- Tiny Homes, oh so charming & practical
Tiny homes – are fast becoming a favourite addition & main attraction for property owners in Australia. Offering a great alternative to granny flats or full builds for the budget conscious, they have been taken on with tremendous enthusiasm in Australia. First becoming popular in the US, Aussies have followed suit enthusiastically & have taken to the idea of a tiny home as an additional accommodation, guest accommodation or teenage retreat, like a duck to water. Tiny homes not only have a smaller footprint then most traditional concrete based granny flats but also do not need council approval, as they are essentially not a fixed item on your land and can be picked up and transported, provided they meet the size requirements. We spoke to three tiny home builders located in New South Wales, Queensland & Victoria, to see what they offer and to share their wisdom : We spoke to Kylie Emans at Designer Eco Tiny Homes – who are Australia’s oldest & largest tiny home builders having been established in 2016 & with over 100 builds per annum. Designer Eco Tiny Homes are located at Ulladulla, New South Wales & showcase 14 tiny homes for viewing. Photos courtesy of Designer Eco Tiny Homes Kylie said part of the attraction is that no DA is required from council for a tiny home, and completion can take from as little as 6 to 8 weeks, depending on the size of your chosen design. Photo courtesy of Designer Eco Tiny Homes Don’t just think that a tiny home is for those with a vast block of land – no siree, it’s a happy addition to the burbs, from Sydney to Melbourne & all over Australia tiny homes have been growing strong. If you live in the suburbs & have a drive or side access of 2.4 m wide you could be on your way to potentially having a tiny home placed in your back yard. Many landowners have also seen tiny homes as a terrific guest accommodation & have had them built and placed in amazing locations offering truly magical holiday rentals. With companies like Designer Eco Tiny Homes, who feature holiday rentals on their website – it also allows potential buyers a chance to try before you buy. Photos courtesy of Designer Eco Tiny Homes Designer Eco Tiny Homes also offer water tanks, solar panels & compostable waste – which Kylie said was another feature of their tiny homes allowing owners to get the most out of their new dwellings & be able to have the home off the grid. Photo courtesy of Designer Eco Tiny Homes With tiny homes on the market ranging from approx. $ 85,000 upwards it really is a budget conscious and charming addition to any property. And if you want one that’s ready to go – then hey presto – check out the ready - made ones on offer at Designer Eco Tiny Homes. We also spoke to Alex Monteiro of Aussie Tiny Houses , who are an award winning company located in Coolum Beach, Sunshine Coast, Queensland, with a combined factory & showroom , where they will be hosting an open inspection on November the 12th, with an expected 400 visitors. Photos courtesy of Aussie Tiny Houses - Teewah 7.2 When asking Alex what he thought was an important point to consider when purchasing a tiny home, he advised it was the dimensions of the tiny home. Yes, you might say that is obvious but tiny homes do come under size restrictions, as they are classified as a caravan, hence they don’t need a DA & can be towed. So, when obtaining insurance size is a crucial point that needs to be satisfied or you may have to search harder when it comes to obtaining cover. Photo courtesy of Aussie Tiny Houses: Mooloolaba with plenty of storage We asked Alex what their most popular tiny home was, he advised it was the Hazel 8.4 & it’s easy to see why – this cutie has two lofts connected by a walkway & is a truly stunning home. And if a loft bedroom is not your thing, then consider a home with a downstairs bedroom – such as the Casuarina 8.4 by Aussie Tiny Houses , which is popular with some of the more mature users, who no longer wish to climb stairs. Photo courtesy of Aussie Tiny Houses : Casuarina 8.4 - Cathedral ceiling with exposed rafters But you can have a variety of addons or changes such as louvered windows, off grid goodies like the compost toilet, solar systems & the grey water diversion. You can also lux it up and have outdoor deck, cedar feature walls & more, you can certainly get creative. At Aussie Tiny Houses , you even have the option of buying the home in three stages: lock up, shell or turnkey. If you are especially handy or wish to really make it your own, the opportunity is there & Aussie Tiny Homes can also assist with finance. Photo courtesy of Aussie Tiny Houses : Hazel 8.4 - with breakfast bar & 2 loft rooms Aussie Tiny Houses specializing in high end tiny homes & having won the Sunshine Coast Business Award for Clean technology in 2021 & have been nominated as finalist in 2022, with winners to be announced on the 12th of November, they certainly can advise in limiting your Eco footprint with your tiny house. Aussie Tiny Homes is very passionate about tiny homes & community, they have recently participated with providing tiny homes for U turn , a non-profit social program assisting with housing relief for young people. When checking out the tiny home scene in Victoria we spoke to Henry Hangan of Tiny House by Hangan , located in Victoria. Tiny House by Hangan, are one of Australia’s leading tiny home builders with 40 staff members on hand ready to create your dream tiny home. Photo courtesy of Tiny House by Hangan : stunning Hillside Henry said there has been a distinct change in people purchasing tiny homes, whilst many buyers previously bought for setting up their Airbnb, now its a larger number of young couples looking to call a home their own. Whilst most of his homes have headed to rural Victoria, Tiny Homes by Hangan have made several tiny homes that have settled in Tasmania, being shipped to their new destination on the Spirit. Henry advised one of the questions that pops up repeatedly, is how secure are tiny homes when it comes to hill tops or locations that are more open to strong winds & the temperament of the weather. As many owners wish to place their tiny home on strategic locations to take advantage of million-dollar views. Photo courtesy of Tiny House by Hangan : Eureka Often building a hilltop home, might see you breaking the bank, due to the lay of the land but with a tiny home it is much more affordable. Henry says the homes are sturdy and weight anywhere from 3- 3 ½ ton for the smaller ones, to 4 ½ , with their largest design the Paperbark, that sleeps 4 to 6 & is often the favourite for families, being 11 meters long is on a 10 ton trailer with the home itself coming in at approx. 8 ton. Tiny House by Hangan can also build a trailer for your tiny home, should you be feeling adventures & wish to get creative & build your own tiny home. - Heat Pump Hot Water Rebate NSW Promotes Energy Efficiency And Cost Savings
Sydney, New South Wales – To help combat climate change and promote energy-efficient technologies, the New South Wales (NSW) state government has a range of ‘energy efficiency’ rebates and incentives available. One of these is the Heat Pump Hot Water Rebate programme. The programme has been set up to allow eligible homeowners and businesses to install sustainable hot water heating systems, such as heat pumps. Through initiatives like this and its other Energy Saving Scheme (ESS) rebates, the NSW government is proactively helping combat greenhouse gas emissions and contribute towards a more sustainable future. About The Heat Pump Hot Water Rebate Programme The NSW Heat Pump Hot Water Rebate Programme is part of the state government’s Energy Saving Scheme. It is a collaborative venture between the NSW government and local utilities designed to encourage and support community transition towards cleaner and more energy-efficient water heating solutions and appliances. Under this programme, eligible businesses and households with electric or gas hot water systems can receive a generous rebate for replacing them with approved energy-efficient systems, such as a heat pump hot water system. To guarantee the success of the programme, and maximise its impact, the NSW government has partnered with heat pump manufacturers and certified installers to provide and install a range of high-quality, energy-efficient systems that meet stringent performance standards. This partnership aims to guarantee that all customers benefit from high-quality, efficient products and professional installation services. Efficient Energy Group Committed To Green Heating And Hot Water Solutions Leading energy-saving solutions provider Efficient Energy Group is likewise committed to delivering energy efficient, environmentally sustainable heating and hot water solutions to NSW households and businesses. CEO Joshua Liptak commented that the company has a “vision to reduce carbon footprints whilst saving our clients money at the same time. To this end, we are dedicated to educating customers about the many government incentives available for energy-saving upgrades, like the Heat Pump Hot Water Rebate NSW programme.” He added that, “heat pump hot water systems are definitely a game-changer in terms of energy efficiency and cost savings due to the highly efficient way they operate. An efficient heat pump can produce 10 to 15 times more energy than it uses. This translates to something like a 600% efficiency in heat delivery vs the 50 – 95% efficiency of a gas heater. If the electricity source is renewable, this further reduces the greenhouse gas emissions of the system.” Claiming A NSW Heat Pump Hot Water Rebate The NSW Heat Pump Hot Water Rebate is available to all residential and commercial property owners across NSW that meet the eligibility criteria. Homeowners and businesses interested in participating can apply through the NSW Government’s Climate And Energy Action Website, directly with their local utility provider, or via an approved contractor like Efficient Energy Group. Successful applicants will receive a rebate that covers a significant portion of the cost of purchasing and installing an approved energy efficient hot water system. \"We encourage all residents and businesses in NSW to explore the opportunities offered by the Energy Savings Scheme and take advantage of the financial incentives available,\" added Efficient Energy Group CEO Joshua Liptak. \"Not only will these upgrades lead to significant cost savings, but they also play a vital role in building a greener and more energy-efficient future for New South Wales, and Australia, generally. At EEG, we can help eligible businesses, households access the Hot Water, and other ESS rebates, and decide on the most suitable products for their circumstances.\" To find out more about the Heat Pump Hot Water Rebate Programme and other renewable energy rebates available in NSW, Queensland, and Victoria, visit efficientenergygroup.com.au or contact the company at info@efficientenergygroup.com.au to arrange an interview with their industry experts. - Australian architect Andrew Chung launches bestcafedesigns.com, a celebration of global cafe culture
