not crowded together. Simple improvements can help: Keep food and water bowls away from the litter box. Try a wide, shallow bowl if a cat dislikes whiskers touching the sides. Place water in more than one location if possible. Scoop the litter box often. Give each cat enough space if there are multiple cats in the home. Keep loud appliances away from resting and litter areas when practical. Small details can reduce stress. A cat that feels secure is more likely to play, explore, and seek affection. International Cat Day is a reminder to slow down and notice them International Cat Day is a lovely excuse to celebrate, but cats deserve attention beyond a single date. The day can still serve as a prompt to pause and see the feline companions who share daily life. Spend extra time doing what a cat actually enjoys. For one cat, that may mean a long wand toy session. For another, it may mean sitting quietly together near a window. Some cats want treats. Some want brushing. Some want the joy of chasing a crinkly ball across the kitchen. Some want the box a gift came in more than the gift itself. A meaningful celebration can be simple: Refresh a favourite blanket. Set up a sunny windowsill perch. Offer a new scratcher or toy. Take a few photos during a relaxed moment. Give a senior cat a softer resting place. Donate food, blankets, or supplies to a local shelter. Spend unhurried time with a cat, with the phone set aside. The best tribute is not always grand. Often, it is attention. Cats notice routines. They learn footsteps, voices, feeding times, and moods. They know which lap is warmest and which cabinet holds the treats. They may not always come when called, but they are paying attention in their own quiet, clever way. Photos and stories help honor the cats who shape our lives Every cat comes with stories. There is the kitten who climbed the curtains on the first day home. The dignified senior cat who claimed one armchair and ruled from it for years. The former stray who slowly learned to sleep with both eyes closed. The tuxedo cat who stole socks. The calico who refused every bed except a laundry basket. The gray cat who sat beside someone through grief without needing to understand the details. These stories matter because they show how personal the human-cat bond becomes. Cats weave themselves into daily life through repetition. A paw tap at breakfast. A chirp at the window. A warm weight at the foot of the bed. A quiet presence during a hard day. Small gestures often carry the deepest trust between a cat and a person. Taking photos can help capture those memories, but the best cat photos usually come from patience. Let the cat be comfortable. Use natural light. Photograph familiar behaviours, such as napping in a favourite spot, watching birds, stretching after sleep, or playing with a beloved toy. Personal stories add even more heart. A funny habit, a rescue journey, a favorite sleeping pose, or a moment of comfort can remind others why cats mean so much. Sharing those stories and photos can also build community among people who understand the joy of being chosen by a cat. Celebrate the mystery, respect the personality, and cherish the bond Cats are loving companions, ancient symbols, household comedians, quiet healers, and sunbeam experts. They bring mystery without trying, comfort without speeches, and personality without apology. International Cat Day is a chance to honor all of that. Celebrate the cat who sleeps beside you, the cat who watches from across the room, the cat who meows like it pays rent, or the cat who needs time before trust. Make the home softer, brighter, safer, and more playful. Notice the slow blinks. Treasure the tiny routines. Most of all, appreciate the rare gift of a creature that chooses closeness on its own terms. When a cat curls up nearby, rests a paw on your hand, or meets your eyes with that calm, knowing look, it is offering something simple and extraordinary: trust.
- Elevate Your Home Office Glamour: Tips for a Stylish and Productive Workspace
Creating a home office that reflects your personality and style can transform your workday. Glamour should not be excluded from your workspace, whether at home or elsewhere. Adding personal touches and stylish elements can boost your mood and productivity. Personalize Your Space with Meaningful Decor Your workspace should feel like an extension of yourself. Start by placing your favorite painting or an inspiring photo above your desk. This creates a focal point that motivates you during long hours of work. Family photos or artwork that speaks to your passions add warmth and personality. Consider using wallpaper to add texture or a pop of colour. A subtle pattern behind your desk can create visual interest without overwhelming the room. Choose wallpaper that complements your furniture and overall style. Balance Glamour with Practicality in your Office While glamour adds charm, your office must remain practical. Invest in a comfortable chair that supports good posture. Since you might spend many hours seated, comfort is essential to avoid fatigue. Storage is another key element. Use shelves, drawers, or stylish baskets to keep your desk clutter-free. A tidy workspace helps maintain focus and efficiency. Look for storage solutions that blend with your decor, such as elegant wooden shelves or metallic accents. Add a Statement Lighting Piece Lighting can make or break the ambiance of your office. If you love chandeliers, don’t hesitate to include one as the cherry on the cake. A chandelier adds sophistication and creates a warm, inviting glow. Make sure your lighting supports your work needs. Combine ambient lighting with task lights like desk lamps to reduce eye strain. Adjustable lighting options allow you to tailor brightness throughout the day. Create Zones for Different Activities If space allows, design zones within your office for various tasks. A dedicated area for computer work, a reading nook with a comfortable chair, or a small table for brainstorming can enhance productivity. Use rugs or furniture placement to define these zones. This approach keeps your workspace organized and visually appealing. Keep Comfort and Inspiration at the Forefront Remember, you will spend many hours in your office. Comfort, inspiration, and storage all matter equally. Incorporate soft textiles like cushions or throws to add coziness. Surround yourself with items that inspire creativity, such as books, plants, or meaningful objects. By combining glamour with functionality, your home office becomes a place you look forward to working in every day.
- Dwelling approvals fall in May
The Australian Bureau of Statistics (ABS) reported on 01.07.26, that the total number of approved dwellings decreased by 1.1 per cent in May, reaching 17,019, according to seasonally adjusted data. Daniel Rossi, head of construction statistics at the ABS, stated: 'The decline in total approved dwellings was primarily due to a 10.4 per cent drop in private dwellings excluding houses, following a 4.0 per cent increase in April.' 'Approvals for private sector houses increased by 2.8 per cent, reaching their highest level since September 2021. This marks the fourth consecutive month with over 10,000 private sector houses approved.' Year-on-year, the total number of approved dwellings is 5.3 per cent higher. Western Australia and New South Wales Propel Private Sector House Increase Private sector house approvals rose by 2.8 percent, reaching 10,537 dwellings. The May figures are 13.2 percent higher compared to the same time last year. 'Western Australia maintained strong growth in detached housing approvals, increasing by 9.9 percent, and is up 24.5 percent compared to May 2025,' Mr. Rossi stated. 'New South Wales saw a 7.8 percent rise in May, marking the fourth consecutive month with over 2,000 approved private houses. This result is 24.1 percent higher than a year ago.' 'Conversely, private sector house approvals in Queensland decreased by 3.6 percent, following its highest result since July 2021 last month.' - Navigating the New Anti-Money Laundering Laws: What Small Businesses Need to Know
The Australian government has introduced new Anti-Money laundering (AML) laws that place increased responsibility on small businesses. Why ? Serious and organized crime significantly affects communities, involving issues like human trafficking, child exploitation, and major drug offenses. Money laundering allows criminals to conceal the proceeds from these crimes and channel funds through legitimate businesses and systems. With financial crime costing Australia as much as $82 billion annually, these reforms aim to close the gaps that criminals have been exploiting and enhance Australia's capacity to detect and combat crime. From 1 July 2026, AML/CTF obligations apply to certain services typically provided by the following businesses: real estate professionals – such as real estate agents, buyer's agents and property developers conveyancers dealers in precious metals, stones and products lawyers accountants trust and company service providers. These businesses must now act as the eyes and ears of the government by identifying and reporting suspicious cash transactions. This change creates pressure to comply with complex regulations, which can be challenging for small business owners unfamiliar with AML requirements. Understanding what these laws mean and how to adapt is essential to avoid penalties and support the fight against financial crime. Real estate office desk with transaction documents What the New AML Laws Require from Small Businesses The updated AML laws expand the scope of businesses required to monitor and report suspicious activities. Real estate agents, lawyers, accountants, and other professionals must now: Verify the identity of clients involved in transactions, especially those involving large sums of cash. Keep detailed records of transactions and client information for a minimum period, often seven years. Report suspicious transactions to the Australian Transaction Reports and Analysis Centre (AUSTRAC) promptly. Implement internal controls and staff training to detect and prevent money laundering activities. For example, a real estate agent handling a property sale involving a large cash deposit must verify the source of funds and report any unusual behaviour or inconsistencies. Failure to do so can lead to fines or legal action. Why Small Businesses Are Under Pressure Small businesses often lack the resources and expertise of larger corporations to manage compliance. The new laws require them to: Invest time and money in understanding AML obligations. Train staff to recognize red flags such as unusual payment methods or inconsistent client information. Develop or update compliance programs and reporting procedures. Maintain ongoing vigilance as criminals adapt their methods. This can be overwhelming, especially for sole traders or small teams. However, ignoring these responsibilities risks severe penalties and damage to reputation. Practical Steps for Small Businesses to Comply Small businesses can take several practical steps to meet AML requirements without disrupting daily operations: Conduct a risk assessment to identify areas where money laundering risks are highest. Create clear policies and procedures for client identification, record-keeping, and reporting. Use technology tools such as client verification software to streamline processes. Train employees regularly on AML laws and how to spot suspicious activity. Establish a designated compliance officer or point of contact for AML matters. Keep up to date with changes in legislation and AUSTRAC guidance. For instance, a law firm might implement a checklist for new clients that includes verifying identity documents and screening against sanction lists before proceeding with transactions. Compliance officer reviewing transaction records Common Red Flags to Watch For Recognizing suspicious transactions is key to compliance. Some common red flags include: Large cash payments that do not match the client’s usual business. Transactions structured to avoid reporting thresholds. Clients reluctant to provide identification or details about the source of funds. Unusual patterns such as rapid movement of funds between accounts. Use of third parties or complex ownership structures to hide beneficiaries. Small businesses should document any concerns and report them to AUSTRAC as required. Support and Resources Available The government and industry bodies provide resources to help small businesses comply: AUSTRAC offers free guidance materials, webinars, and a dedicated helpdesk. Industry associations often provide tailored training and compliance templates. Professional advisors such as accountants or compliance consultants can assist in setting up programs. Taking advantage of these resources can reduce the burden and improve confidence in meeting obligations. Moving Forward with Confidence The new AML laws represent a significant shift for many small businesses. While the requirements may seem daunting, understanding the rules and taking practical steps can make compliance manageable. Small businesses play a vital role in protecting the financial system and their communities from crime. By investing in training, clear policies, and ongoing vigilance, small business owners can meet their legal obligations and avoid costly penalties. Staying informed and proactive will help businesses navigate these changes successfully and contribute to a safer economy. If you run a small business affected by these laws, start by reviewing your current processes today. Seek advice if needed and make compliance a priority. This approach will protect your business and support the broader effort to combat money laundering in Australia.
- NSW Revises EV Installation Rules in Strata
Pending Reform – Bill 2025 NSW Revises EV Installation Regulations in Strata complexes According to the proposed Strata Schemes Legislation Amendment Bill 2025, lot owners will have a new statutory right to install an electric vehicle charging station on their property, even if it impacts common property. This new pathway complements the existing sustainability infrastructure framework and significantly reduces the delays that have traditionally hindered EV charger approvals in apartment complexes. Section 132D – The New Approval Process A lot owner intending to install a charging station must provide the strata committee with a written installation notice, along with the necessary information and documents as prescribed by the regulations. The committee then has three months (or a longer period as specified by the regulations) to either: Issue a written - no objection notice or Issue a written objection notice with the reasons for objecting If the committee does not respond within the stipulated time, it is considered to have issued a no objection notice. Essentially, no response is equivalent to consent. Reasonableness Test – By-Laws Cannot Block The strata committee must not unreasonably object to the installation. Any by-law that would unreasonably prohibit the installation of an EV charging station on an owner’s lot is ineffective. NCAT can mandate the committee to issue a no objection notice if it determines the objection was unreasonable. The regulations may further define situations where an objection or a by-law limiting installation will be deemed unreasonable. Costs Borne by the Owner The owner who installs the charging station is responsible for the installation costs and must indemnify the Owners Corporation against: The reasonable cost of maintaining and operating the charging station Rectifying any damage to common property due to installation or operation Any other costs that maybe noted in the regulation Sections 108 to 110 Are Not Applicable Crucially, the standard renovation approval process under sections 108 to 110 of the Strata Schemes Management Act 2015 does not apply to charging station installations under the new section. This eliminates a layer of bureaucracy that previously delayed installations. If your scheme has not yet evaluated its by-laws in light of the new EV charging framework, now is an ideal time to undertake this review. By-laws that outright ban charger installations will be unenforceable if they contradict the new section, and committees that do not respond to an installation notice within three months will automatically be considered to have approved the installation.

