Are you a real estate agent in NSW. New rules for underquoting start in November 2026 but don't stress ...Apbr property marketing platform is here to help & its free
New underquoting requirements are anticipated to begin in November 2026. These will alter how you estimate and advertise residential property prices in NSW, update campaigns, and document pricing decisions.
The requirements will apply to agency agreements for the sale of residential property entered into after the start date. They will also affect existing agreements and campaigns if a change is mandated under the new laws after the start date.
Underquoting rules are coming but Apbr - All Property Buyers & Renters - is here to help...
What will change in November & how Apbr can help
Include a price in advertisements
You’ll need to show a selling price or price range in all advertisements you arrange for residential property sales. This includes property websites and apps, social media and email.
Apbr let's you show your price in your headline or via set up space
Keep advertised prices up to date
You should not advertise or state a selling price that is lower than the highest bid (excluding a vendor bid) before an auction is passed in or a written offer is rejected by the seller solely because it was too low.
If an online advertisement becomes non-compliant, it must be updated or removed within 1 business day.
With Apbr - each agent has their own app - so you can edit your ads in your mobile app on the go anytime, - no stress - the market moves fast , so should you
Use comparable sales to set your estimate
When you set or revise your estimated selling price in the agency agreement, you’ll need to consider the 3 most comparable sales within the required area and period.
Metropolitan areas – within 2 km and sold in the past 6 months.
Non-metropolitan areas – within 5 km and sold in the past 18 months.
Apbr - collects comparable sales automatically under your ad as more & more agents join Apbr
Keep records of your decisions
Keep detailed records of how you set or revise an estimated selling price and keep agency agreements electronically.
Apbr - auto prompts visitors who you have scanned in with your personal app at your open home, for property specific feedback, including their opinion on price
& here is the big one ...part of that review shows on your property ad - crazy but true.
Apbr is the only platform that does that
This shows other buyers what is going on in the market, totally transparent & property specific, it shows how you arrived at your revised price & its is generated direct from market feedback.
Plus you can download the full feedback on your back- end for your vendor and .Fair Trading.. so when they come knocking you are ready.
Let the market do the talking for you
The market moves fast - so should you

Steps to take now - as per advice from NSW Fair Trading :
"..Check your comparable sales process. Review how you select comparable properties when you set or revise your estimated selling price in the agency agreement.
Plan for price changes. Decide who will notify the seller, update the agency agreement, record the evidence and change the advertising.
Check every advertising channel. Review property portals, your website, social media, emails and property signs. Ensure processes are in place to include a price or price range on advertising channels when the new requirements start.
Brief your team. Make sure everyone who estimates prices, speaks to buyers or prepares advertising understands what will change.
If you’re a principal or licensee in charge, you should also:
review your agency’s pricing, advertising and record-keeping processes
assign responsibility for notifying sellers and updating advertisements when prices change
brief your team and make sure they know where to find the guidance...""
Coming in early 2027 - Statement of Information
If you are tasked with selling a residential property, you must prepare a Statement of Information in the approved format. This document should be available with online advertisements (or include a link on online ads to a website, such as a property listing page, containing the Statement), displayed at inspections, and provided to prospective buyers under certain conditions.
Apbr - provides space for you to upload your Statement of Information / Agent price guide - so each potential buyer can see it download it