There\'s no doubt that cafe culture has boomed across the globe in the past two decades, with amazing designer cafes springing up in some equally remarkable – and sometimes surprising – places. Featuring cafe designs from more than 30 countries, with stories on their design, philosophy and local coffee culture, bestcafedesigns.com charts the expansion of cafe culture across the globe – from the remote Hunza Valley in Pakistan to Ho Chi Minh City, and from Barranco in Peru to Bucharest, Hungary. The ever-growing site is the brainchild of Sydney architect Andrew Chung, a senior associate with fjcstudio. “I\'ve always had an interest in architecture, photography, coffee and digital skills,” says Andrew. “In a Forrest Gump moment, I went out one day to photograph a cafe during a coffee break in the Sydney CBD using only my smartphone. From there, I continued to photograph one to three a day and am currently up to 70 cafes photographed and continuing. “To me, it\'s an enjoyable experience to drink coffee, take a break and enjoy the ambiance of a well-designed cafe. Then, knowing the design crowd likes design and coffee, I thought how can I expand this?” Andrew hopped on Upwork, the international freelance marketplace, and asked if anyone wanted to be commissioned to photograph designer cafes in their local neighbourhood. He ended up hiring 40 photographers, some professional, some amateur, spanning the globe. “I gave each person a photography brief and tips for taking architectural photos on their smartphone and received amazing responses from all corners of the world, including Pakistan, Lebanon, Vietnam, Peru, the UK, Germany, Spain, Ukraine and many more. I then engaged Penelope Barker, an accomplished writer and a former editor at Vogue Living, Belle and Indesign magazines and a well respected writer in the architectural and design space, to write stories about these amazing cafes pictured from all over the world.” Using his web design skills, the multi-talented Andrew assembled bestcafedesigns.com with the hope that it would intersect to appeal to design lovers, travellers and coffee aficionados. “From here,” says Andrew, “I am making bestcafedesigns.com an online journal platform for architects and cafe operators to publish their own cafe designs for a global design audience. I\'ve already received submissions from reputable architects from China, Japan, Korea and the UK. “I\'ve been involved in cafe design myself on occasion and realise that an immense amount of design thinking goes into the pragmatics, appearance and identity of a cafe. We all know the laneway cafes, and the minimalist cafes, as well as the rustic and industrial cafes. They all pay very close attention to the ergonomics, textures and finishes, lighting and fixtures, to produce a great user experience.” Combine all this with the passion of the cafe owners for great coffee and good food and you have a truly great cafe – as shown by the more than 150 cafe designs and growing featured on bestcafedesigns.com Think your favourite cafe might make the grade? Download Andrew\'s free e-guide on how to achieve great looking architectural shots with your smartphone from bestcafedesigns.com and snap away. - Eco friendly Australian furniture designer & manufacturer launches in Sydney
Steven Higgs, Designer and Founder, announced the launch of E9 Design into the Australian furniture market with the opening of its first showroom in Alexandria, Sydney. E9 Design is a bootstrapped Australian start-up that takes a fresh, tech-driven approach to creating responsible, premium, customisable furniture. “I wanted to create a furniture company and manufacturing process where environmental responsibility was built in from the start – to create products than were born green - rather than trying to re-engineer existing or traditional methods,” says Steven Higgs, Founder of E9 Design, and a veteran of the Australian furniture industry. “And of course, I wanted to create beautiful and comfortable furniture… furniture that simply ‘works’ as you really need it to, that makes things a little bit easier, and that fits our Australian spaces and lifestyles. Plus, you can feel good, because you know that it isn’t going to end up it land fill.” Two years of R&D in its Marrickville design studio and factory, has resulted in a truly novel furniture manufacturing process, and a debut range of stunning modular lounges. Eclipse Features of E9 Design’s sofas: • Made from 97% recyclable materials • Built to last – with steel frames and suspension • Make recycling truly possible, by not permanently fixing together unlike materials, so that components can be easily dismantled and appropriately sorted for recycling • Include the proprietary ‘Bounce’ seating system which provides superior support and longevity • Extreme flexibility – include moveable back and arm rest options which use recycled glass sand encased in hemp canvas as a counter-weight • End-of-life stewardship Ethos The manufacturing process harnesses digital technology to precision-cut a steel frame from a single length of steel, to form it into complex shapes. The design for the frames took months of trial and error to perfect. In addition, the team has developed a unique seating system, using steel springs and a single conforming platform. The bases are then layered with specific combinations of high resilience and premium foams, and tailored covers which are removable. The system allows the creation of almost any shape. It also minimizes material wastage and facilitates efficient customization. “With designers, architects and design enthusiasts looking to create a unique look and a perfect fit for their spaces, our system means that we can respond quickly and efficiently,” said Steve. “For example, if you love our Ethos Plus sofa , but you’d like the length to be 100 mm longer than the standard sizing, and want a different height leg, we can do that. And your sofa won’t travel the world and take 6 months to a year to get to you.” Flux E9 Design’s showroom is at 61-63 O’Riordan Street, Alexandria and is open Monday to Sunday 10am to 5pm. - Sky is literally the limit for new Queensland residential community
A ground breaking new residential community situated in Queensland’s Fraser Coast region is setting a very high bar when it comes to amenities, with the estate providing its aviation loving residents access to their very own private airstrip. Officially launched today by Fraser Coast Regional Council Mayor, Cr George Seymour, the Aquila Estate & Flying Club is a $65 million development with the formal title of an ‘airpark,’ located 15 minutes from the town of Maryborough, giving homeowners their very own 850 metre asphalt runway, access to ‘open’ airspace, shared hangars and targeted towards the 16,000 private owners across Australia of light-aircraft and helicopters. For the consortia behind the project, VRF Developments this gated master-planned community with architecturally designed properties, represents a long-held dream to bring the highly popular American concept of an airpark to the Australian market. According to VRF Developments spokesperson Justin Miller, the Aquila Estate & Flying Club will showcase to the Australian market what the airpark concept can look like when brought to life with a key focus on build-quality and bespoke amenities for residents – pilots and non-pilots alike. “Our focus with the Aquila Estate & Flying Club is to bring to the Australian market a benchmark project when it comes to the concept of an airpark that is comparable to what are considered the market leading sites in the United States; with the goal being to show what can be achieved from a design and lifestyle perspective,” Mr Miller said. “We project that only 40 per cent of residents will be pilots with access to their own personal plane or helicopters, however the lifestyle, location and amenities on offer will be attractive to all buyers whether they intend to live there permanently or have it as a holiday home. What makes it even more thrilling for us is the fact that our project is situated so close to Hervey Bay, providing residents access to the incredible natural amenities close by including K’Gari/Fraser Island.” Aquila Estate & Flying Club, situated at 45 Watson Road, Yengarie Queensland features 62 blocks with land sizes ranging from 2,400m2 through to 4,000m2, spread over 50 hectares, with architecturally designed homes, a fully equipped clubhouse along with shared use hangars. 