- Crafting a Comprehensive Home Buying Guide: Your Step-by-Step Companion
Buying a home is one of the most exciting and significant decisions you’ll ever make. It’s a journey filled with anticipation, questions, and sometimes a little uncertainty. But what if you had a friendly companion to walk you through every step? That’s exactly what we want to offer you today—a warm, clear, and practical guide to help you navigate the home buying process with confidence and ease. Whether you’re a first-time buyer, an investor, or someone looking to upgrade, this guide will break down the essentials in a way that feels approachable and manageable. Ready to dive in? Let’s get started. Why You Should Create a Home Buying Guide Before You Start Imagine setting off on a road trip without a map or GPS. Sounds stressful, right? The same goes for buying a home. Creating a home buying guide tailored to your needs is like having that reliable map in hand. It helps you stay organized, avoid costly mistakes, and make informed decisions. Firstly, consider your finances. Knowing how much you can borrow, what your deposit will be, and the additional costs involved (like stamp duty, legal fees, and inspections) is crucial. This preparation will keep your budget realistic and your expectations grounded. Second start by listing your priorities: location, budget, type of property, and must-have features. Think about your lifestyle and future plans. Are schools important? Do you want a garden or easy access to public transport? Jotting these down early on will save you time and energy later. Next, get familiar with the local market. Research recent sales, average prices, and trends in your preferred neighbourhoods'. This knowledge will empower you to spot a good deal and negotiate effectively. How to Create a Home Buying Guide That Works for You Creating a home buying guide doesn’t have to be complicated. Think of it as your personal checklist and reference book rolled into one. Here’s a simple way to build it: Set Your Budget Calculate your maximum price based on your savings, income, and borrowing capacity. Don’t forget to include extra costs like moving expenses and home insurance. Define Your Needs and Wants Separate your must-haves from nice-to-haves. For example, a certain number of bedrooms might be essential, while a swimming pool could be a bonus. Research Neighbourhoods' Look into schools, amenities, safety, and future development plans. Visit the areas at different times of day to get a real feel. Find a Trusted Real Estate Agent A good agent can provide valuable insights and help you find properties that match your criteria. Inspect Properties Thoroughly Attend open houses and inspections with a checklist. Look beyond the surface for potential issues like structural damage or outdated wiring. If you are considering purchasing and putting in an offer make it is subject to building inspections and a strata search. Research The Local Area Do your research at the local council to see if any developments, zone changes or new legilstions will impact your property. Grab a few additions of the local paper and read up on the type of community you are looking to be a part of and any changes affecting the area, or sign up to their online additions. Understand the Buying Process Familiarize yourself with contracts, cooling-off periods, and settlement timelines. Knowing what to expect reduces stress. Plan for the Future Think about resale value and how long you plan to stay. This perspective can influence your choice. By following these steps, your guide becomes a living document that grows with you through the process. What is the 5/20/30/40 Rule? You might have heard about various budgeting rules, but the 5/20/30/40 rule is a handy way to manage your finances when buying a home. Here’s how it breaks down: 5%: This is the amount you should ideally spend on your home loan application and other upfront fees. 20%: The recommended deposit to avoid paying lenders mortgage insurance (LMI). Saving this amount can save you thousands. 30%: The portion of your income that should go towards your mortgage repayments. Keeping it at or below this level helps maintain financial balance. 40%: The remaining income you can allocate to living expenses, savings, and other financial goals. This rule helps you keep your home purchase affordable and sustainable. It’s a practical framework that encourages smart financial planning without overwhelming you. Navigating Inspections and Legalities with Confidence Once you’ve found a property that feels right, the next step is to dive into inspections and legal checks. This part can seem daunting, but it’s essential to protect your investment. Start with a building and pest inspection. These inspections reveal hidden problems like termites, water damage, or structural issues. Don’t skip this step—even if the house looks perfect on the surface. Next, review the contract of sale carefully. It’s wise to have a solicitor or conveyancer look over the documents to ensure everything is in order. They’ll check for any special conditions, easements, or restrictions that could affect your ownership. Remember to ask questions. What are the council zoning rules? Are there any upcoming developments nearby? Transparency now can save headaches later. Settling In: What to Expect After You Buy Congratulations! You’ve made it through the buying process and are ready to settle into your new home. But the journey doesn’t end here. First, prepare for the settlement day. This is when the property officially becomes yours. You’ll need to arrange final payments, sign documents, and collect the keys. Your conveyancer or solicitor will guide you through this. After moving in, take time to get to know your neighbourhood. Introduce yourself to neighbours, explore local shops, and find nearby services. This helps you feel at home and connected. Also, consider setting up a maintenance schedule. Regular upkeep like cleaning gutters, servicing heating systems, and checking smoke alarms keeps your home safe and preserves its value. Finally, keep an eye on your financial health. Review your mortgage terms periodically and look for opportunities to refinance or pay down your loan faster. Buying a home is a big step, but with the right preparation and mindset, it can be a joyful and rewarding experience. If you want a detailed, easy-to-follow home buying guide that covers everything from start to finish, you’re in the right place. Take your time, ask questions, and remember - your perfect home is waiting for you. Disclaimer: this article is not financial advice and should not be taken as such. - Understanding Dual Key Properties: Benefits of Renting and Living Under One Roof
Dual key properties offer a unique housing solution that combines two separate living spaces within a single building. This design allows homeowners to live in one part of the property while renting out the other, creating a flexible and practical arrangement. For families wanting to stay close or investors seeking steady rental income, dual key homes present an attractive option. What Is a Dual Key Property? A dual key property consists of two self-contained units under one roof. Typically, one unit is larger and serves as the main residence, while the second unit is smaller and can be rented out or used for guests. Both units have separate entrances, kitchens, bathrooms, and living areas, ensuring privacy for occupants. This setup differs from traditional multi-family homes or duplexes because the two units share a single title and land parcel. The design maximizes space and offers flexibility without the complexity of managing multiple properties. Why Consider a Dual Key Property? Dual key properties appeal to various homeowners and investors for several reasons: Rental income: Renting out the smaller unit helps cover mortgage payments or generates extra cash flow. Family proximity: Parents can live in one unit while adult children or elderly relatives stay nearby but maintain independence. Cost efficiency: Shared utilities and maintenance reduce overall expenses compared to owning two separate homes. Future flexibility: Owners can convert the rental unit into a home office, guest suite, or even merge the spaces later. For example, a young family might buy a dual key home to rent out the second unit to a tenant, easing financial pressure. Alternatively, a multigenerational family could use the smaller unit for grandparents, providing support while respecting privacy. How Councils Support Dual Key Properties Local councils often encourage dual key developments because they address housing shortages and promote efficient land use. By allowing two households on one lot, councils help increase housing density without expanding urban sprawl. Councils may offer incentives such as relaxed zoning rules or streamlined approval processes for dual key properties. These homes also support affordable housing goals by providing more rental options in established neighborhoods. Moreover, dual key properties can reduce pressure on infrastructure by concentrating residents in smaller footprints. This approach aligns with sustainable urban planning principles. Practical Benefits for Homeowners and Renters Owning a dual key property brings several practical advantages: Privacy and independence: Separate entrances and facilities mean tenants and owners don’t interfere with each other’s daily lives. Security: Living close to tenants or family members enhances safety and quick assistance if needed. Tax benefits: Rental income may be tax-deductible against property expenses, improving financial returns. Easy management: Managing one property with two units is simpler than handling multiple rental properties. Renters also benefit from dual key homes. They often find these units more affordable than standalone houses and appreciate the quiet, residential setting. For families, it offers a way to stay connected while maintaining personal space. Things to Consider Before Buying While dual key properties offer many perks, buyers should keep a few points in mind: Local regulations: Check council rules on dual key properties, including parking requirements and rental restrictions. Financing: Some lenders may have specific criteria or higher deposits for dual key homes. Resale value: Dual key properties appeal to a niche market, so resale might take longer than traditional homes. Maintenance: Shared walls and facilities require clear agreements on upkeep responsibilities. Tax implications & benefits: always speak to a qualified tax expert to be fully informed Visiting existing dual key homes or consulting with real estate professionals can help clarify if this property type fits your needs. Backyard of dual key property with two distinct outdoor areas Thoughts on Dual Key Properties Dual key properties combine the best of both worlds: a private home and a rental opportunity under one roof. They suit families wanting to stay close, investors seeking steady income, and anyone looking for flexible living arrangements. Councils support these homes because they make efficient use of land and help address housing needs. Disclaimer: This article is not intended to provide financial advice. - The Ultimate Guide to Colour Boards: Unleashing Creativity with Textiles, Flowers, and Client Collaboration
Colour boards are a powerful tool that professional designers use to explore, communicate, and refine their creative vision. Whether you work in interior design, fashion, event planning, or any creative field, colour boards help bring ideas to life by combining textures, hues, and natural elements. This guide explains why colour boards matter, how to create them effectively, and when to involve clients in the process. You will also discover how textiles, flowers, and branches add depth and inspiration to your boards. Colour board with textiles and natural elements Why Colour Boards Are Essential for Designers Colour boards serve as a visual reference that helps designers stay focused and consistent throughout a project. They allow you to: Visualize colour combinations before committing to materials or finishes. Test how different textures and materials interact in a cohesive palette. Communicate your vision clearly to clients, contractors, or collaborators. Save time and reduce costly mistakes by making decisions early. Inspire creativity by mixing unexpected elements like textiles and natural materials. For example, an interior designer might combine velvet fabric swatches with paint chips and dried eucalyptus branches to create a calming, earthy palette. This approach helps everyone involved understand the mood and feel of the space before any physical work begins. How to Create Colour Boards That Work Creating an effective colour board involves more than just picking pretty colours. Here are practical steps to guide you: 1. Define Your Project’s Mood and Purpose Start by clarifying the mood or atmosphere you want to evoke. Is it warm and cozy, fresh and modern, or bold and dramatic? This focus will guide your colour and material choices. 2. Gather a Variety of Materials Include: Textiles: Fabric swatches in different textures like linen, silk, or wool add tactile interest. Flowers and Branches: Fresh or dried flowers and branches introduce organic shapes and natural colours. Paint Chips: These provide a range of hues and tones to anchor your palette. Other Elements: Paper samples, ribbons, tiles, or even photographs can enhance your board. 3. Arrange Thoughtfully Place your materials on a sturdy backing like foam board or thick paper. Group colours and textures that complement each other. Avoid clutter by limiting your palette to 4-6 main colours. 4. Photograph and Share Take clear photos of your board to share with clients or team members. This helps keep everyone aligned, especially if you work remotely. 5. Update as Needed Colour boards are living documents. Adjust them as your project evolves or new ideas emerge. When to Use Colour Boards in Your Workflow Colour boards are most useful at the start of a project, during the concept phase. They help set the tone and direction before detailed plans or purchases happen. Here are key moments to use them: Initial client meetings: Present a few colour board options to gauge client preferences. Material selection: Confirm choices for fabrics, paints, and finishes. Collaborative workshops: Invite clients or team members to contribute ideas and materials. Before ordering samples or products: Ensure colours and textures work well together. Using colour boards early avoids confusion and costly changes later. They also build client confidence by showing a clear, tangible vision. Designer workspace with colour board and natural materials Should Clients Contribute to Colour Boards? Involving clients in creating colour boards can be highly beneficial. It encourages collaboration and ensures the final design reflects their tastes and needs. Here’s how to include clients effectively: Ask clients to bring inspiration: Photos, fabric samples, or favourite colours help start the conversation. Create mood boards together: Use physical or digital tools to combine ideas. Educate clients: Explain how colour boards guide the project and why certain choices matter. Set clear boundaries: While client input is valuable, guide them to keep the palette focused and cohesive. This collaborative approach builds trust and reduces misunderstandings. Clients feel heard and invested, which often leads to smoother project execution. Beyond Colour: What Else Can Inspirational Boards Include? Colour boards don’t have to be limited to colours and textures. They can incorporate: Patterns and prints: Swatches of wallpaper, fabric, or tiles. Lighting samples: Photos or small fixtures to show light quality. Furniture or decor images: To suggest style and scale. Natural elements: Stones, shells, or wood pieces for texture and context. These additions enrich the board and provide a fuller picture of the design concept. For example, a wedding planner might use flowers, fabric, and ribbon samples alongside photos of table settings to create a cohesive event theme. - The Rise of Saunas: Origins, Maintenance, and Benefits for Cooler Climates
