Transforming Kiama Depot: A Bold Move Towards Affordable Housing and Community Growth

A former gasworks site in Kiama is set to become a key housing development area. The NSW Government plans to rezone the two-hectare Kiama Depot from industrial to residential use, potentially creating room for to 450 new homes near the town centre, transport, and the beach.

This rezoning is part of a broader effort to address Kiama's housing shortage and high property prices, aiming to create a diverse and affordable community for local workers and families.

Key features of the Kiama Depot rezoning proposal include:

  • new buildings ranging from 6 to 8 storeys high,

  • at least 10 percent affordable housing,

  • around 600 parking spaces for residents and visitors, and

  • opportunities for active transport options, like walking and cycling paths. 


The NSW Government is inviting feedback on the draft proposal, which aims to reclassify the site from industrial to residential to facilitate new homes and more effective use of public land.


The proposal is open for public exhibition until Wednesday, 3 December, and the community is encouraged to attend a local drop-in session to share their feedback.


Location and Current Zoning

The Kiama Depot, located along Belvedere and Shoalhaven streets, is 350 metres from the train station and 500 metres from the town centre. Currently zoned for industrial use, the land's transformation will allow for residential development, with proposed building height increases from 11 to 30 metres.


Housing Supply and Affordability Challenges

Kiama's limited housing supply has driven up prices, challenging residents, especially key workers and families. The rezoning aims to alleviate this by adding homes close to essential services. The plan includes at least 10 percent affordable housing to support various income levels.


Community Benefits and Infrastructure Improvements

The proposal includes 600 parking spaces and improved walking and cycling paths to promote sustainable transport.


The Role of Kiama Council and Next Steps

Kiama Council owns the land, ensuring community interests are prioritized. The NSW Government seeks public feedback on the plans, with the rezoning open for comment until December 3.