13 sites have already sold, with prices for land starting from $315,000, with the estate having building governance around what you can or cannot build, to protect the value of the homes and the overall estate by ensuring high-quality design and building standards are maintained. To accommodate residents only daytime flying is permitted at its location, which was selected due to the fact that it is one of the few locations on the East Coast uninterrupted by controlled airspace, meaning pilots are able ty fly without going into controlled airspace – meaning no clearance is required prior to embarking on a flight. For Justin Miller, today’s official launch means that the a long-held vision of the development consortia is one-step closer to coming to life, with the key partners being aviation enthusiasts outside of their roles in property. “Today moves us one step closer of bringing our vision to life to show how, with the right level of planning we put the runway as the centrepiece of the estate – while also showcasing that there is a market in Australia for this type of development,” said Mr Miller. ABOUT AQUILA ESTATE & FLYING CLUB THE ESTATE Aquila Estate & Flying Club is located 45 Watson Road, Yengarie Queensland 4650. Strictly limited to only 62 blocks carefully positioned in harmony with a communal clubhouse, asphalt runway and over 50ha of protected forest. Land sizes range from 2400m2 to the grander 4000m2 ensuring total privacy and tranquillity for all residents. Residents have free access to the Estates own nature walks and mountain bike trails with direct links to the well-known Ferguson State Forest walking and biking trails with an abundance of wildlife. The beautiful architectural and landscaping design intent is protected by the estates covenants, put in place to protect and grow property investment capital gains. Aquila Estate and Flying Club has a field elevation of 150 feet located only 6NM from Maryborough and 21NM from Hervey Bay. THE AIRFIELD Aquila has two runways. Runway 05/23 has an 800m beautifully designed all-weather asphalt paved surface, and runway 09/27 offers a grassed surface. There is also an onsite fuel pump for flyers to access. Aquila shares CTAF 126.55 with Maryborough and Hervey Bay airports. Aerodrome information can be found on OzRunways and AvPlan. Your Aquila Club Card allows easy access to the fuel bowser located at the maintenance hangar. To learn more, visit aquilaestate.com.au Partner article

Stock up on the snacks, because yours is the home that all their friends will want to visit to dive into the serenity of the haven you have created. Megan Butler, owner and director of Lilly & Lolly, is passionate about offering furniture that combines style and strength and that is built to last – not only structurally but through the lifetime of your child. Made in Australia, Lilly & Lolly furniture never fails to delight and surprise with its weight and strength – qualities that are backed by a 10 year warranty. The furniture is designed with safety in mind, such as curved edges and holes to keep little fingers and toes safe. And the personality of every child is catered to, from the sweet floral Peony bedhead to the funky Scoop design and minimalist Scout theme (with trundle bed for when that play date turns into a sleepover). Lilly & Lolly furniture arrives assembled – no allen key required! It is made with such integrity that it will not deteriorate, even when transferred from one home to another. It will arrive as intact as it left the previous home. Investment in Lilly & Lolly products pays in the long run, as the family that is choosing Lilly & Lolly furniture is buying classic base pieces that can be dressed to suit the child’s age with the replacement of inexpensive items like artwork, bedding, rugs and lighting. No need to replace beds that seem suddenly too small, or furniture that is styled too young for a teen, or items that have deteriorated over time. This can be a huge cost saving to the discerning parents over their child’s time in the family home. In addition, when children fly the coop and their parent sell Lilly & Lolly products to another young family, the resale value is usually high. Buy once, buy well. As well as seemingly endless design inspiration ideas on their website, Lilly & Lolly can work with you to style your space to suit you and your child’s lifestyle. Before you invest, Lilly & Lolly takes the risk out of your purchase with the offer of interior style services. Time-poor families can achieve their dream bedroom, study or play area by utilising one of two free design services, which includes advice over the phone, online or in-store, swatches and samples to take home and play around with, digital design board, colour schemes. On-site advice is also available for a fee. - The magic of automated homes
Imagine pulling into your driveway after a long day at work to find your garage doors already opening and, when you enter your home, your favourite music playing, perfectly heated or cooled rooms and levels of lighting just as you like them. With I.E.T automation you can come home to your favourite mood every day. Or, if you want to mix it up, you can use a phone app to override your pre-set timings or settings to suit how you are feeling at any particular moment. Founder of I.E.T, Ray, has been an electrician for 25 years. A seminar on home automation 20 years ago sparked his interest in developing technology that delivers the ultimate in convenient and luxurious living. Advancement in home automation has exploded in the last 3-5 years and even the most technologically challenged home or business owner can incorporate a system that manages everything from securing the home, to opening and closing blinds and pergolas to supplying customized entertainment to every member of the household. "The ceiling of the pool area consists purely of windows, flooding the magnificent space in natural light. C-Bus technicians installed C-Bus integrated shutter relays to control the ceiling windows, transforming this extraordinary indoor space into an outdoor oasis at the click of a button ..." Ray and his partner Lauren established I.E.T in 2003 and have been delivering home automation systems tailored to each customer’s needs ever since. Ideally involved at the design stage, Ray loves teasing out what a client’s ideal automation system looks like and, if it doesn’t already exist, he will explore ways to deliver it. While not always possible, this process has led to some of his most innovative products. A recent challenge posed to him was to install lights in a pool that mirrored the look of “star lights” similar to those found in movie theatre ceilings. After careful consideration Ray designed an automated lighting system nestled into the tiles at the bottom of the pool that, at night, creates a delightful twinkling effect from within the pool. "In-pool fibre lighting has also been utilised to create additional sparkle." Speaking of stars, Ray was delighted to have worked with Jessie and Kirsty on The Block 2021. Their prize-winning cinema room featured I.E.T technology operated by an easy-to-use control panel for everything from the lighting to the projector and audio system. And before you ask – yes, Jessie and Kirsty are as nice as they appeared on the show! Another customer of Ray and Lauren’s is a 75-year-old gent who was strongly against automating his home but had grudgingly agreed to a system to please his wife. A follow up call to the wife three months after installation revealed that her husband was delighted with the product – as much as anything because he could remotely turn off the lights on anyone having too long a shower! He also enjoys the security of fingerprint entry, CCTV for the entire home and night vision. And his wife appreciates the motion activated low level lighting when he makes a night-time trip to the bathroom! " Lights programmed on dimmers create the ultimate relaxing atmosphere .. Savant multi-room audio installed throughout each zone can compliment the mood and allows instant access to music in any room, inside or out. A multi room intercom system allows easy communication between occupants of the home.." Another of Ray and Lauren’s jobs, and one of the most rewarding, is home automation for a disabled customer. Ray has taken the time to understand the customer’s lifestyle and to recommend, develop and install a system that makes the customer’s life significantly easier, particularly with the use of voice commands. Personalize your home, from the climate, sound, entertainment, security & more As well as sophisticated functionality, Ray has turned his attention to energy efficiency and seeks to minimize the footprint of the home. He is also incredibly knowledgeable about regulations and can guide home and business owners on the best products to maximize their return on investment. Ray and Lauren pride themselves on delivering a home automation system that meets their customers’ needs. They constantly educate themselves on what is happening in the geo-sensing world and as a result deliver cutting edge heating, entertainment, security and lighting solutions. " C-Bus occupancy sensors and dimmers were installed throughout the home in order to reduce energy consumption when the room is not in use or when extra power was not required." Blinds can be programmed to close when the temperature reaches a certain level and to open on sunrise, rain sensors can activate pergola blades to close, protecting outdoor furniture from the elements and if windy conditions are experienced shutters will automatically close. Whatever the customer’s needs, Ray and Lauren aim always to exceed expectations. Home and business automation is not the way of the future – the desire for an easier way of living is here now. Automation of everyday functions in the home or workplace is in ever-increasing demand and the value of homes and businesses that have I.E.T products against those that don’t is significantly higher. If you are undertaking a new build or renovation and haven’t considered an automation system, you’d be wise to look into how such a system can improve your life and add value to your property. For an obligation-free consultation call Lauren or Ray on 03 9998 7444 t o arrange a time to discuss your plans and to map out a home or business automation system that makes life just that much easier.