Saunas have become a popular feature in many homes and wellness centers, especially in regions with cooler climates. Their appeal goes beyond simple relaxation; many people appreciate the health benefits and the cozy warmth saunas provide during cold seasons. But where do saunas come from, and how much effort does it take to maintain one? Explores the history of saunas, their upkeep, and why they are especially suited for cooler environments. Traditional wooden sauna interior with benches and heater The Origins of Saunas Saunas have a long history rooted in Northern Europe, particularly Finland. The Finnish sauna tradition dates back over 2,000 years and has been an essential part of daily life and culture. Originally, saunas were simple pits dug into the ground or small wooden huts heated by stones warmed in a fire. People used them for bathing, socializing, and even giving birth. The word "sauna" itself comes from the Finnish language, and the practice spread to neighbouring countries like Sweden, Russia, and the Baltic states. Over time, saunas evolved from basic shelters to more sophisticated wooden rooms with controlled heating systems. Today, the Finnish sauna remains the gold standard, typically heated to temperatures between 70°C and 100°C (158°F to 212°F). The heat is dry, but water can be poured on hot stones to create steam and increase humidity temporarily. This combination of heat and steam is believed to promote relaxation and various health benefits. Why Saunas Are Ideal for Cooler Climates Saunas provide a warm retreat from cold weather, making them especially popular in countries with long winters and chilly temperatures. The heat from a sauna helps the body relax and can improve circulation, which is often sluggish in cold conditions. People living in cooler climates often face dry skin, muscle stiffness, and seasonal mood changes. Regular sauna use can help address these issues by: Improving blood flow: Heat causes blood vessels to dilate, which can relieve muscle tension and joint pain. Promoting skin health: Sweating helps remove toxins and dead skin cells, leaving skin feeling refreshed. Boosting mood: The warmth and quiet environment encourage relaxation and stress relief, which can combat winter blues. Supporting immune function: Some studies suggest that regular sauna sessions may reduce the risk of colds and flu by stimulating the immune system. These benefits make saunas a practical and enjoyable addition to homes in colder regions. Modern outdoor sauna cabin in snowy landscape Maintenance and Upkeep of Saunas Many people hesitate to install a sauna because they worry about the maintenance involved. While saunas do require some care, they are generally low-maintenance if you follow a few simple steps. Basic Sauna Maintenance Tips Regular cleaning: Wipe down benches and walls with a mild soap solution after use to prevent sweat buildup and odors. Ventilation: Ensure proper ventilation to avoid mold and mildew. Open vents or doors after use to let the sauna dry completely. Check the heater: Inspect the heating element and stones regularly. Replace sauna stones every few years as they can crack or degrade. Wood care: Avoid using harsh chemicals on the wood. Sand rough spots gently to keep surfaces smooth and comfortable. Avoid moisture damage: Do not pour excessive water on the heater, and avoid leaving wet towels inside the sauna. Electrical and Structural Maintenance If your sauna uses an electric heater, schedule periodic inspections by a qualified technician to ensure safety and efficiency. For wood-burning saunas, clean the chimney and flue regularly to prevent blockages and fire hazards. Structurally, saunas built with quality materials and proper insulation require minimal repairs. Outdoor saunas may need occasional treatment with wood preservatives to protect against weather damage. Overall, maintaining a sauna is manageable and well worth the effort for the comfort and health benefits it provides. Sauna heater stones glowing inside wooden sauna Practical Tips for Choosing and Using a Sauna If you are considering adding a sauna to your home, here are some practical points to keep in mind: Size and location: Choose a size that fits your space and usage needs. Indoor saunas can fit in bathrooms or basements, while outdoor saunas offer a natural setting. Type of sauna: Traditional Finnish saunas use dry heat and steam, infrared saunas use radiant heat, and steam rooms provide moist heat. Each offers different experiences and benefits. Safety first: Follow manufacturer guidelines for installation and use. Avoid staying in the sauna for too long, especially if you have health conditions. Hydration: Drink water before and after sauna sessions to stay hydrated. Frequency: Many people use saunas 2-3 times per week. Start with shorter sessions and increase gradually. The Lasting Appeal of Saunas Saunas combine tradition, health benefits, and comfort in a way few other home features do. Their origins in cold climates make them a natural fit for anyone looking to stay warm and healthy during winter months. With reasonable maintenance and care, a sauna can become a cherished part of your wellness routine. If you live in a cooler climate and want a relaxing way to improve your well-being, a sauna is worth considering. Whether you choose a classic Finnish design or a modern infrared model, the warmth and calm it provides can make a big difference in your daily life.
- Hannaford Ross Interiors - chatting with Deborah
When your interior designer’s business primarily comes from word of mouth, you know they must be good! Debora h Ross is that designer. After taking a colour and design course in the early 2000s, Deborah fell in love with interior design and, after progressing from an interest to a part-time job, she is now works full-time in Hannaford Ross Interior Design in Sydney. If Deborah is ever asked if she made the right decision, she need just list her many delighted customers, like the client who recommended a sister, who then recommended Deborah to her beauty salon … who then recommended Deborah to another beauty salon! Beautiful transformation of a Hair Salon in Maroubra Catering to commercial and residential customers, Deborah offers a “bespoke” service, be it a simple colour consult or a complete redesign. Often, the choice of paint colour is the most difficult choice for her clients, and experience has shown that a mistake can cause a lot of heartache – and often a lot of money to correct! Connecting with her client, getting to know who they are and what they really want, is the best part of Deborah’s day and inevitably guides the recommendation about a colour scheme to suit their office or home environment. Then there is the client that simply has no clue where to start or finish, and for this customer Deborah can ease the process and alleviate the anxiety of decision-making by creating mood boards, a budget, a furniture plan – even finding suitable pieces and applying her supplier discounts. As well as furnishings and paint, Deborah sources artwork that brings her clients’ spaces alive! Before And fabulous afters in Beacon Hill home by Deborah from Hannaford Ross Design of strata spaces can often be one of the more challenging projects, as strata committees often consist of five or six people each with their own idea. Deborah has countless stories of being brought in to fix the design horror resulting when trying to mesh all stakeholders’ preferences into one design scheme. Deborah’s very simple solution to this conundrum is to present two concepts and to suggest that the strata votes. More often than not a clear decision ensues and the strata manager can get on with the job of making the space more enjoyable for all. Deborah takes the same approach with office designs, which can often present the same challenge. A stunning transformation in an inner city apartment, showcasing the before & after living space & a gorgeous bedroom space with a stunning triptych painting Deborah’s philosophy is that a great relationship with her clients is central to a successful design. She prides herself on delivering what they want – even if they don’t know what that is at the start of the relationship! Ideally, she meets with the client in the first instance and then balances in person and remote meeting consultations to suit the client’s lifestyle (and restrictions, when they apply!). She keeps her finger well and truly on the pulse when it comes to design trends, but is not swayed by these if it doesn’t suit the client or their space. An emerging trend that Deborah has seen is a focus on luxury. People are spending more than usual on designing for comfort and indulgence, upgrading to things like bigger houses to accommodate working from home or installing a pool to provide a resort-like feel when overseas trips are out of the question. Clients are increasingly softening their rooms, with curves in furniture and architecture and tactile fabrics an emerging trend. While minimalism is still popular, maximalist is on the rise with bold colours, statement pieces and contrasting patterns somehow working together to make the perfect harmonious space. Simple, yet effortlessly stylish. The furnishings & accessories blending into the warmth of the timber details of this Pittwater home. On the flip side, many businesses are downsizing and paring back, with their staff working from home more and hot spotting when in the office, hence the focus is on reception areas and room for online meetings. When asked to name her favourite project to date Deborah struggles to choose but when pressed she gives a couple of examples that demonstrate her knack for problem solving. The first was for an elderly client who sold all her furniture and moved into a retirement village with a vision of starting fresh. Then COVID hit and she was unable to get anything to furnish her new home. When Deborah met this senior citizen she had just a TV on a box and a computer on a chair. Deborah knew which of her suppliers would have stock (and, just as importantly, who would deliver and install in the home for her frail client) and within ten days the apartment was fully furnished, right down to the indigenous and abstract artworks that her client desired. The second example – a tiny lady who had lived in Japan and wanted to maintain the no fuss, minimalistic monochromatic style favoured in that country – an aesthetic seemingly at odds with the fact that she is mother to three strapping boys! Deborah worked with the client to select items with clean and simple lines that were large enough to accommodate her, quite literally, growing family! If you have a design dilemma or just want a guiding hand don't hesitate to chat with Deborah to discuss your own design solution! By Kate Chapley
- Love to have a rockery, it's easier than you thought
Rockeries are a great way to take advantage of any inclines you may have or just to make a beautiful and interesting garden. A rockery is typically a garden that uses large rocks as its center points. Alpine plants are considered to be the norm in rockeries as they are native to high rocky areas. However you do not need to be in the heights of the Swiss mountains to achieve your own special rockery, as long as you use appropriate plants and consider utilizing complimentary heights in your layout. Edelweiss - Alpine flower While creating a rockery may be physically demanding, it is a relatively simple process. Rocks and large stones are an essential part of traditional rockeries Step 1. Gather Several Large Rocks You will first want to gather several large rocks. If you don’t have any on your property, landscaping companies typically supply them. When choosing a rock for your rockery, you’ll want to choose something that goes with the natural landscape. Rocks that look natural will give your rockery a realistic feel. Step 2. Figure Out Where Each Large Rock Will Go Then, you’ll want to map out where each rock goes. Remember, the rocks are supposed to be used to create a natural feel. So, you’ll want to spread them out somewhat randomly. You can create what looks to be a small stream or waterfall using the rocks. You can also use a rock to make artificial shade if you plan to have flowers that need sufficient shade throughout the day. Step 3. Figure Out What Type of Plants You Want Alpine plants need to be planted in looser soil. So, you may need to add some compost to your soil before planting. This can be easily accomplished by using a tiller to mix up both the natural dirt and the compost. Keep in mind that some plants need a certain amount of shade each day and others do not. So, you’ll want to plan accordingly. Most alpine plants are best planted in mid to late fall. One such case is tulips. Tulips are a great choice for any garden as they can come in just about any colour and are simple to plant. Another great choice is thyme as it thrives in dry soil with little nutrients. In other words, it does not require a lot of maintenance. Plus, thyme comes in many colours and can act like ground cover if you have enough of them. Shopping for plants is half the fun. Make sure you have texture, as well as colour Step 4. Dig In the Rocks and Plant Once you have everything planed, it’s time to get started. You’ll want to first dig in the rocks about a third of the way in to secure them in place. Then you’ll want to plant from high to low to prevent trampling. Afterwards, make sure to water each plant and especially around each rock to help the soil settle. Step 5. Maintenance There is a lot to landscaping, but it is all for naught if it is not maintained. Expensive plants may die if weeds are not regularly removed. While alpine plants can survive in harsh conditions, you may still need to water them. So, if you find that a plant is starting to turn a lighter colour, then you’ll want to water it. All in all, rockery gardens tend to result in some of the most unique landscapes. Plus, they require little maintenance throughout the months. So, they are a great choice especially for those who already have a natural incline and want to transform it into a beautiful landscape.
- Creating a Turkish-Inspired Internal Courtyard with Vibrant Colours and Handcrafted Tiling
Internal courtyards offer a unique opportunity to bring a slice of the Mediterranean into your home. When designed with a Turkish flair, these spaces become warm, inviting havens filled with rich colours, intricate tiling, and natural elements. This style embraces bold hues like blue, yellow, and terracotta, combined with handcrafted details and lush plants to create a mystic, cozy atmosphere. If you want to transform your internal courtyard into a vibrant retreat, here’s how to capture that authentic Turkish charm. Turkish-style courtyard with vibrant tiles and greenery Using Color to Set the Mood Color plays a crucial role in evoking the Mediterranean warmth typical of Turkish courtyards. Don’t shy away from bold, saturated tones. The key colors to focus on are: Blue: Symbolizes the sky and sea, bringing calm and depth. Yellow: Adds brightness and energy, reminiscent of sunlight. Terracotta: Grounds the space with earthy warmth and tradition. These colors can be applied through painted stucco walls, decorative cushions, and pottery. Using stucco or rendering on walls provides a textured backdrop that complements the vibrant palette and adds an authentic Mediterranean feel. The Charm of Handcrafted Tiling One of the most striking features of Turkish courtyards is the use of handcrafted tiles. These tiles often feature intricate geometric patterns and floral motifs in rich colors. Incorporating these tiles can be done in several ways: Flooring: Create a patterned tile floor that becomes the focal point of the courtyard. Wall accents: Use tiles to frame doorways or create a decorative backsplash. Furniture: Tile tabletops or benches add a unique handcrafted touch. Handcrafted tiling not only adds beauty but also tells a story of tradition and craftsmanship. Look for artisans or suppliers who specialize in authentic Turkish or Mediterranean tiles to ensure quality and style. Creating a Cozy, Low Seating Area Turkish courtyards are designed for relaxation and socializing. Low seating arrangements are ideal for this purpose. Consider: Built-in benches with cushions: These can be tiled or stuccoed to match the courtyard’s style. Floor cushions and poufs: Add flexibility and comfort with colourful textiles. Small coffee tables: Perfect for tea or snacks, often tiled or made from natural wood. This seating style encourages lounging and creates an intimate atmosphere, perfect for enjoying the courtyard’s beauty and tranquillity. Bringing Nature Inside Plants are essential to achieving the Mediterranean vibe. They soften the hard surfaces and add life to the space. Some great choices include: Olive trees: Symbolic and easy to maintain. Bougainvillea: Adds vibrant pink or purple flowers. Herbs like rosemary and lavender: Provide fragrance and greenery. Potted palms or ferns: Introduce a tropical touch. Arrange plants in terracotta pots or colorful ceramic containers to complement the courtyard’s color scheme. Vertical gardens or hanging plants can also maximize greenery in smaller spaces. Balancing Texture and Light The combination of stucco walls, handcrafted tiles, and lush plants creates a rich texture palette. To enhance this: Use soft lighting such as lanterns or string lights to create a warm glow in the evening. Incorporate metal accents like wrought iron lanterns or furniture for contrast. Add textiles with embroidered or woven patterns to soften seating areas. This balance of textures and light will make your courtyard feel inviting at any time of day. Practical Tips for Your Turkish Courtyard Start with a colour plan: Choose your main colours and stick to them for walls, tiles, and accessories. Mix patterns carefully: Combine different tile patterns but keep a consistent colour palette to avoid visual clutter. Invest in quality tiles: Handcrafted tiles are an investment but will last and age beautifully. Choose durable plants: Mediterranean plants thrive in sun and heat, perfect for courtyards. Create shade: Use pergolas, umbrellas, or climbing vines to provide relief from the sun. By planning carefully, you can create a courtyard that feels both authentic and comfortable.