- Trailer Rental Services for Your Needs - what a good idea
Hire My Trailer proudly announces significant milestones and the vision behind its innovative platform connecting trailer owners with renters. Founder Mr. Milillo shared insights into the success of the only Australian owned and operated Trailer Sharing Community Platform providing Web and Mobile App abilities in its mission to revolutionize the trailer rental industry. Mr. Milillo revealed that the Hire My Trailer platform, which is accessible on Browser and dedicated Android and iOS platforms, has experienced substantial growth with over 2000 visitors monthly and a user base of over 8000 individuals nationwide and an impressive fleet of 750 trailers available for hire, including 100 in the Sydney region alone. The inspiration for Hire My Trailer came from a simple observation, as Mr. Milillo explained, "Hire My Trailer was born from the observation that just about every street in Australia has at least one house with a trailer sitting idle in the yard or carport." He highlighted the contrast between underused trailers and people resorting to expensive short-term hire processes for tasks like transporting rubbish to the dump. Mr. Milillo emphasised that Hire My Trailer provides a cost-effective solution for individuals to rent trailers while simultaneously offering owners the opportunity to offset ownership costs. He provided a compelling example, stating, "It costs $250 to hire a medium-box trailer through Hire My Trailer for seven days. That compares to close to $400 if it is done via UHAUL. That is a big saving for consumers." The efficiency and simplicity of the Hire My Trailer process were underscored by Mr. Milillo. He noted, "The other advantage is the simplicity of the hire process. It is such a long process when you are signing paper contracts at Bunnings or another provider. What we have done is automate the entire rental process." As Hire My Trailer continues to make waves in the trailer rental market, Mr. Milillo expressed gratitude to the growing community of users and encouraged individuals to experience the convenience and savings the platform offers. - Aussies Opting for Natural Swimming Pools Over Traditional Pools
Australians are increasingly choosing natural #swimming ##pools over conventional pools, embracing a more eco-friendly and visually stunning backyard experience. Natural swimming pools, a concept that originated in Europe, is now trending in Australia. These pools use freshwater and native vegetation for filtration, eliminating the need for harsh chemicals. Dr. Dulana Herath, a leading biologist and Managing Director of PASES Aqua, said, "Natural swimming pools are not just about swimming; they are about creating a sustainable and harmonious ecosystem in your #backyard. They offer a unique blend of organisms, functionality and natural beauty, making them an attractive choice for environmentally conscious Australians." Herath further emphasises the health and environmental benefits of these pools. The absence of chlorine and salt in the water prevents skin and eye irritation, while the presence of native plants and wildlife enhances biodiversity. Moreover, these pools are cost-effective in the long run due to lower maintenance and electricity expenses. The shift towards natural swimming pools reflects a growing awareness and preference for #eco-friendly lifestyles among Australians. Snorkelling with fish, turtles, plants and macroinvertebrates is just what we do when we go camping and travelling,, so why not create these ecosystems at home at a similar price to traditional pools? These pools offer a sustainable alternative to traditional swimming pools, combining aesthetics, environmental responsibility, and wellness. For further details contact PASES Aqua Partner Article

Recent trends in the #financial industry highlight a pivot from traditional hiring norms. - Pool side - beat the summer heat
Australian summers are defined by long days in the pool and warm summer nights by the barbecue. Entertaining friends and spending time with family outside has never been more popular, leading the trend for al fresco space becoming the centerpiece of the modern family home. By placing coping steppers atop concrete platforms lined with the same blue ceramic tiles of the pool and spa, the illusion of a floating walkway is achieved With so much time now being spent outdoors, it has never been more important to get the right advice on design elements to make sure that the al fresco area you design today will meet your needs well into the future. Property Centerpiece spoke to David Jarman from Coolabah Landscape Victoria, who emphasized that great design and the right designer is key to an outdoor living area that is both visually stunning and practical. From above, the geometric lines of this front courtyard design are made satisfyingly clear. Coolabah Landscapes constructed everything within this space including the driveway The possibilities for your backyard are endless, with al fresco areas now incorporating fully functional kitchens and bars, swimming pools, roofing systems, heating and cooling, lighting and so much more. With travel options limited, Australian families are taking the opportunity to create outdoors areas that instantly put them into relaxation mode and provide the kind of lifestyle experienced on an overseas holiday. Using a combination of materials such as metal, wood, pebbles, and tiles adds dimension and layers of texture David Jarman, who is also principal of Victorian company Coolabah Landscapes, urges homeowners to do their research and take their time in the planning stage to guarantee an al fresco area that is functional and that adds value to the property. “Done well”, says David “and the addition of an outdoor living area should add in excess of $50,000 to the value of any property.” This Balinese-inspired courtyard pool was designed to create the feeling of stepping straight from the loungeroom into a tropical oasis Many homeowners are choosing to upgrade outdoor areas as a cheaper alternative to moving, but when the time does come to sell the impact of a beautifully landscaped front yard and an entertainer’s delight out the back adds zeros to the final sale price. Bluestone pavers give a quintessential Melbournian feel, while the sleek lines of the pool and fencing combine for an elegant and modern finish Coolabah Landscapes are experts in taking their clients’ ideas and turning them into a reality. They take their time to listen to your vision, soak in the site of the build and to create designs that maximise the potential of your backyard (or front yard). Coolabah can simply provide a design, allowing you to use your own contractors, or they can take your area from ground zero to an outdoor space that you will never want to leave. Playing around with different heights helps to create a more eye - catching space. The longer you look, the more details there are to enjoy in this organised yet wild-feeling garden This all-rounder project included the construction of a gorgeous new pool and spa, decking built over the old pool, installation of six bifold doors, floor re-epoxying, and the construction of a fully equipped outdoor kitchen and dining area It’s never too early to start planning your own backyard haven. Taking the time to spend an hour or two with a reputable landscaper will start the ball rolling, and a good organization will take the lead and present you with concepts and images within four to six weeks. A process of collaboration usually follows (unless they hit the nail on the head the first time!) and your feedback Is incorporated to make sure that your dream al fresco area becomes a reality. Your builder can take the pain out of the process, applying for approvals and liaising with contractors so that all you need to do is give them access to your space and start working on your invitations for the big reveal! We recommend putting on a cheeseboard and a cheeky sauv blanc or a juicy Wagyu steak cooked to perfection on your new four burner barbecue! - Never have to buy another lettuce
Never want to pay $12 for a lettuce again? Then read on, my friend. Salad Table is an innovative new product that takes the hard work out of gardening and delivers fresh, healthy home-grown fruit and veggies. Seeds are dropped into channels filled with grow medium and then fed with nutrient on a table that can be set up just about anywhere and with the minimum of fuss. There is a size to fit every household – even a compact tower grower that can be placed on apartment balconies. Inventor Denis Matthews was working in the Airforce and running a business when he decided to fill his “spare time” by giving hobby farming a go. Each week he would load up his truck with produce and head to the Farmers Markets, but he became disenchanted with the process, knowing that his beautiful fresh food would change hands several times and lose its vitality long before reaching the consumers plate, and at ridiculously jacked up prices. So, using the principles of farming, Denis invented the Salad Table, a complete growing system that requires a minimum of water and no nasty chemicals. Chuffed with the end product, Denis took the tables to the markets to sell alongside his produce – and they sold like hotcakes! Anyone can grow their own food using the Salad Table – from the novice gardener to the green thumb. Those that love nothing more than getting their hands dirty are thrilled that they don’t need to break their backs bending to tend to their seedlings – and that there is never a weed in sight! For the novice or the not so enthusiastic gardener the fact that it doesn’t take up too much time is the appeal. And everyone loves the money they save and the fact that they know what has (not been) sprayed on their fruit and veggies. The Salad Table can also be a great family project that brings parents and kids together in a fun activity, often with the result that proud kids eat their veggies without complaint for the first time in their lives. Denis’ goal in life is to “Create the Farmer in Everyone”. He aims to introduce gardening to as many young people as possible through Salad Table. He believes that giving children ownership from the very start, the planting of the seed, increases their learning on how to grow for themselves. Denis believes that anyone can have success with the Salad Table. All it takes is a little bit of trial and error and, if in doubt, referring to Salad Table’s Youtube videos and Instagram, which cover a gamut of topics from recipes for bug killers to assembly instructions for the table. Salad Table even has a Facebook group where growers can ask questions and solve issues they might be having with their grow. Fruit, vegetables and even vines can be grown in the salad table. Denis loves to see his customers experiment and to receive feedback and photos on their crops. Sometimes he has never heard of the vegetable before! One of the most interesting grows that Denis has seen was pumpkins and watermelons that ended up growing on the ground underneath the Salad Table but still getting their nutrients from the system. The feedback of Salad Table’s customers speak for themselves. One grower had never been able to grow bok choy, but now has a year round crop. Another has not bought lettuce for a year. More than one happy customer has grown so much produce that they are the most popular resident in their street, giving their excess fruit and veggies to their neighbours. The Salad Table is the way of the future. Environmentally friendly, it is the perfect solution to rising food prices, lack of land and environmental factors like flooding. Blue Mountains Lavender wins an industry association award for its essential oil against a field of national and international entrants The Australian Lavender Growers’ Association Olfactory Oil Competition award winners were announced at their recent conference held at the Carrington Hotel, Katoomba. Blue Mountains Lavender won the prestigious Lavandula Triploid category for their cultivar ‘Riverina Alan’ essential oil grown and distilled on their 25-acre Little Hartley property. Blue Mountains Lavender founder and owner Louise Bickerton says, "I am proud of our achievements since planting lavender in 2018. We were competing against some of Australia\'s most experienced lavender oil distillers and entries from New Zealand and the USA. So to know that we are distilling fragrant lavender essential oil is satisfying. This essential oil is key to our body care and lifestyle product range." Louise’s husband, Bruce Bickerton, is the distiller and adds, “Louise and I enjoy the challenge of producing a high-quality oil for our products. We believe the soil and high-altitude climate in the Blue Mountains is just as important for success as the skill of timing our harvest, the copper material of our distillation still, and then controlling the temperature and the length of the distillation process. The Australian Lavender Growers’ Association provides great resources and a supportive member network to help us produce such a pleasing essential oil.” The first lavender tube stock varieties went into the ground of the Blue Mountains Lavender Farm at Little Hartley in November 2018. The farm now grows three cultivars of L. angustifolia (English lavender) and five varieties of L. intermedia and triploids which are harvested for distillation into essential oil and dried for culinary and craft uses. Blue Mountains Lavender produces high-quality artisan products in body care, sleep aid and lifestyle ranges. All products are made and packaged at the farm. - Taylor'd Waterscapes - amazing water features adding tranquillity to any space
Seven years ago, Daniel Taylor was on the brink of packing up his landscaping tools for good and taking up full-time music teaching when he stumbled into a job installing water features. Realising his passion for taking a blank canvas and creating a unique design to make the most of the space, Daniel went out on his own three years ago, forming Taylor’d Waterscapes. Taylor’d Waterscapes designs start with basalt or granite rocks sourced from a rock farm. Estimated to be around 30 million years old, the gentle way in which they are farmed means that there are no sharp faces. And the environment thanks him! Taylor’d Waterscapes can incorporate just about anything into a water feature, be it urns, bowls, core drilled rocks, ponds with sandy beach entrances, staircases, lights or fire. Warm white or coloured lighting systems, operated from an app on your phone can transform the water feature to a glistening and flickering wonder in the evening. Water features can be pondless if a lower maintenance approach is desired; or can incorporate a full fresh water filtration system to accommodate fish, turtles, plants and all kinds of wildlife. Most recently, Taylor’d Waterscapes collaborated with Garden Art Structural Landscape Designs and Earth Art Designs to create a stunning waterscape at the Queensland Garden Expo. The design began with a meandering 16m stream with multiple waterfalls, originating from a tree root placed in the water and holding up a red gum bar style table top. The perfectly formed stonework, gorgeous plantings, a bridge created out of a hollow log, sunken fire pit area and bench seat, made this a very natural earthy garden display. It also included a rainwater harvesting system fed via a rain chain from the rustic gazebo, then collected in an underground tank and circulated through to an outdoor shower. Stunning waterscape at the Queensland Garden Expo It is not unusual for Daniel’s installations to gain the attention of admirers at events like the Queensland Garden Expo, who then may follow Taylor’d Waterscapes for sometime before commissioning their own piece. It might be that they are waiting to buy their forever home or they just want to save up for the project, but once customer and designer have reviewed the site the water feature can come together quite quickly. However, Daniel rarely provides detailed drawings prior to construction as often it is only when the rocks arrive on site that the final design crystalizes – their size, shape and form determine how they will be used and what the final product will look like. In many instances, Daniel will start with a specific design in mind but as the water feature is under construction new and creative ideas come to mind and the final design ends up looking very different. Then there are the customers who know exactly what they want, and the outcome differs little from the original concept. Take the builder who designed his home around his dream water feature – a wetland emerging at the front of the home, running under a see-through glass bridge in the home and then cascading into a u-shaped design at the back of the house. The water feature can be seen from any point in the house, bringing the outdoors in, the subtle lighting make the water feature glow and shimmer at night. The effect is just stunning and makes his home truly unique. Other favourite projects of Daniel’s include a Japanese-inspired design in which the 3 different waterfalls fall from a pond and down to the front gate. Another project included two 15m long and 5m high series of waterfalls into a spring fed dam. And one that stands out is a more formal project with a stone pitched wall with rock boulders looking like they have washed down and smashed through the wall. Going into a design, Daniel advises that the customer has a budget in mind and preferably some ideas about what they would like to incorporate. The landscape and access all need to be considered, but Daniel is in the business of problem solving and prides himself on delighting his customers. Each site is unique and every rock used has its own character. Taylor’d Waterscapes designs make sure that every water feature looks natural and makes best use of the space. If you’d like to chat to Daniel about your own unique water feature, he can be contacted at Taylor’d Waterscapes on Facebook and Instagram or email at taylordwaterscapes@gmail.com