- Is the Traditional Queenslander House Still Cherished Amidst Modern Urban Developments?
The image of a traditional Queenslander house often brings to mind a charming, airy home raised on stilts, adorned with delicate timber lacework, and surrounded by lush local flora. These homes have long been a symbol of Queensland’s architectural identity, designed to suit the subtropical climate with wide verandas, high ceilings, and natural ventilation. Yet, as urban development accelerates, with apartments, townhouses, and high-rises reshaping city skylines, many wonder if the Queenslander house will remain a cherished part of the landscape or become a relic of the past. Traditional Queenslander house with timber lace and verandas The Appeal of the Traditional Queenslander House Queenslander homes were built to respond to the environment. Raised on stilts, they allow air to circulate underneath, cooling the house naturally and protecting it from flooding. The wide verandas provide shade and outdoor living space, while the timber construction offers flexibility and charm. These features make Queenslanders not only beautiful but practical for the local climate. For many, the Queenslander represents more than just a house. It embodies a lifestyle connected to nature, community, and history. The intricate timber trimmings and spacious layouts create a sense of openness and warmth that modern apartments often lack. This connection to tradition and environment is why many homeowners and heritage advocates fight to preserve these homes. Urban Growth and Changing Housing Needs Queensland’s cities, especially Brisbane, have experienced rapid population growth. To accommodate more people, developers have turned to higher-density housing such as apartments and townhouses. These options offer convenience, proximity to amenities, and affordability, which are increasingly important in urban areas. This shift means fewer new Queenslander-style homes are being built. Instead, the focus is on maximizing land use with multi-storey buildings. While these developments meet housing demand, they often lack the character and climate-responsive design of traditional Queenslanders. How the Queenslander Fits Into Modern Living Despite urban growth, the Queenslander house still holds a special place in many communities. Some suburbs have heritage overlays that protect these homes from demolition or unsympathetic renovations. Homeowners often restore and update Queenslanders to include modern comforts while preserving original features. Developers and architects have also found ways to blend traditional elements with contemporary design. For example: Raised foundations are incorporated into new builds to improve airflow and flood resilience. Wide verandas and timber details are used to evoke the Queenslander style. Landscaping with native plants helps maintain the connection to local flora. These adaptations show that the Queenslander’s principles remain relevant, even as housing styles evolve. Modern townhouse development featuring Queenslander-inspired design Challenges to Preserving Queenslander Homes Preserving traditional Queenslanders faces several challenges: Land value pressures : Large blocks with Queenslander homes are often sold for redevelopment into higher-density housing. Maintenance costs : Timber homes require ongoing upkeep, which can be expensive compared to newer materials. Changing lifestyles : Modern families may prefer open-plan living and smaller outdoor spaces, which contrast with the Queenslander’s layout. These factors contribute to a decline in the number of Queenslander homes, especially in inner-city areas. The Future of Queenslander Houses The future of the Queenslander house depends on balancing heritage with urban growth. Some ways this balance is being pursued include: Heritage listings and conservation areas that protect significant Queenslander homes. Adaptive reuse projects that convert old Queenslanders into cafes, offices, or boutique accommodation. Community awareness campaigns that highlight the cultural and environmental value of these homes. By valuing what makes Queenslanders unique, cities can maintain their character while accommodating new residents. Detailed timber lacework on a restored Queenslander veranda Embracing Tradition in a Modern World Queenslander houses offer more than nostalgia. Their design principles—natural ventilation, raised floors, shaded outdoor spaces—are well suited to sustainable living in Queensland’s climate. As urban areas grow, incorporating these features into new developments can improve comfort and reduce energy use. Let's not lose the beauty of the Queenslander, but incorporate its excellent design ideas into our modern homes. Even if it's just a veranda, it can be a place to enjoy warm evenings, watching the sunset or the kids playing.
- Essential Guide to Bromeliads: Care, Types, and Stunning Varieties
Bromeliads have become a staple in today's plant enthusiasts’ collections, seamlessly merging vibrant beauty with effortless care. These unique plants offer captivating foliage and striking shapes, making them a standout choice for any indoor or outdoor space. Whether you're a green-fingered expert or just starting out, knowing how to care for bromeliads will enhance your environment and appreciation for these stunning plants. Appearance and Characteristics of Bromeliads Bromeliads are truly having a moment. Once viewed as niche collector's items, they now grace homes and gardens everywhere. Their appeal lies in their outstanding variety and adaptability. These plants come in various shapes, colors, and sizes, making it easy for anyone to find one that complements their style. The foliage of bromeliads can exhibit bright reds, deep greens, and even silvery hues, with some species producing jaw-dropping flowers that can dramatically change a room’s aesthetic. For instance, the Guzmania species can showcase vibrant red and yellow flowers, while the Aechmea 'Blue Rain' can sprout a magnificent blue inflorescence that captivates visitors. September is when these beauties are often at their peak, making it an ideal time to appreciate their color. Types and Species of Bromeliads With thousands of species across many genera, there’s a bromeliad for nearly every garden or home. Here are a couple of popular types to illustrate this diversity: Alcantarea Species Among the most admired is Alcantarea imperialis , commonly known as the giant alcantarea. Varieties like “Rubra,” “Purpurea,” and “Silver Plum” showcase stunning foliage. The leaves often have striking silver-green tops and rich plum undersides. These plants can grow impressively wide, exceeding 1 meter, and their flower spikes could reach heights of 2.5 meters. They thrive in full sun and are cold-tolerant, although frost should be avoided. Perfect for planting in large pots or feature areas, they create a dramatic focal point outdoors or in spacious interiors. Care Tips for Bromeliads Climate and Position Bromeliads flourish best in tropical and subtropical climates. However, many species adapt well to warm, temperate zones or even indoor settings where temperatures can be controlled. They can tolerate conditions ranging from full shade to bright sunlight, enabling them to fit into a variety of environments. For example, in the U.S., the Guzmania thrives in southern states where warmth is consistent, allowing it to flourish year-round. Soil and Watering When it comes to soil, bromeliads prefer well-draining mediums. A mix suitable for orchids works well. Interestingly, these plants don’t need frequent watering, especially when placed in environments with high humidity, such as bathrooms or kitchens. In fact, overwatering can lead to root rot. During hot months, a minimal amount—perhaps once every two weeks—should suffice, making them ideal for those prone to forgetfulness. Feeding A notable benefit of bromeliads is their low feeding requirements. They generally do well with little to no fertilization. If you wish to give them a boost, a diluted liquid fertilizer once a month during the growing season can encourage growth and flowering. Many gardeners report that their bromeliads thrive without fertilizers, showcasing their resilience and adaptability. Embrace the Beauty of Bromeliads Bromeliads are more than just plants; they are vibrant glimpses of nature that can elevate your living space. With their wide array of forms and colors, these plants are perfect for any home or garden style. Whether you opt for the stunning Alcantarea or another breathtaking variety, adding bromeliads can transform your environment into a vivid display of natural beauty. Consider selecting one today and see how it can brighten your life!

- New Bill Targets Commercial Landlords to Combat Illicit Tobacco and Illegal Vaping Sales
The Minns Labor Government Plans to Tackle Illegal Tobacco and Vaping Sales ========================================================================== The Minns Labor Government is taking a strong stance against illegal tobacco and vaping sales. They plan to introduce the Public Health (Tobacco) Amendment (Landlord Offences) Bill 2025. This legislation aims to create an offense for commercial landlords who knowingly allow their properties to be used for selling illicit tobacco and illegal vapes. New Offense and Penalties Under this new law, landlords could face serious consequences. The maximum penalty includes up to one year in prison, a fine of $165,000, or both. This offense targets landlords who are aware of illegal activities occurring on their properties. Instead of reporting these activities or evicting the tenants, they choose to ignore the situation. Stakeholder Engagement The proposed legislation was developed after extensive engagement with key stakeholders. This included three roundtables with landlord representatives, retailers, and health advocates. Additionally, consultations with partner government agencies and a public 'Have Your Say' survey helped shape the bill. Recent Actions by NSW Health and Police Recently, NSW Health and NSW Police have intensified efforts to shut down illegal tobacco and vaping stores. This initiative aligns with the NSW Government’s stringent new laws. From January 1, 2025, to October 27, 2025, NSW Health Inspectors conducted around 1,260 retailer inspections. They seized over 11.8 million cigarettes, more than 2,000 kg of other illegal tobacco products, and approximately 170,000 illegal vaping items. The combined estimated street value of these seizures is about $18.9 million. Legal Consequences During the same period, the NSW Ministry of Health completed 17 prosecutions. The courts imposed a total of $597,200 in fines related to e-cigarette and tobacco offenses. Currently, there are 27 prosecutions, including a District Court appeal, pending in the courts. Recent Reforms in the Tobacco and Vaping Market This legislation builds on recent reforms targeting the illegal tobacco and vaping market. Key reforms include: A new offense for possessing a commercial quantity of illegal tobacco, with a maximum penalty of over $1.5 million and 7 years' imprisonment, or both. New penalties for selling illegal tobacco, with a maximum penalty of over $1.5 million and 7 years' imprisonment, or both. The introduction of short-term (up to 90 days) and long-term (up to 12 months) closure orders for premises selling illegal tobacco, vaping goods, or selling tobacco or non-tobacco smoking products without a license. New offenses and penalties for anyone breaching these closure orders, including entering closed premises or selling products from closed premises. New lease termination powers for landlords where a closure order is in place. New leading offenses for falsely claiming to be licensed, resisting seizure, and attempting to retake seized products. The Importance of Public Health The new legislation is not just about penalties. It emphasizes the importance of public health. By targeting illegal sales, the government aims to reduce access to harmful products. This is crucial for protecting vulnerable populations, especially young people. The rise of vaping among youth has raised significant health concerns. By cracking down on illegal sales, the government hopes to deter underage access to these products. Community Awareness and Education Another key aspect of this initiative is community awareness. The government plans to launch educational campaigns. These will inform the public about the dangers of illegal tobacco and vaping products. Understanding the risks associated with these products is vital. Education can empower individuals to make informed choices and report illegal activities. Collaboration with Local Authorities Collaboration with local authorities is essential for the success of this initiative. The government will work closely with local councils and community organizations. This partnership will help in identifying hotspots for illegal sales. Together, they can implement strategies to address these issues effectively. Conclusion The Minns Labor Government's efforts represent a significant step towards combating illegal tobacco and vaping sales. By holding landlords accountable, they aim to create a safer environment for the community. The new legislation, along with ongoing enforcement actions, will help curb the illegal market and protect public health. © State of New South Wales. - Transform Your Space with Green: Fresh, Cozy, or Dark and Sexy Home Decor Ideas
Green is a colour that can completely change the mood of your home. Whether you want to create a fresh and cozy atmosphere or a dark and sexy vibe, green offers endless possibilities. This month’s colour inspiration invites you to explore how green can refresh your space with velvet cushions, scented candles, or a table decor filled with plants. Let’s dive into practical ideas that bring green into your home in ways that suit your style and mood. Green is a positive colour that evokes a sense of vitality and renewal. Just as we associate the colour green with the go signal at traffic lights, which indicates that it is safe to proceed, it similarly represents a forward momentum in our lives. In nature, green is prevalent in the lush foliage of trees, the vibrant blades of grass, and the abundance of thriving plants, all of which signify growth, fertility, and the promise of new beginnings. This connection to the natural world further enhances green's reputation as a symbol of life and optimism. Moreover, the colour green has been shown to have a calming effect on the mind and body. It is often used in design and decor to create tranquil spaces that promote relaxation and well-being. Studies have indicated that spending time in green environments can reduce stress and enhance feelings of happiness. Tropical vibes meet modern design with a palm-printed wallpaper, a floral-patterned cushion, and a pair of decorative figurines adding charm to a cozy wooden chair setting. Fresh and Cozy Green for a Welcoming Home Green naturally evokes feelings of calm and renewal. To create a fresh and cozy space, start with soft textures and natural elements. Velvet cushions in shades like emerald or moss green add a rich but inviting touch to sofas or armchairs. Pair these with neutral tones such as cream, beige, or soft greys to balance the vibrancy of green. Scented candles with herbal or earthy fragrances complement the green theme and enhance the cozy atmosphere. Look for candles in green glass jars or with green labels to keep the colour consistent. Adding plants is one of the easiest ways to bring freshness into your home. Choose a variety of sizes and leaf shapes to create visual interest. Place them on shelves, window sills, or cluster them on a side table. Tips for fresh and cozy green decor: Use velvet cushions in different green tones for texture and depth. Add scented candles with natural scents like eucalyptus or pine. Group plants with different leaf shapes and heights for a lush look. Use light wood furniture to keep the space airy and warm. This approach works well in living rooms, bedrooms, or even kitchens where you want a calming but lively vibe. Dark and Sexy Green for a Bold Statement If you prefer a more dramatic and sensual mood, dark green is your go-to colour. Deep shades like forest green, hunter green, or even blackened green create a luxurious and intimate atmosphere. Velvet cushions in these tones feel indulgent and inviting, perfect for a lounge or bedroom. To complement dark green, use rich materials such as brass, dark wood, or black metal. A table decor with green candles in elegant holders adds a mysterious glow. Plants with dark green leaves, like monstera or fiddle leaf figs, fit perfectly in this setting. Use dim lighting to enhance the mood and highlight the textures. Ideas for dark and sexy green decor: Choose velvet cushions in deep green shades for a plush feel. Use candle holders in brass or black metal for contrast. Select plants with large, glossy leaves to add drama. Incorporate dark wood furniture or accents for warmth and depth. This style suits dining rooms, bedrooms, or any space where you want to create an intimate and sophisticated environment. Dark green velvet cushion on a black chair with brass candle holders for a sexy home vibe Bringing Green into Table Decor with Plants Galore A table decorated with green elements can be the focal point of your room. Whether you want fresh and cozy or dark and sexy, plants are a versatile way to add life and colour. Use a mix of potted plants, succulents, and cut greenery in vases to create layers. For a fresh look, choose light ceramic pots or glass containers. Add small scented candles in green hues to complement the plants. For a darker vibe, use black or dark green pots and pair with candles in dark glass holders. A runner or placemats in green tones can tie the whole look together. How to style your table with green: Mix plant types and sizes for texture and interest. Use pots and containers that match your overall colour scheme. Add scented candles to enhance the mood. Consider a green table runner or placemats for cohesion. This idea works well for dining tables, coffee tables, or console tables in entryways. Final Thoughts on Using Green in Your Home Green is a powerful colour that can shift the mood of your home from fresh and cozy to dark and sexy with just a few thoughtful touches. Velvet cushions, scented candles, and plants are simple but effective ways to bring green into your space. Experiment with different shades and textures to find what fits your style best. Start small with cushions or candles, then add plants to build a natural and inviting environment. Whether you want to relax in a fresh, light-filled room or unwind in a moody, intimate space, green can help you create the perfect atmosphere.