- Nasturtium is a must have for your kitchen & garden
Nasturtiums have been grown for centuries both for their colour & variety of uses in the kitchen. They originate from South America & Central America, from Mexico to Chile. They are strong both in colour & flavour and are prolific climbers & can also provide a stunning hanging display that looks as if there is no end in sight. They are terrific as ground cover or as a feature hanging plant in baskets. And these happy & bright flowering plants with a mind of their own have been the inspiration for many an art work, in the art deco period, to today. You may have gone for your afternoon stroll with family or pet in tow and passed many a rambling nasturtium bushes with their bright & almost blinding glorious orange or yellow colours, & not have given it a second thought. But listen up and be surprised – the whole plant is edible and attributed with having health benefits such as vitamin c & the ability to fight fungal infections & be wonderful for bronchitis. They are easy to grow & it doesn’t stop there – you can make “poor man's capers” from the seed, salad from the leaves & flowers, pesto from the leaves, use the large leaves to wrap your favourite mince meat mix, mix a batch of nasturtium butter & anything else that you can dream up. You should be able to purchase seeds at your local garden shop and simply plant them in moist soil in a sunny spot or buy the ready to plant mixed punnet from your local Bunnings. Even if you use a pot, don’t be surprised if it overtakes the surrounding area. You will be rewarded & maybe overwhelmed with a dazzling orange sea of flowers & the beautifully shaped lily pad like leaves. The taste of this stunning plant is strong, don’t be fooled, its peppery & chilly all at once, like a radish but with a refreshing zest. You should do a taste test & sample the flower, seeds & leaves separately, so that you become familiar with the different strength of taste from each part of the plant. Happy Nasturtium growing

- Powerhaus App Debuts at the 2023 Australian Architecture Conference: A Game-Changer in Sustainable
In a ground-breaking move towards sustainable housing, Powerhaus Engineering has unveiled Australia's first energy efficiency home design app at the 2023 Australian Architecture Conference. This revolutionary app will allow architects and designers to configure the energy rating of their building plans with real-time performance feedback, making sustainable design for new houses more accessible and intuitive than ever before. Powerhaus hosted a masterclass at the conference on Monday 30th October and provided attendees with a first hand look at the app's capabilities and its potential to reshape the future of sustainable housing in Australia. As most states and territories around Australia delay the new mandatory increase in minimum house star ratings to 7 stars, with currently only New South Wales implementing the increase, there's a palpable concern within the housing sector about readiness for such a transition. Many in the industry feel unprepared for this significant shift towards sustainability. In this context, tools such as the Powerhaus app become not just beneficial, but crucial. The app is poised to be a beacon, guiding architects, designers, and building professionals, to seamlessly and cost-effectively adapt to and embrace the heightened sustainability standards. Jenny Edwards, director of award-winning Light House Architecture & Science and a renowned thermal performance assessor with a deep passion for sustainable housing, shared her experience with the Powerhaus app: "For years, the true potential of the NatHERS software as a design tool was only accessible if paired with a trained thermal performance assessor. This often made the design process slower, more expensive, and limited the ability of architects to learn directly from the software." She continued, "The Powerhaus dashboard is a game-changer. Its superbly designed interface allows designers to instantly test the impact of various critical parameters, giving them a clear understanding of the most effective levers for any particular design." Andrew Pickard, founder of Powerhaus, remarked, "Our vision with the Powerhaus app is to bridge the gap between design and sustainability outcomes. We've created a tool that not only simplifies the design process but also educates and empowers designers to make informed, sustainable choices. This is the future of home design, and we're proud to be at the forefront." The Powerhaus app promises to be a pivotal tool in the realm of sustainable housing, offering instant energy performance feedback and allowing designers to visualise the effects of their design choices on comfort, efficiency, and the NatHERS rating. With the backing of an expert team, the app aims to streamline the design process, making sustainable design decisions more straightforward and data-driven. The Powerhaus app was a recipient of the Canberra Innovation Network Innovation Connect Grant 2022. Partner Article

- Art in Hope - Hope in Art - Infinite
Sureen Gouws, an artist based in Brisbane, Australia, unveils 'Infinite Hope' - A compelling artwork aimed at inspiring and increasing awareness about Endometriosis. Sureens' art emerged as a sanctuary from burnout and anxiety, with a mission to spread positivity and offer moments of calm and inspiration. Drawing on her architectural background, Sureens' sculptural relief art merges clean lines with textured elements, creating a minimalist aesthetic that aims to provide a personal sanctuary of balance and tranquillity in our fast-paced world. Her work is deeply influenced by circle shapes, embodying a zen, meditative philosophy that captures the essence of flowing energy and wholeness. 'Infinite Hope' is an intricate creation inspired by the QENDO logo, fusing the infinity symbol with the concept of women\'s health. It serves as a symbol of the indomitable human spirit, representing endless strength and powerful feminine energy. The repeated motif signifies growth and transformation, akin to delicate flower petals or butterfly wings. The encompassing circle, an ancient symbol of wholeness and unity, reinforces the collective power of women. 'Infinite Hope' stands as a beacon of unity and strength. Endometriosis affects over 830,000 Australian women, or 1 in 7 according to the latest research. Many, like Sureen, face this battle in their teenage years, enduring a myriad of symptoms that often contribute to an agonizing delay (6.5 years on average) before receiving a diagnosis. This condition is widely misunderstood, underscoring the urgent need for greater awareness and support. To launch this ongoing awareness campaign, Sureen is hosting a giveaway of the original 'Infinite Hope' wall sculpture valued at $1100 (closing October 31st), preceding the official 'Infinite Hope' Art print launch on November 1st. Sureen is dedicated to collective action, committing to donate 10% of every 'Infinite Hope' Wall sculpture and Art print sold to Endometriosis Australia and QENDO. Your purchase not only adds beauty to your life but also contributes to a brighter future for those affected by Endometriosis. Help share the message and contribute to raising awareness. 'Infinite Hope is not just art; it's a reminder of strength and boundless hope within each of us. It\'s also a meaningful gift to inspire and uplift loved ones. - CASH - will it disappear ?
Opinion piece & Article by Citizens Party For the next 20 days Australians have an opportunity to submit to Treasury’s consultation on a new bill to regulate digital payments in the payments system. This is an opportunity to send a very strong message to the government: whatever you do to regulate new digital payments, you must also protect the only payment system that is 100 per cent certain, reliable, and private—cash! Treasury’s consultation on the exposure draft legislation for proposed reforms to the Payment Systems (Regulation) Act 1998 runs until 1 November 2023. The consultation page explains: “Following consultation in June 2023, the government is updating the Payment Systems (Regulation) Act 1998 to ensure regulators and government can address new risks related to payments as the provision of payments evolves and increases in complexity.” As yet the Australian Citizens Party has no opinion on the specific proposed reforms, but urges Australians to seize on this opportunity to send a message to the government to protect cash. A loud message is important because while the government repeatedly states it has no plans to get rid of cash, it is allowing the banks to effectively force Australians to go cashless by making it harder and harder to access and use cash. The banks: • impose arbitrary limits on cash withdrawals at branches that have nothing to do with money-laundering regulator AUSTRAC’s $10,000 disclosure threshold; • interrogate anyone who wants to withdraw their own money—which the banks claim is to protect customers from scams, but it’s also convenient for the banks and they take it way too far; • close branches and rip out ATMs to make it much harder for consumers and small businesses to source cash and bank their takings, and forces consumers to use private ATMs which charge high fees; • incentivise businesses to go cashless, to reduce the options for consumers to spend cash. If the government doesn’t intervene to stop the banks from going down this path, Australians can look forward to a future in which any natural disaster or power failure will bring ALL commerce to a halt—possibly for days—until the infrastructure is fixed. Families will not be able to buy food, water, fuel or any other necessities. Starving, desperate people will huddle around and say, “Remember when we had cash and we could still buy stuff when the power failed?” All so technology-bedazzled bank executives can shift their banking business model to 100 per cent digital, enabling the banks to extract more profits from their customers by trapping them inside the bank, tracking and tracing every transaction and monetising the data, and taking a cut of every single transaction. To achieve their digital dystopia, the banks and the Australian Banking Association (ABA) are using dodgy claims and data to paint a false picture of Australian commerce. For example, they claim cheque use has plummeted, but that’s only as a percentage—the absolute number of cheques written per month has held steady at around 2 million for 15 years. Make a submission! All concerned Australians should send an email or write a physical letter to the consultation, calling for: • Protection of cash, including access and use; • Consideration of legislation to require businesses to accept cash payments; • No forced phase-out of cheques by 2030. To make a submission, click here for the Treasury consultation website with details of the legislation and how to submit: https://treasury.gov.au/consultations/c2023-452114 Alternatively, simply email the consultation at this address: paymentsconsultation@treasury.gov.au or, Write a physical letter to this address: Sally Etherington Director Payments Strategy and Policy Unit Financial System Division Treasury Langton Cres Parkes ACT 2600

- Innovative New Approach to the Housing Crisis - one room at a time
Partner Article In a world where affordable housing remains a pressing issue, a visionary new perspective on homes is poised to change the game. An innovator passionate about lean production systems is proud to announce this ground-breaking approach to tackling the affordable housing crisis. Introducing the Future of Affordable Housing The housing crisis is a global challenge, and providing a solution that combines innovation, affordability, and high-volume production capabilities due to low numbers of production parts is paramount. This revolutionary housing system is designed to transform the way we think about and approach housing. Buying a home currently involves purchasing an entire house. However, the concept of buying a home with a staged build is not new, but purchasing one room at a time is. Essentially, this will allow people to aim for a standard 4-bedroom, 2-bathroom house and plan for it through local council. Then, customers purchase rooms as they can afford to add more. To maintain streetscapes, the front rooms of the property can be placed first, with the rear added later. This will reduce the initial repayments, enabling today’s less affluent individuals to have an equal opportunity to buy and cherish having their own home, with the potential for future growth. Housing System Features: Customization: Flexibility is at the core of this system. Whether it\'s a single-family home, a multi-unit housing complex, or a disaster relief shelter, the modules can be customized to meet diverse housing needs. - Among The Trees is Rethinking Rubbish with the Offcut Woodworking Challenge - art & more
Woodworkers of all scales are constantly creating a stream of waste products in the form of wood offcuts. Often these offcuts are of a considerable size and quality, but the process of creating new uses for them is not an economical process. At Among The Trees, in addition to our reclaimed timber store and manufacturing services, we want to not only draw attention to this stream of waste products, but also their many uses and possibilities. In 2022, Among The Trees launched the first Offcut Challenge, to huge success and local involvement. A year later, and submissions are about to close for the 3rd edition of this competition. To enter, community members of all ages and skill levels from around NSW are able to visit the store and collect a free crate of timber offcuts for their project, and then have several months to work on a project before submitting it for display in a month long exhibition and the potential to take home first prize in one of several judging categories: Creativity, Function, and a Junior Woodworker prize for entrants under-18s. There is also a People’s Choice category for which the public can vote on their favourite work. In 2022 the competition saw over 40 submissions, including a range of entries from local high school woodworking classes as well as local beginner and experienced woodworkers. Among The Trees Manager and co-founder Sara Buchner said “it’s amazing to see what people come up with when given the limitation of working with timber offcuts, you wouldn’t believe that some of the finished projects started with things that would have gone in the bin. It goes to show that what is considered waste has so many more uses and potential”. The exhibition for the 2023 Offcut Challenge is open to the public all through Sydney Craft Week, October 6th-15th. This Offcut Challenge is the latest in a large program of events, markets, and community building programs hosted by Among The Trees
- Buying your dream home - make sure you check before you pay
We all know that finding your dream home can take many gruelling months scouring through adds, open homes, bidding at auctions, chatting to agents & heart break when you miss out. So essentially a lot work, effort & money but when you find what you love & can afford, its full steam ahead. You contact your bank, get the in-laws to check it out, do your pest inspection, building inspection, advise your conveyancer / lawyer, do a strata search on the records and so it goes but have you thought of checking the local council records & more. Maybe there is a park near by that is ideal for the kids, a sports ground to train at every morning, beautiful nature views or a stunning beach to stroll on & you will surely be able to use if for a long time to come - as it's public land. Or is there ? Well yes & maybe no. Locals were stunned when they heard about the claim on an supposedly unused reserve, near Balmoral beach. The claim was made under the Aboriginal Land Rights Act of 1983, which allows Land Councils to claim 'unused Crown land'. The land claim near Balmoral Beach was lodged in 2009 and covers approx 2700sq m of Lawry Plunkett Reserve opposite The Esplanade. The land is tended by bush care volunteers and used by families for picnics and recreation & has been for many years. Many locals were not even aware of the claim & developing the site is not out of the question, should the claim be successful. Head of the Metropolitan Local Aboriginal Land Council Nathan Moran has been quoted he was " trying to claim as much land as we can " to " re-compensate for loss". It has been said that there are more than 40,000 outstanding land claims waiting to be determined in NSW. Mr Moran said " Aboriginal land claims are not about cultural significance, ... about whether they are able to be claimed " Mr Moran also said they are not looking to kick people off the land they claim, they offer licences for continued usage & continued relationships. The below is an extract from the NSW Aboriginal Affairs NSW website on Land Claims: Land Claims Aboriginal communities in NSW can claim land to compensate them for historic dispossession of land and to support their social and economic development. The Aboriginal Land Rights Act 1983 (ALRA) was introduced to compensate Aboriginal people in NSW for dispossession of their land. The ALRA enables Local Aboriginal Land Councils (LALCs) to claim Crown Land, that is, land in NSW that is owned and managed by the State Government. LALCs can have land transferred to them in freehold title if at the time of the claim the land is, among other requirements: Able to be lawfully sold or leased Not lawfully used or occupied Not needed nor likely to be needed as residential lands Not needed nor likely to be needed for an essential public purpose including nature conservation Not impacted by Native Title (registration application or determination). The Minister for Aboriginal Affairs has no role or power to determine Aboriginal Land claims in NSW. The role of determining land claims resides with the Minister administering the Crown Lands Management Act 2016, currently the Minister for Water, Property and Housing, and for claims made in the Greater Sydney region the Minister for Planning and Public Spaces. Successful claims result in the transfer of land in freehold title to the claimant LALC. LALCs can develop and/or sell land based on the decision of their members and with the approval of NSWALC. However, land acquired under the NSW land claims process after 1994 is subject to Native Title and the Commonwealth Native Title Act 1993. LALC land acquired under the land claims process is held in freehold title and is subject to all prevailing planning, environmental management, and cultural heritage legislation. The land claim process in NSW is summarised below: A LALC or NSWALC on behalf of a LALC, may make claims over Crown Land not needed for an essential public purpose or legally used and/or occupied. Land claims are lodged with the Registrar of the Aboriginal Land Rights Act 1983 (ALRA) and referred to the Minister administering the Crown Lands Management Act 2016 for investigation and determination. Once the Minister administering the Crown Lands Management Act 2016 is satisfied that either whole or part of the land is claimable or not, the land claim is either granted or refused, wholly or partly. Granted land is then transferred to the relevant LALC as freehold title. LALCs in NSW are not required to establish cultural association with land when making a land claim. - Lendlease industrial fund grows portfolio with Smithfield acquisition