- Understanding BASIX Standards for Sustainable Home Development in NSW
Building a new home or renovating an existing one in New South Wales (NSW) involves more than just design and construction. It requires meeting specific sustainability standards to reduce environmental impact and promote energy and water efficiency. The Building Sustainability Index, known as BASIX, plays a crucial role in this process. Since its introduction, BASIX has become one of Australia’s strongest sustainable planning measures, ensuring homes are built with a focus on reducing greenhouse gas emissions and conserving water. Modern NSW home with solar panels complying with BASIX standards What is BASIX and Why Does It Matter? BASIX is a mandatory sustainability assessment tool for residential developments in NSW. It applies to all new homes, significant renovations costing $50,000 or more, and swimming pools holding 40,000 litres or more. The goal is to ensure developments meet strict standards for water efficiency, energy use, and thermal comfort. The importance of BASIX lies in its measurable impact. Since 2004, over 500,000 BASIX-compliant homes have saved approximately 12.3 million tonnes of greenhouse gas emissions and conserved 340 billion litres of drinking water. These figures highlight how sustainable building practices can contribute to environmental protection and resource conservation on a large scale. How BASIX Standards Work BASIX focuses on three main areas: Water Usage : Reducing potable water consumption through efficient fixtures, rainwater tanks, and water-saving landscaping. Energy Usage : Lowering greenhouse gas emissions by improving building design, insulation, and using energy-efficient appliances and systems. Thermal Performance : Enhancing comfort inside the home by managing heat gain and loss through window placement, shading, and insulation. To comply, developers and homeowners must complete a BASIX assessment using the official BASIX tool. This online tool estimates water and energy consumption and evaluates the thermal performance of the building based on details such as: Floor area of the dwelling Window size, type, and orientation Insulation materials used Hot water system type The tool also considers the embodied emissions of building materials, encouraging the use of sustainable products. The BASIX Assessment Process The BASIX assessment is a key step in the development application process. Here’s how it works: Gather Information : Collect details about your building design, materials, and systems. Use the BASIX Tool : Input the data into the BASIX online tool to generate an assessment report. Meet the Standards : Adjust your design or specifications if the initial assessment does not meet BASIX requirements. Generate BASIX Certificate : Once the design complies, the tool issues a BASIX certificate. Submit with Application : Include the BASIX certificate with your development application or complying development certificate. The BASIX certificate lists sustainability commitments that must be followed during construction and maintained after completion. These commitments ensure the home performs as designed in terms of energy and water efficiency. Energy Standards in BASIX The energy section of BASIX sets clear standards to reduce greenhouse gas emissions from residential buildings. These standards are outlined in Table 1 of Schedule 1 of the State Environmental Planning Policy (State Enviro). They cover: Minimum insulation levels for walls, ceilings, and floors Requirements for energy-efficient lighting and appliances Standards for heating, cooling, and hot water systems Use of renewable energy sources such as solar panels For example, a new home might need to install ceiling insulation with a specific R-value or use a solar hot water system to meet BASIX energy targets. These measures help reduce energy consumption and lower household utility bills. Practical Tips for Meeting BASIX Requirements Meeting BASIX standards can seem complex, but planning ahead makes the process smoother. Here are some practical tips: Design with Orientation in Mind : Position windows to maximize natural light and ventilation while minimizing heat gain in summer. Choose Efficient Fixtures : Use water-saving taps, toilets, and showerheads to reduce water use. Invest in Quality Insulation : Proper insulation improves thermal comfort and reduces heating and cooling needs. Consider Renewable Energy : Solar panels or solar hot water systems can help meet energy targets. Use the BASIX Help Notes : The BASIX website offers detailed guides for energy, water, thermal performance, and materials to assist with the assessment. Working with architects or builders familiar with BASIX can also help ensure your project complies without costly redesigns. BASIX certificate and residential building plan for sustainable development in NSW The Impact of BASIX on Sustainable Living BASIX has transformed how homes are built and renovated in NSW. By enforcing standards that reduce water and energy use, it supports the state’s broader goals for sustainability and climate action. Homeowners benefit from lower utility bills and improved comfort, while the environment gains from reduced resource consumption and emissions. For anyone planning a new home or major renovation in NSW, understanding and meeting BASIX standards is essential. It ensures your project contributes positively to the environment and complies with legal requirements.
- Understanding Strata By-Laws: Purpose, Costs, Unusual Examples, and Enforcement Consequences
Strata by-laws are essential for anyone living in a multi-unit development. These rules help maintain order and create a pleasant environment for all residents. If you are moving into a strata property or already live in one, knowing these by-laws is important.. We will look at the purpose of strata by-laws, how they are created, the costs involved, some unusual examples, and what happens when rules are not followed. The Purpose of Strata By-Laws Strata by-laws are designed to ensure a peaceful living environment. They outline each resident's rights and responsibilities. For example, many by-laws set noise limits to ensure quiet hours during the night, usually from 10 PM to 7 AM. These guidelines help residents enjoy their homes without unwanted disturbances. By-laws also cover rules about pets. In many strata communities, owning dogs or cats might require prior approval from the owners' corporation. This rule helps manage potential issues, fostering a better environment for everyone. According to a survey, 65% of residents feel that pet regulations significantly contribute to community harmony. How Strata By-Laws Come About Strata by-laws are created when a new strata scheme is established. Developers typically write the initial set, which is then presented to owners at the first annual general meeting (AGM) for approval. As time goes on, existing owners can propose changes or new by-laws, which usually need a supermajority vote (often around 75%) to pass. The process involves written proposals and open discussions. This democratic approach helps ensure the voices of all residents are heard. Costs Associated with By-Laws The costs related to strata by-laws can vary widely. Initially, expenses include administrative costs for drafting and reviewing the by-laws and the costs of hosting meetings. If the owners' corporation decides to seek legal advice, this could increase the expenses significantly. For example, the total cost of creating and implementing a single by-law can range from $500 to $2,500, depending on the complexity and size of the strata community. Additionally, costs may arise from printing and distributing new by-law documentation or providing updates to residents. In larger developments with many units, these costs can add up quickly. Most Unusual By-Laws Some strata communities have unique by-laws that might surprise you. For instance, some may dictate the colour of residents' curtains, often to maintain a uniform look. Others might restrict the types of plants allowed on balconies, with some by-laws specifically banning large or hanging plants. A quirky example includes a strata scheme that banned residents from using outdoor clotheslines, favouring indoor drying to promote a neat appearance. While these rules can seem strange, they often aim to preserve the community's overall aesthetic. Most Commonly Referenced By-Laws Certain by-laws are frequently cited as crucial for daily living. Noise restrictions are among the most common, often limiting noise levels to ensure everyone can enjoy their home peacefully. Parking regulations also play a significant role, with strong guidelines on where vehicles can be parked to avoid congestion. Guidelines on shared facilities, such as pool rules or gym hours, are also vital. These rules ensure that amenities are fairly available, allowing all residents to enjoy them without conflict. Well-crafted common by-laws allow for smooth use and scheduling. Consequences of Non-Adherence Not following strata by-laws can lead to consequences that affect the entire community. If someone breaks a rule, the owners' corporation usually intervenes. Initially, a warning might be issued, but repeated violations can lead to more serious actions. Fines for not adhering to these rules can range from $100 to $1,000, depending on the severity of the violation. In extreme cases, the owners' corporation may pursue legal action to enforce compliance, resulting in higher costs for the violator and potential disruption for all residents. Final comments Strata by-laws are vital for a harmonious living experience. They help to maintain order, protect property values, and ensure a sense of community. Understanding the reasons behind these rules, the process of creating them, and the costs associated can greatly enhance residents’ experiences. While some by-laws may appear unusual, they serve important purposes. Adhering to these regulations is essential, as ignoring them can lead to consequences that impact everyone. By staying informed and involved, residents can create a supportive community and fully enjoy the benefits of shared living.
- Tasmania Welcomes New Luxury Stay and Vineyard
A new luxury accommodati on and vineyard experience is set to open on Tasmania’s East Coast in June 2026, with the launch of Wineglass Bay Estate and its onsite vineyard, Kitty’s Mistake. Located near Freycinet National Park, Wineglass Bay Estate will comprise a limited collection of architecturally designed retreats set along the water’s edge. Each retreat looks out across the vast Moulting Lagoon, capturing expansive sunsets and, on occasion, the natural phenomenon of Tasmania ’s auroras. The estate offers a highly considered stay that balances privacy, landscape and understated luxury, drawing on Tasmania’s natural textures, muted tones and coastal light rather than overt opulence. Alongside the accommodation, the estate will introduce Kitty’s Mistake Vineyard — a small, cool-climate vineyard planted within the grounds. Named after a local landmark and long-held coastal story, the vineyard reflects the estate’s broader philosophy: not lost, but found. Initial plantings focus on Pinot Noir, selected for its suitability to the region’s soils, maritime climate and slow, expressive growing conditions. “The intention was to create a stay that sits quietly within its environment, offering the comfort and considered detail of a five-star hotel, with the privacy and space more often associated with a private stay,” said Kim Alfeldi, owner of Wineglass Bay Estate. Wineglass Bay Estate has been developed with a deliberate focus on quality over scale. With a limited number of stays available, the offering is aimed at travellers seeking meaningful, place-led experiences rather than volume tourism. Guests will be encouraged to engage with the surrounding landscape, local producers and seasonal rhythms of Tasmania’s East Coast, positioning the estate as a base for slow travel in one of the state’s most visited regions. The opening comes at a time when Tasmania continues to attract strong interstate interest, particularly from New South Wales and Victoria, with travellers increasingly drawn to immersive, high-quality accommodation that connects them to place. The addition of an on-site vineyard further strengthens the region’s appeal, contributing to Tasmania’s growing reputation for cool-climate wine and experiential tourism. Wineglass Bay Estate will welcome its first guests from 10 June 2026, with an opening stay offering available for a limited time. Early guests will be among the first to experience the estate and its vineyard as they begin their story together. https://wineglassbay.lodgify.com/
- Enhancing Transparency in Real Estate: Proposed Reforms to Underquoting Laws
The Minns Labor Government plans to revamp the state's underquoting regulations, initiating consultations on proposed reforms to enhance professional standards in the real estate industry, increase transparency in property listings, and bolster buyer confidence. The proposed changes aim to address misleading price estimates in property listings, known as underquoting, which cause buyers to waste time and money on homes beyond their reach. The proposed reforms, pending consultation, include: Substantially raising penalties for underquoting from the current $22,000 to $110,000 or three times the agent’s commission, whichever is higher. Requiring all advertisements to include a price or price guide to prevent prospective buyers from wasting time on properties outside their budget. Mandating agents to publish a Statement of Information (SOI) to help buyers understand how the selling price was determined, including comparable sales and suburb median prices. Requiring real estate agents to calculate and update the estimated selling price of a property according to new, clearer guidelines to be issued by the NSW Fair Trading Commissioner. Strengthening advertising rules to ensure price guides are published, accurate, and promptly updated, preventing representations of a selling price lower than a rejected offer or bid on a property. Enhancing record-keeping obligations, including maintaining evidence of market feedback, offers made and refused, and consideration of changing market conditions, to aid Fair Trading in enforcing the new laws. Increasing disciplinary actions against agents by NSW Fair Trading, such as publicizing any underquoting breaches, requiring independent valuers to certify the estimated selling price (at no cost to the vendor), or suspending property sales activities under a license. Creating a standalone offense for failing to meet continuing professional development requirements for agents. In 2024, NSW Fair Trading issued over 100 penalty notices for underquoting offenses, a key part of the Strata and Property Services Taskforce’s efforts to strengthen compliance and enforcement in the rental market. The proposed changes are modeled on Victorian laws introduced in 2016, which have resulted in millions in fines and are now widely accepted by the industry. Legislation to implement the changes is expected to be introduced to Parliament next year. For more information on underquoting laws: Price estimation and underquoting when selling a property . Quote courtesy of nsw.gov.au : NSW Strata and Property Services Commissioner Angus Abadee said: “These proposed reforms are designed to bring greater transparency to property sales and ensure buyers are not misled by inaccurate price guides.” “By outlining our vision for clearer documentation and stronger penalties, we’re making it easier to hold agents accountable for underquoting. “The proposed Statement of Information and advertising rules will help buyers make informed decisions and reduce wasted time and money – a win for consumers already struggling with cost of living pressures.”

- Essential Guide to Backflow Devices: Maintenance Requirements and Sydney Water Regulations
Backflow devices play a crucial role in protecting properties from water contamination. These devices prevent dirty water from flowing backward into the clean water supply, ensuring safety and compliance with health standards. For property owners and managers in Sydney, understanding what backflow devices are, how to maintain them, and what Sydney Water requires is essential to avoid costly penalties and keep water systems safe. Backflow prevention device on commercial property water pipe What Are Backflow Devices and Why Are They Important? Backflow devices are mechanical valves installed in water systems to stop contaminated water from flowing back into the main water supply. This can happen when water pressure drops, causing water to reverse direction. Contaminants from chemicals, waste, or other pollutants can then enter the clean water system, posing health risks. For commercial properties, backflow prevention is critical because these sites often use chemicals or have complex plumbing systems. Examples include restaurants, factories, hospitals, and office buildings. A properly functioning backflow device protects both the property and the wider community by maintaining water quality. How to Maintain Backflow Devices Maintaining backflow devices requires regular inspections and testing by qualified professionals. Regular maintenance not only protects water quality but also extends the life of the device and avoids unexpected failures. Sydney Water’s Requirements for Backflow Devices Sydney Water has clear rules for backflow device maintenance on commercial properties. They require property owners to: Use a Qualified Plumber : Only licensed plumbers can test and certify backflow devices. Submit Annual Reports : After testing, property owners must submit a compliance report to Sydney Water each year. & the new quarterly fee for Sydney Water to monitor compliance : Sydney Water charges $10.86 per quarter for monitoring compliance. This fee covers the service of tracking whether reports are submitted on time. Previously, property owners paid a flat fee only when submitting the report. Now, the quarterly charge applies in addition, regardless of submission timing, reflecting ongoing monitoring costs. Consequences of Non-Compliance Failing to have your backflow device tested annually and submit the report can lead to significant penalties. Sydney Water will charge a fee of $531 or more if they must send their own plumber to perform the inspection. This cost is much higher than arranging your own annual check. Non-compliance risks include: Financial Penalties : High fees for missed inspections and reports. Water Supply Risks : Increased chance of contamination if devices are not maintained. Legal Issues : Potential breaches of health and safety regulations. By staying on top of testing and reporting, property owners avoid these problems and contribute to safe water systems. - Creating a Magical Sanctuary: Designing the Perfect Childrens' Room
When it comes to the heart of a home, many might instinctively point to the kitchen or the living room. However, one of the most important rooms, often overlooked, is the childrens' room. This space is not just a place for sleep; it serves as a sanctuary where kids learn, play, dream, and develop their own ideas. It is a realm of safety and imagination, where every corner can spark joy and creativity. Explore ways to create a magical yet practical children’s room that caters to their needs and reflects their personalities. Whether you have one child or several, this room should be a cherished space that they will fondly remember for years to come. The Importance of Personalization Every child is unique, and their room should reflect that individuality. Personalization can come through color schemes, decor, and furniture choices. Involve Your Child: Ask them about their favorite colors, themes, or characters. This approach not only makes them feel valued but ensures that the room will resonate with who they are. For instance, if your child loves dinosaurs, consider a dinosaur-themed bedding set or wall art. A room that feels like their own encourages pride and responsibility for their space. Creating a Safe Haven Safety is crucial when designing a children’s room. From furniture choices to decor, every element should prioritize your child's well-being. Choose Wisely: Select furniture with rounded edges, ensuring that heavy items are securely anchored to the walls. Opt for non-toxic paints to create a healthy environment. Statistically, around 30% of childhood injuries happen at home, mostly due to furniture accidents. Think Layout: Design the room with open spaces for play and cozy nooks for reading. - Creating a Green Oasis: How to Transform Small Balconies with Succulents
In the hustle and bustle of urban life, it can be tough to find a slice of nature. Fortunately, even the tiniest balcony can become a green retreat with the right plants. Succulents are a fantastic option for small spaces due to their unique shapes, vibrant colours, and minimal care requirements. This guide will help you turn your balcony into a lush oasis filled with beautiful succulents, allowing you to enjoy nature no matter the size of your outdoor space. Why Choose Succulents? Succulents are more than just a trend; they are ideal for balconies. These resilient plants store water in their leaves, making them drought-tolerant. Many varieties can thrive with minimal sunlight, fitting various balcony conditions. For example, Echeverias, with their striking rosette shapes, can flourish with just a few hours of sunlight each day. On the other hand, some Haworthias prefer indirect light, making them suited for shadier corners. With numerous types available, including over 1,000 species of succulents, you can easily find a plant that matches your style and balcony environment. Assessing Your Balcony Space Before diving into the world of succulents, it's essential to evaluate your balcony. Consider these factors for the best results: Sunlight Exposure : Track the sunlight your balcony receives daily. For instance, if it receives 6 hours of direct sunlight, it can accommodate a wider range of succulent species compared to one that only gets 2 hours. Size and Layout : A balcony of 30 square feet allows for creative arrangements. Think about using vertical gardening methods, such as wall-mounted planters or hanging pots, to maximize space. Wind and Weather : If your balcony is often windy, choose more resilient succulents, like Sedums or Jade Plants, which can withstand harsher conditions compared to more delicate varieties. Choosing the Right Succulents Now that you've assessed your balcony, it's time to select the perfect succulents. Here are some excellent varieties for small spaces: Echeveria : These attractively shaped plants come in colors ranging from deep green to vibrant purple, making them striking focal points for your display. Haworthia : Known for their distinctive textures and patterns, Haworthias prefer semi-shade and add unique visual interest to your arrangement. Jade Plant : This popular succulent can grow up to three feet tall. Its thick, glossy leaves symbolize good luck and prosperity, making it an excellent addition to your collection. Designing Your Succulent Display With your succulents chosen, it's time to design a stunning arrangement. Here are some tips: Layering : Place taller plants at the back or center of your display while shorter plants fill the foreground, creating depth and dimension. Color Coordination : Create harmony by pairing succulents with complementary colors. For example, contrast rich greens with bold reds or yellows for a vibrant look. Containers : Choose pots that reflect your style. If you like rustic charm, terracotta pots are great. For a modern touch, colorful ceramics add a playful element. Ensure pots have drainage holes to avoid waterlogging. Vertical Gardens : If space is tight, consider wall planters. For instance, a vertical garden featuring multiple layers of succulents can save space and draw the eye upward, maximizing visual appeal. Caring for Your Succulents Caring for succulents is straightforward, but a few essential practices can help keep them healthy: Watering : Succulents thrive when allowed to dry out between watering. Depending on conditions, watering every two weeks is generally effective. This schedule might change with hotter, drier weather. Soil : Utilize a well-draining mix made specifically for succulents. This helps prevent root rot and ensures a healthy environment for growth. Fertilizing : During growth seasons—spring and summer—feed your succulents a diluted, balanced fertilizer monthly to enhance their growth. Pest Control : Keep an eye out for pests like mealybugs or aphids. If you spot them, treat your plants promptly with insecticidal soap or neem oil to keep them healthy. Adding Personal Touches To make your succulent balcony truly unique, consider a few personalized additions: Decorative Elements : Incorporate decorative rocks, driftwood, or string lights. These can enhance the atmosphere and make your space feel inviting. Seating Area : If your balcony permits, add a small chair or stool for relaxation. This little space can become your personal retreat. Themed Arrangements : Create themed displays, such as a mini desert scene with cacti and sand or a tropical jungle with bright, colorful succulents. Your Path to a Green Oasis Transforming a small balcony into a vibrant oasis with succulents is not just possible; it can be incredibly fulfilling. With minimal maintenance and stunning varieties, succulents are an ideal choice for urban gardeners. As you assess your space, select the right plants, and design your display, you'll create a reflecting space of your personality. So grab your gardening gloves, jump into this green journey, and start cultivating your very own paradise. Everyone deserves a little greenery, no matter how small the area!