Lendlease’s Australian Prime Property Fund Industrial (APPF Industrial) has continued to grow its portfolio with contracts exchanged on the purchase of 15 Britton Street, Smithfield, NSW for approx. $47.05 million. 15 Britton Street is a strategically positioned asset located within a core logistics area in Sydney’s Central West. The property has a site area of 3.2 hectares and currently comprises a 12,979 square metre warehouse and office secured by a short-term lease to a prominent snack food manufacturer. The asset is part of the fund’s strategy to provide well located warehousing and logistics solutions to satisfy the growing demand for improved fulfilment and last mile distribution facilities. The fund plans to unlock further value as the site sits adjacent to its existing holding at 28-54 Percival Road by redeveloping both sites into a best-in-class multi-level logistics facility using Lendlease’s development expertise. The proposed development’s design draws on Lendlease’s understanding of industrial warehousing requirements gained through active customer engagement. The development plans include multiple access ramps, high clearance warehousing, on-grade and recessed docks for all levels and B-Double approved access and manoeuvrability. It will also incorporate technology to advance smart buildings for the industrial sector, target sustainability outcomes with solar, energy and water efficient equipment and support employee health and wellbeing with respite areas and amenity including on-site retail, fitness and childcare. The acquisition brings APPF Industrial’s portfolio of assets to 45. Gavin Bishop and Sean Thomson from Colliers and Chris O’Brien and Jason Edge from CBRE managed the sale process. Tim Simpson, Fund Manager, APPF Industrial said: “Smithfield is a highly desirable location in Sydney and when complete this development will improve warehousing solutions for our customers, helping them to manage their supply chain expenses and business expansion needs in a land constrained market.” “On a global scale, Australia is under catering for high quality and thoughtfully designed infill logistics properties to meet the accelerating shifts in consumer habits where tenants require fast and efficient supply chains. We’re driving our platform strategy to become a dominant developer and manager of infill and urban logistics.” Partner article
- New $1.7 million funding announced for Australia-first program offering GreenCare respite
Funding of $1.7m from the Australian Government has been received for an Australia-first program in the Loddon-Mallee region to use escapes in nature to improve the quality of life for people living with early-stage dementia (PLWD) and their carers. The innovative three-year GreenCare Respite project aims to boost relief and wellbeing for people living with early stage dementia (PLWD) and their carers residing in the Loddon-Mallee region of Victoria. A consortium of like-minded organisations comprising Heathcote Health, Heathcote Dementia Alliance, John Richards Centre for Rural Ageing Research, La Trobe University; Princes Court Aged Care in Mildura and Rural Care Australia will deliver the innovative, new GreenCare Respite project aimed at enhancing the delivery of respite for PLWD and their carers via an immersion in a variety of natural environments and green spaces. The consortium will roll the project out across the Loddon Mallee Region from Bendigo and Heathcote to Mildura and Merbein. The GreenCare Respite initiative will coordinate therapeutic, dementia-inclusive activities, day programs and overnight eco stays to assist in improving the quality of life of PLWD, while reducing care burden and improving carer wellbeing through ‘time off’. The project will also seek to educate and train business operators, community organisations, accommodation providers and participating respite providers, leading to accreditation and certification as dementia-inclusive operators. Acting Chief Executive Officer of Princes Court Aged Care in Mildura, Carrie Chappell, said: “Under the GreenCare Respite project, people with dementia could undertake a range of activities including walks in parks, or the bush, do hands-on work in gardens, wineries or orchards. There will be opportunities to stay overnight in nature-based accommodation, while their carers would also enjoy time away to switch off and recharge.” According to Dan Douglass, CEO of Heathcote Health, “There is evidence that for a person diagnosed with dementia, spending time in nature increases self-worth and autonomy which are often lost following a dementia diagnosis. “Green care activities such as sensory gardens and horticultural activities can improve wellbeing, mood, and sleep as well as reduce disruptive behaviour and the use of psychotropic drugs. For the caregiver, the GreenCare Respite Project offers time away to rest and maintain social connections and work, as well as the reassurance that the person they care for is also enjoying their time away and being looked after by a trained PLWD care provider, alleviating the guilt of handing the responsibility of caring for their loved one to someone else. But the project also enables people with dementia and their carers to share engaging experiences in nature together which can freshen and enrich the bond between them,” he said. “GreenCare Respite could also help delay a decision to place a person living with dementia into a fulltime care facility, enabling them to be cared for in their home and community for longer,” Darren Midgley, CEO, Rural Care Australia said. “It’s all about making the lives of people with dementia and their carers more enriched and meaningful.” Heathcote Dementia Alliance (HDA), a community volunteer organisation, is the project manager for the GreenCare Respite project. HDA President, Sandra Slatter, said: “This exciting and promising new project reaffirms the consortium’s commitment and leadership in providing quality of life which underpins our belief that all aged people, no matter what their circumstances, deserve to feel happy, safe, valued and respected.” Tshepo Rasekaba from the John Richards Centre for Rural Ageing Research at La Trobe University will lead the co-design and the project’s evaluation. “It is extremely important we listen to and are informed by people with dementia and their carers,” Mr Rasekaba said. “We will be informed by and work with the project steering group and the members of the carer groups and those they care for to design and implement a tailored GreenCare Respite project to suit the individual’s needs and abilities.” The project will run until June 2026. - World First No Interest and No Repayment Property Finance
By MyBrix - Partner Article MyBrix, a Sydney based Fintech start-up has announced that after over two years of development, that they will commence taking applications for their World First No Interest and No Repayment Property Finance in September 2023, and that initial registrations now open. The bold innovation that MyBrix brings is expected to be as disruptive to property finance and investment as Uber, Airbnb and Afterpay were to their respective markets. By embracing MyBrix, individuals can regain control of their financial situation and invest for a brighter future, without feeling confined by the limitations of traditional interest-based mortgages. “Whilst charging Interest on funding has a long history and its creation can be traced back to ancient civilizations, it is increasingly out of step with how people want to interact with finance and is not how high-cost assets, such as property, will be funded moving forward,” MyBrix Founder and CEO Brian Stevens said. No Interest and No Repayment finance means: • Mortgage Stress will become a thing of the past. Property Owners will be able to choose how they spend their household income without the burden of increasing monthly bank loan repayments. • Mortgage Cliffs will no longer hold fear for Property Owners, and they won’t be forced to sell their property due to huge jumps in monthly bank loan payments. • Mortgage Prison will not exist, as credit assessment and serviceability no longer apply. The quality of the property and its growth potential now become the determining factors to access to funding. • The owners of rental properties will be able to retain their assets and keep their properties within the rental pool, rather than being forced to sell and reduce the overall rental pool which inevitably forces rents to increase to unsustainable levels. • There will be less pressure on rental rates as Landlords won’t have ever increasing mortgage repayments driven by higher interest rates. “We are now seeing the effects of the recent aggressive interest rate hikes on families across Australia as well as the economy in general. Using Interest rates to regulate economic activity does not consider the people who bear the significant increases in the cost of life’s necessities such as food, power, mortgage payments and rent,” Stevens said. MyBrix is a peer-to-peer funding platform that allows Property Owners to sell their mortgage debt to Investors who buy fractional interests in that property. The Property Owner gets to pay out their bank loan and both the owner and the investor share in the capital growth of the property. Unlike previous attempts to provide the benefits of Real Estate fractionalisation, MyBrix empowers homeowners to retain ownership while accessing funds for their financial needs and is available for any residential property in Australia, not just a curated subset. MyBrix significantly reduces the costs to all parties and increases the availability of funding. MyBrix is the new way to fund or invest in real estate in Australia, providing a transparent, innovative, and empowering way to own and invest in property. The MyBrix platform is secure, scalable and ready to disrupt the traditional Australian property funding and investment markets. Registrations for both Property Owners and Investors to be part of this ground-breaking innovation are now open at www.mybrix.com.au. Disclaimer: The above is a Partner article - submitted by MYBRIX.