- New Low and Mid Rise Housing Policies & is your property in the indicative zone
The legislation for low and mid-rise housing policy has now taken effect, igniting lively discussions about its possible effects on neighbourhoods across the region. Will this policy create affordable housing or was it just a pen stroke solution that looked good at the time. As a brief breakdown the: the NSE Government updated reforms to make it easier to build affordable housing, and these reforms also incorporate sustainable urban growth principles. The updated policies, such as those in the Housing SEPP , offer incentives like bonus floor space and height for projects including affordable housing, aligning with the state's broader goal of increasing housing supply and diversity in well-located, sustainable areas. Let’s break it down. The Developer's Dilemma When homeowners sell their properties to developers, they often expect a premium price. Selling to a developer can mean a substantial profit, as their land will be transformed into larger and potentially higher-value properties. For instance, a plot that might fetch $1,500,000 on the open market could see developers offering 50% or much much more on top and even more if you are in a prime location, inflating expectations during negotiations. ( off course it will depend on your land size and your location) Furthermore, capital gains tax significantly impacts sellers. In Australia, for example, the capital gains tax can be extremely as high, even if the property is sold after 12 months of ownership. This financial burden pushes sellers to ask even more for their properties to maintain their future financial plans. This scenario complicates affordability initiatives as the prices continue to rise. Zoning Adjustments in Prime Locations Zoning changes have mainly occurred in high-value areas, like urban town centers, where property prices are already steep. Suburbs where median house prices can reach $1 million or more do not provide a solid foundation for affordable housing. Conversely, regional areas, which might offer median prices around $400,000, frequently get ignored. For example, while major cities like Sydney and Melbourne struggle with housing prices, places like Geelong or the Central Coast could support more affordable developments. This gap raises questions about the effectiveness of the new policies for those who need affordable living options the most. The Developer's Costs After acquiring land, developers face significant costs before any homes can be sold. Costs can include: Holding costs : Property taxes and insurance during development can amount to thousands of dollars. Construction expenses : Building materials and labor continue to rise, putting pressure on budgets. Recent statistics indicate that construction costs in Australia increased by about 4.3% in 2022 alone. These costs may be transferred to buyers, making it unclear whether the resulting homes will be truly affordable or just higher-priced alternatives. Community Changes and Infrastructure Strain As low and mid-rise buildings transform neighbourhoods, local character can shift dramatically. Communities with unique features might be overshadowed by a surge of new residents, raising concerns about existing infrastructure. For example, public transport systems may become overcrowded. If a town sees an increase of 20% in its population, can the local transit services keep up? Schools with waitlists and limited resources might struggle to accommodate new students, potentially affecting the quality of education. These questions are vital to address as housing policies evolve. Several councils have already expressed their concerns over the change in the zoning and how it will affect their community: Woollahra Council The Hills North Sydney Hornsby Council The Australian Advantage: Space and Nature Australia boasts considerable space, which sets it apart from many densely populated areas globally. While many countries are limited on space versus their population and have traditionally had unit or apartment living. The beauty of Australia is that we don't have to fit into boxes because we have plenty of space! Australia offers the promise of a less cramped lifestyle, allowing people to enjoy gardens and public spaces without overcrowding. Enhancing community engagement and promoting healthy lifestyles Statistics highlight that about 80% of Australians live in urban areas, but many still value access to nature. A recent survey showed that 70% of Australians consider gardens essential for their quality of life, family & over all wellbeing. This strong connection to openness and green spaces is what attracts many to live in Australia and creates strong communities instead of isolation and disharmony, which is common in apartment living. The Reality of Affordable Housing What does all this mean for the future of affordable housing in your community? While the new low and mid-rise housing policies may appear encouraging, there is a risk of execution falling short of expectations. With developers aiming for maximum profits and homeowners wanting to cash in, it is possible that increased costs will simply be passed to buyers, leaving affordable living more of a goal than a reality. Final Thoughts on Planning and Impact Navigating these new housing policies requires careful consideration. The intention of low and mid-rise housing is clear—creating more living options. However, it is essential to ensure that these developments do not sacrifice community character, overwhelm infrastructure, or compromise affordability. The discussion surrounding housing in Australia will continue to be crucial. It’s important for policymakers, developers, and residents to collaborate on solutions that truly benefit everyone. As we look ahead, let’s aim for changes that foster a truly inclusive and affordable living environment for all Australians. Considering rejuvenating regional areas and utilising the space that the country offers overall, should be paramount for the government & be a strong consideration in planning for the future of Australia. - The Charm of Garden Gnomes and Creative Garden Ornament Ideas
Garden gnomes have been loved by many for generations, adding a fun and whimsical charm to outdoor spaces. These delightful figures, recognized for their pointy hats and joyful expressions, have a history that dates back to the 19th century. But gnomes are just the beginning! Lets' explore the enchanting world of garden ornaments and share creative ideas that will enhance your garden's beauty. The History of Garden Gnomes Garden gnomes first appeared in Germany in the early 1800s. They were thought to protect gardens and bring good luck. Originally made from clay and painted in bright colours, these statues gained popularity quickly. By the late 19th century, gnomes began spreading across Europe and later to the rest of the world. Today, you can find them in a variety of styles, from classic to contemporary, making them an adaptable addition to any garden. Why Garden Ornaments Matter Garden ornaments are not just for decoration; they can transform a simple garden into a magical retreat. Here's why they matter: Add Personality : They allow you to showcase your interests. For example, a whimsical gnome might reflect a love for fairy tales, while a sleek metal sculpture could show a passion for modern art. Create Focal Points : Ornaments can guide the eye and create interest. Placing a stunning statue at the end of a path can draw visitors deeper into the garden. Statistics show that gardens with creative designs can increase the property's value by up to 20%. This means that thoughtful ornamentation can be both beautiful and beneficial. Creative Garden Ornament Ideas Mix and Match Styles : Don’t hesitate to blend different ornament styles. A charming gnome can comfortably share space with a modern abstract sculpture. This combination can pique curiosity and start conversations among guests. DIY Ornaments : Get hands-on and make your own garden decorations! Use materials like stones, wood, or upcycled items. For instance, colourful painted rocks can serve as fun plant markers. Old teacups can be reimagined into charming bird feeders, attracting visitors and wildlife alike. Seasonal Decor : Give your garden a fresh look with seasonal ornaments. In the fall, you might add pumpkins and scarecrows. In winter, snowmen and twinkling lights can create a festive atmosphere. This not only keeps your garden looking vibrant but also allows for new themes throughout the year. Nature-Inspired Pieces : Use natural elements in your garden decor. Wooden totems, stone sculptures, or driftwood can complement your plants beautifully. These decorations often enhance the organic feel of outdoor spaces and encourage a connection with nature. Functional Art : Opt for ornaments that are both beautiful and practical. A decorative birdbath can attract birds, adding life to your garden. Likewise, a decorative trellis can support vines while acting as a stunning feature, creating beauty along with function. Embracing the Magic of Your Garden Garden gnomes and other ornaments are more than just items to look at; they offer a creative outlet and a way to express your personality in your outdoor space. By incorporating a mix of ideas and styles, you can cultivate a garden that not only looks stunning but also resonates with who you are. So, whether you’re a seasoned gardener or just starting out, let your creativity flourish and enjoy the charm that garden gnomes and thoughtful ornaments can bring to your life! - Exploring Kitchen Countertop Materials: Beauty, Safety, and New Recycled Options
Choosing the right kitchen countertop is a pivotal decision when designing your space. A countertop does more than just serve a purpose; it profoundly influences your kitchen's overall look and feel. With so many materials to choose from, it can be challenging to determine which one suits your style and needs best. The Allure of Marble Marble countertops evoke a sense of luxury and sophistication. Homeowners are drawn to the unique veining and rich colour variations that can enhance any kitchen design. For example, a white Carrera marble countertop can offer a stunning contrast against dark cabinetry, creating a timeless look. However, marble does come with some drawbacks. It is a porous material, meaning it can stain if not sealed properly. For instance, red wine or tomato sauce can leave permanent marks if spilled and not cleaned quickly. Additionally, marble scratches and etches when exposed to acidic substances such as lemon juice. To keep marble looking its best, it requires regular sealing and careful use. For those who prioritize beauty and are willing to devote some time to maintenance, marble can become a stunning centerpiece in your kitchen. A luxurious marble countertop showcasing its unique veining. Laminate: The Versatile Workhorse For a budget-friendly alternative that boasts style, laminate countertops are an excellent choice. Available in countless colors and patterns, laminate can effectively mimic more expensive materials like granite and wood. For example, laminate can recreate the look of a rich walnut finish without the hefty price tag. One of the key advantages of laminate is its low maintenance. It is non-porous, meaning it resists stains and is easy to clean. According to an industry survey, 53% of homeowners prefer laminate for its cleaning ease. However, it is important to note that laminate is not as heat-resistant as materials like granite. To avoid damage, always use trivets or hot pads when placing hot pots or pans on the surface. For families or avid cooks, laminate offers a practical solution that doesn’t compromise on style. Porcelain: The Modern Marvel Porcelain countertops are becoming increasingly popular for their durability and contemporary appearance. Composed of dense clay fired at high temperatures, porcelain is resistant to scratches, stains, and heat—attributes that many modern homeowners appreciate. For instance, brands like Neolith offer porcelain surfaces in various finishes, allowing you to achieve sleek, high-end looks without the fuss of maintenance. What makes porcelain truly versatile is its ability to be manufactured in numerous colors and designs. From understated whites to rich dark tones, homeowners can select the perfect fit for their kitchen. Additionally, porcelain is non-porous, which makes it incredibly hygienic for food preparation. For those seeking both a modern aesthetic and low maintenance, porcelain countertops are an option well worth considering. A sleek porcelain countertop in a modern kitchen setting, highlighting its clean lines and finish. Safety and Fire Retardant Features Safety is a paramount concern when selecting a countertop material. Granite and quartz are naturally fire-resistant, making them ideal for kitchen environments. For example, granite can withstand heat up to 1200 degrees Fahrenheit without significant damage. Conversely, while laminate is easy to clean, it can sustain heat damage more readily. On the other hand, materials like quartz and porcelain not only offer excellent heat resistance but are also less porous. This makes them safer options for cooking and food preparation. Always check the specifications of any material to ensure it meets your safety standards. Easy Maintenance and Stain Resistance Maintenance is another critical factor when choosing a countertop. Some materials need regular sealing to maintain their appearance and functionality, while others are virtually maintenance-free. Granite and marble, for instance, must be sealed periodically to prevent staining. In contrast, quartz and laminate do not require sealing, simplifying the upkeep process. A recent survey found that 67% of homeowners prefer low-maintenance surfaces for their kitchens. Additionally, stain resistance is vital, especially for busy kitchens. Materials such as quartz and porcelain excel in this area, making them less likely to absorb spills and stains compared to porous materials like marble. If you are prone to spills, choosing a non-porous material could save you significant future cleaning headaches. Exciting New Materials and Colours The kitchen countertop market is continually evolving, with new materials and colors being introduced regularly. One trend gaining momentum is the use of recycled materials. For example, recycled glass countertops, crafted from post-consumer glass, not only offer a unique, colorful touch but are also eco-friendly, durable, and easy to maintain. Research shows that using recycled materials can reduce waste by 60-90%, making it a responsible choice for environmentally conscious homeowners. Moreover, many manufacturers now offer a broader spectrum of colors and finishes for countertops. Whether you prefer bold hues or subtle, earthy tones, the options are seemingly limitless, allowing for customization tailored to your personal style. A vibrant recycled glass countertop showcasing its colourful and eco-friendly design. Final Thoughts on Selecting the Perfect Countertop Choosing the right kitchen countertop requires balancing aesthetics, functionality, and safety. Whether you lean towards the classic beauty of marble, the affordability of laminate, or the contemporary appeal of porcelain, you can find a material that meets your specific needs and style. As you weigh your options, take into account maintenance requirements, safety features, and the innovative recycled materials available. With an abundance of choices, you can create a kitchen that is beautiful, safe, and sustainable. Ultimately, your kitchen countertop should reflect your personality and lifestyle, turning your cooking space into a place where you are inspired to whip up delicious meals and create memorable moments. Enjoy the journey of finding the perfect countertop!
- Revolutionizing Australian Architecture with Sustainable Recycled XPS Cornices
Australia’s building sector is under pressure to reduce waste and speed up delivery without compromising finish quality. The Cornice Store ( cornicestore.com.au ), a Victorian cornice manufacturer, is introducing a recycled-content XPS (extruded polystyrene) cornice that delivers the traditional plaster look with modern sustainability and installation benefits. “ Lightweight cornice products have been in use across the world for many years, so it was surprising to learn that no such product exists in Australia, despite the ongoing demand for large-scale housing development and increasing build costs. By tapping into the circular economy and manufacturing our products from material that would have otherwise ended up in landfill, we\'re solving a few different problems at once.” Above cornice examples are for illustration purposes only & do not reflect store product Made from locally recycled and manufactured XPS, The Cornice Store ’s profiles are lightweight, moisture-resistant, and paintable — designed for quick, clean installation with water-based or acrylic adhesives. Unlike plaster, XPS requires no cement mixing, is easy to cut with common tools, and can be installed by a single person, helping cut resourcing requirements. “The first thing professionals generally notice is the lightweight nature of the material. If they\'re used to working with plaster alternatives, it almost seems completely unviable in contrast — but once they start working through the objections in their head, it starts to make sense. Many plasterers and builders have walked out of the shop with their first order still somewhat sceptical, only to call back once the job is done to share their excitement at how easy it was to work with, and how well the installation turned out.” Lightweight coving made from polystyrene is already established in other markets: Orac Decor in Europe, NMC’s NOMASTYL® range in the UK, and wide distribution through UK DIY chains like B&Q and Wickes. It is also the standard in South Africa, where there are multiple manufacturers supplying home developers and retail channels. This positions The Cornice Store’s offering as a proven concept adapted for local conditions with a recycled-content edge. “The material we use to manufacture our cornice is made from up to 100% recycled EPS polystyrene, collected from communities across Australia by Styrocycle ( styrocycle.com.au ), and then processed into XPS boards for the Australian construction industry. We\'ve chosen XPS as our base product because the finish is much smoother than that of EPS polystyrene cornice, and quality of finish is our priority in the Australian market. The material is manufactured without the use of ozone-depleting substances, and while it contains a fire-retardant additive, it is free from the harmful chemical hexabromocyclododecane (HBCD), a flame retardant commonly used in the past. The entire process — including all recycling processing and manufacturing — is managed onshore, minimising any shipping. Waste from the cornice manufacturing process is also returned for recycling, making the entire process virtually waste-free.” Some plasterers prefer gypsum out of habit but site demos show the finish parity once painted, while real-world installs highlight faster handling and fixing due to the material’s low weight — a dynamic echoed in overseas markets where lightweight coving is stocked by major chains and specified by trades. Despite the practicality, cost benefits and popularity elsewhere, there is still a lot of education to be done in the local market to encourage greater comfort with the product. “We had a customer who is an ex-tradesman, still employed in the building industry, walk into the store not expecting the cornice to be anything other than plaster. He was doing a renovation on his own home and had already placed the order, but I could tell by the look on his face that he was a bit puzzled. He called a week later to order enough for the rest of his house, and confessed that he’d walked out of the store that day thinking he’d made a silly mistake — but decided to give it a try. Once he’d actually put it up, he was raving about the result and telling everyone who would listen about it. His partner loved the look of the design and asked to do all the rooms with it.” While The Cornice Store currently supplies the consumer and trade markets, the long-term focus is volume supply: consistent profile sizing, bulk packaging, and straightforward install SOPs make the product attractive for multi-dwelling and renovation programs. The team boast the capacity to manufacture in excess of 20,000 meter of cornice per month, with the ability to scale up very quickly if required. “ Cornice may be a tiny detail on a build plan, but it can make a tremendous difference to the aesthetic of a room. In a world where we\'re mass-producing homes to meet ever-growing demand, we want to ensure we can add a bit of class to homes in a cost-effective way — and if we can do it while removing waste from the environment, all the better.” Partner article
- Creating an Inviting Entry : How First Impressions Shape Your Home's Welcome
Your entry door is more than just a point of entry; it’s the heart of your home’s first impression. It’s where you greet friends and family, setting the tone for everything that lies beyond. Picture a cosy porch full of flowers or a door decorated for the seasons. It reflects your personality, your traditions, and your spirit. The Impact of First Impressions First impressions are powerful, especially regarding your home. Your entry door leads into your sanctuary, and it’s the first thing guests notice. A well-kept, welcoming entryway can make visitors feel instantly at ease and excited to come in. Imagine walking toward a home with a charming blue door, adorned with a vibrant welcome sign and surrounded by flourishing flower pots. It creates a cheerful and inviting atmosphere. Conversely, a door with peeling paint and a cluttered entryway can evoke feelings of discomfort or unease. Research shows that 60% of homeowners believe their entryway plays a significant role in the overall appeal of their home. Creating an inviting entry door isn’t just about looks; it expresses warmth and hospitality. Selecting the Right Door When selecting your entry door, consider the style of your home. From classic wooden doors to sleek glass designs, the right choice can enhance your home’s overall aesthetic. For example, a Victorian home may shine with a richly stained oak door featuring ornate carvings. In contrast, a modern home could benefit from a minimalist black metal door that exudes sophistication. Color is also key. A bright yellow door can evoke a sense of joy and warmth, while a deep navy blue offers elegance and calm. A vibrant red front door surrounded by colorful flowers Personalizing Your Entryway Your entry door serves as a blank canvas for showing your personality. By adding personal touches, you can make it truly yours. Consider seasonal decor that reflects your traditions. For instance, use a wreath of orange and brown leaves in autumn. In the summer, bright hanging plants can add a refreshing touch. A welcome mat with a catchy phrase or your family name also sets the mood. It helps create a friendly atmosphere, signaling to guests that they’re welcome. Designing a Welcoming Porch The entryway doesn’t end with the door. A well-designed porch can extend that warmth. Adding comfortable seating—like a classic rocking chair set or a cozy wooden bench—invites guests to pause and connect before entering your home. Incorporate a mix of plants for year-round appeal. For example, hydrangeas can offer bursts of color in summer, while frost-resistant evergreens can add greenery in winter. A cosy porch with a welcoming bench and vibrant potted plants Prioritizing Safety While creating a welcoming atmosphere is crucial, don’t overlook safety. A secure entry door helps protect your home. Investing in a solid lock and a home security system can bring peace of mind. Consider these statistics: homes with security systems are 300% less likely to be burglarized. When you feel safe, you can fully enjoy the welcoming atmosphere you've cultivated. The Role of Lighting Good lighting adds to the charm of your entryway and porch, especially after dark. Wall sconces flanking your entry door or a pendant light above can create soft, inviting illumination. Warm light bulbs can foster a cosy atmosphere, ensuring your home feels welcoming to any evening visitors. Pathway lights are also essential; they guide guests safely and illuminate the path ahead for a smooth entry. Celebrating the Seasons Make the most of seasonal changes by updating your entryway decor throughout the year. Celebrating the seasons breathes fresh life into your home while allowing you to honour various holidays. For instance: Fall : Use pumpkins and hay bales for a harvest touch. Winter : Opt for sparkling lights and evergreen arrangements. Spring : Add pastel flowers to evoke renewal and warmth. Summer : Bright decorations with sunflowers can capture the season's joy. Image Placeholder A seasonal porch beautifully decorated for autumn with pumpkins and leaves Wrapping It Up Your entry door is more than just a physical barrier; it embodies who you are and how you welcome others into your home. By creating an inviting entryway, you prepare for unforgettable moments with family and friends. From picking the right door and adding personal touches to ensuring safety and updating seasonal décor, every aspect contributes to the impression your home gives. Embrace your home! Let your entry door shine with warmth and hospitality, inviting everyone to step in and enjoy lasting memories. First impressions truly are everything, and your home deserves to stand out!
- Cost of living squeeze drives Melbournians to seek a country change - and the Riverina is braced
Soaring mortgages, rental stress and rising living costs are forcing many Melbourne families and professionals to consider a life beyond the city — and the Riverina is pitching itself as the perfect place to start fresh. New figures show capital city residents moving to regional Australia outnumbered those heading in the opposite direction by 26 per cent. The Regional Movers Index (June Quarter 2025) — developed by the Regional Australia Institute (RAI), reveals migration from capitals to the regions made up 11.2% of all internal migration for the quarter, compared to just 8.9% from regions back into the cities. Rachel Whiting, CEO of RDA Riverina , said the data mirrors what communities in southern NSW are seeing on the ground. “This is part of a national shift. People are realising they don’t have to put up with sky-high rents and endless commutes when regions like the Riverina can offer both opportunity and lifestyle,” Ms Whiting said. “Here, you can buy a home without the crippling mortgage, walk to work in minutes instead of commuting for hours, and raise your family in a safe, connected community.” Robert Busico, Senior Catering Officer, Borambola Sport and Recreation Centre has long known the benefits of a Riverina tree change. “I moved to the Riverina 15 years ago for a catering job, and I’ve never looked back. Life’s simpler out here—less stress, no traffic, everything’s close by and affordable. Melbourne had its pace, but this place gave me peace,” he said. The push comes ahead of the 2025 Country Change Expos in Wagga Wagga (13 September) and Griffith (25 October), where visitors can meet local councils, employers, education providers, and real families who’ve already made the move. Guided town tours will also give attendees the chance to see first-hand what life in the Riverina looks like. According to a survey released by the RAI earlier this year, more than 50% of Millennials and over 40% of Gen Z are actively considering a move to the regions. With major infrastructure projects underway and growing demand across healthcare, construction, IT and aged care, the Riverina is hungry for new talent. “These expos are the perfect opportunity to come and have life-changing conversations. It’s not just about jobs — it’s about building a future,” Ms Whiting said. “For anyone ready to make the leap, the Riverina has the lifestyle, the industries and the opportunities to thrive. And with lower operating costs, it’s the perfect place to start or grow a business.” EVENT DETAILS Griffith Country Change Expo – Saturday 25 October Free entry, with town tours available. - Strata Living in Australia: What You Need to Know Before Breaking the Rules
Strata living in Australia has surged in popularity, especially in metropolitan areas where housing demand is high. If you’re renting an apartment, a townhouse, or even an office space, there’s a significant chance you’re living in a strata property. But how well do you really understand strata living? This article will take a closer look at the specifics of strata living, especially the often-overlooked by-laws that shape these communities. From pet ownership to noise management, knowing these rules is key to enjoying a harmonious living space. Let's jump in! What is Strata Living? Strata living is a unique property ownership model where individuals own a part of a larger property, such as an apartment building or a commercial complex. This setup allows residents to share facilities like pools, gardens, and gyms, making it a sought-after choice in cities. In Australia, strata schemes operate under distinct laws that vary by state. According to a 2022 survey by the Strata Community Association, about 20% of Australians live in a strata-managed property. These regulations aim to ensure a pleasant environment for all residents, minimizing disruptions and conflicts. Understanding By-Laws By-laws are the regulations that govern how residents interact with one another and how they use common areas. They cover various topics, including: Pets : Many strata schemes impose limits on pet ownership. For example, a community may restrict pets to specific breeds or sizes or permit only up to two pets per residence. Noise : Noise restrictions help maintain peace. For instance, some by-laws enforce quiet hours, typically from 10 PM to 8 AM on weekdays. Parking : By-laws dictate designated parking spots and visitor parking rules, often limiting the number of guest vehicles allowed at any given time. Common Areas : These rules outline the proper use of shared facilities like pools, gyms, and gardens, ensuring these spaces remain tidy and available for everyone. Understanding these by-laws is essential for maintaining order and promoting a positive living environment. What Happens If You Don’t Abide by the By-Laws? Ignoring by-laws can lead to significant issues. Initially, you might receive a letter from the strata manager addressing the specific rule that has been violated, which serves as a warning. If the situation doesn't improve, a Notice to Comply will be sent. This formal request requires you to correct the violation. Not taking this notice seriously could escalate the situation, resulting in legal action or even fines. According to a recent report, about 25% of disputes in strata living result from by-law violations. The Legal Path In severe cases, disputes can end up in court, leading to lengthy and costly processes. For example, a 2023 case involved a resident who ignored parking violations and faced legal fees exceeding $10,000. However NCAT couldn't award damages at the time, the adjudicators indicated the by-law and the "levy notice" might be invalid due to inconsistencies with the Act. To avoid such complications, promptly addressing issues and communicating with your strata manager is always advisable. The Importance of Communication Open communication is vital for navigating strata living successfully. If you have questions about a by-law or believe it is being enforced unfairly, reach out to your strata committee or manager. Most strata schemes encourage resident participation in meetings, providing an excellent opportunity to suggest potential changes to the by-laws or resolve grievances. Common By-Law Violations Familiarizing yourself with common by-law violations can help you dodge pitfalls in your strata living experience. Here are a few frequent issues: Excessive Noise : Playing loud music or hosting parties late at night can disturb your neighbors and lead to numerous complaints. Unauthorized Pets : Bringing a pet into a strata property without approval can result in fines or eviction, which is a common issue in many complexes. Parking Violations : Parking in someone else’s designated space or obstructing access can lead to disputes, with approximately 30% of complaints lodged involving parking issues. Alterations to Common Property : Making unapproved changes to shared areas can lead to penalties, as many strata agreements strictly regulate alterations. Awareness of these issues empowers you to stay compliant and maintain peace within your community. The Role of the Strata Manager Strata managers play a crucial role in the upkeep of a strata scheme. They enforce by-laws, oversee financial matters, and facilitate communication among residents and the strata committee. Should you have inquiries or concerns regarding the by-laws, your strata manager is usually your first point of contact. They can clarify rules and help mediate any disputes that may arise, keeping communication channels open. Living Harmoniously in Strata Living in a strata property can be rewarding, but it requires a genuine commitment to community living. Here are a few practical tips for fostering a harmonious environment: Be Respectful : Always consider your neighbors regarding noise, shared spaces, and your general conduct. Know the Rules : Familiarize yourself with your strata scheme's by-laws to avoid unintentional violations. Participate : Engage with your strata community by attending meetings and sharing your insights. Communicate : Address issues respectfully and promptly with your neighbors or strata manager when they arise. Embracing Strata Living Strata living in Australia is a unique lifestyle that comes with specific rules and regulations. Grasping these by-laws and their implications is essential for a smooth and enjoyable living experience. By being aware of the rules, fostering open communication, and respecting your neighbors, you can thrive in your strata community. Remember, a small amount of knowledge can significantly prevent conflicts and promote a peaceful living environment. Modern apartment complex surrounded by greenery Whether you’re a seasoned resident or new to strata living, take the time to familiarize yourself with the by-laws and enjoy the many benefits of community living in Australia!
